19th century Provencal farmhouse, quiet, not overlooked, with a large swimming pool

Our house is located in the town of Caderousse, close to the greatest tourist sites in Provence:<br>- Orange, its ancient theatre and its Chorégies (10 min),<br>- The most famous vineyards of the southern Rhône Valley (Châteauneuf-du-Pape - 10 min, Gigondas and Vacqueyras - 30 min),<br>- Avignon, its episcopal city and its festival (30 min), <br>- The Pont du Gard (30 min),<br>- The "Wave Island" Water Park (30 min) and the "Wam Park" water sports centre (15 min), <br>- The Gorges de l'Ardèche (35 min),<br>- Mont Ventoux which can be seen from the garden (45 min),<br>- The Mediterranean (1 hour)...<br>- But also Nîmes, the Camargue, the Luberon, the Alpilles, Les Baux de Provence...<br><br>The farmhouse is set on a very large plot of 5000 m2, perfectly maintained (automatic watering in summer). You will find more than 100 plants of roses, olive trees, about fifty fruit trees including fig trees, cherry trees, apricot trees, plum trees.... The large swimming pool (10*5) benefits from complete recent equipment (electric shutter, stone pool tower, outdoor shower, autonomous robot, inflatable games, deckchairs, swing...).<br>To entertain or relax, you will also find in the garden a tree house, hammocks, a ping-pong table, a trampoline, a basketball hoop, a swing set, and various outdoor games (Mölkky, petanque balls, racket games...).<br>For your outdoor meals, you can have a gas barbecue and a complete garden furniture (2 large tables of 10-12 seats + a lounge for the aperitif). The house being south-facing, depending on the outside temperature, you can choose to have your meals on the large terrace in the shade of an arbour or under the fig trees... <br>Inside, the air-conditioned house, with a surface area of 175 m2, has been completely renovated and its equipment is equivalent to that of a main residence. In the laundry room, you can access a washing machine/dryer and a wine cellar. The kitchen, open to the dining room, is bright and perfectly equipped (induction hob, dishwasher, refrigerator, large quantities of crockery...). <br>The large, bright living room, with exposed beams, opens onto the garden. It has a large fireplace and leads to a first large bedroom (double bed 160cm) recently renovated. In the living room, you will find the following equipment: wi-fi (high-speed fibre), sofas and armchairs for 8 people, coffee table, TV, DVD player, board games... The ground floor also consists of a bathroom (walk-in shower, toilet and sink) facing north with a small window overlooking the fields.<br><br>A beautiful Japanese staircase leads to the ground floor, where there are 3 large bedrooms, completely renovated in a different style; they benefit from new bedding and all overlook the garden. Separate toilets and plenty of storage space are available and intended for your sole use. One of the 3 bedrooms has a water point which is added to the bathroom, bright and open (shower and double sink). All the windows of the rooms are equipped with mosquito nets.<br>Bed layout on the floor: 1 bedroom with a 160 cm double bed, a bedroom with two 90 cm beds (can be joined), a bedroom with a bunk bed (200 * 90 cm).<br>The rental comes with the following services: bed linen and towels provided, cleaning included, preparation of your stay in advance, welcome basket...<br><br>Important information:<br>- It is a family home intended for travellers wishing to benefit from calm, as such, parties are prohibited and it is essential to respect the tranquility of the place,<br>- The staircase leading to the ground floor is a Japanese staircase, so great caution will be necessary for families with young children,<br>- The house is air-conditioned and each room has a fan, <br>- All windows are equipped with mosquito nets,<br>- The swimming pool is perfectly secure (electric roller shutter that can support a weight of 50 kgs) but its use remains under the responsibility of adults in the presence of young children.<br>- A deposit of 1000 euros in cash or French cheque will be requested on arrival and will be returned if no damage is noted
