Linda and Jean-François welcome you to a charming, authentic 18th-century manor house, steeped in history and meticulously restored according to traditional methods. Nestled near vineyards and a small, fish-filled river, it is also close to two vast national forests and the renowned Château de Germolles, the best-preserved Renaissance-style palatial residence of the Dukes of Burgundy (historically home to Philip the Bold and Charles the Bold). The property lies on the edge of a picturesque, perfectly preserved wine-growing village (with its listed 11th-century Romanesque church, traditional Burgundian houses, 15th-century chapel, and prehistoric cave). Located in the heart of the rolling, gentle Chalonnaise wine countryside (a protected ZNIEFF area for its rich flora and fauna), this splendid, unspoiled setting combines viticulture, agriculture, and the great outdoors, nestled between vineyard slopes, wooded hills, fields, and meadows. The spacious gîte offers excellent comfort. A warm, "country chic" feel with contemporary touches, enhanced by meticulous heritage restoration (stone walls and lintels, terracotta tiles, period beams and framework). Full of charm and character. Cozy and inviting. A terrace facing the rising sun, nestled in the shade of a lilac tree, opens onto a pleasant small garden adjoining a pétanque court, on a property converted into a "micro-farm" with a large pasture sheltering peaceful Cameroon sheep. Composition: Detached house adjoining the owners' house (complete independence). Wi-Fi (fiber optic). Electric heating + wood-burning stove. Air conditioning in bedrooms. Ground floor: Living room/kitchen/lounge, bathroom (shower + corner bathtub), separate WC. First floor: 2 bedrooms (one with a 160x200cm double bed and the other with two 90x200cm single beds that can be joined to make a 180x190cm double bed), separate WC. Terrace (gravel) + small garden + pétanque court + bicycle storage + private parking. Access to a 7-hectare property. Electric car charging station. Shops and supermarket 3.5 km away. Nestled among the vineyards, just a stone's throw from the magnificent Château de Germolles, the illustrious palatial residence of the Dukes of Burgundy! A charming, authentic 18th-century character property, steeped in history and meticulously renovated into a comfortable holiday home - set on a vast 7-hectare estate converted into a "micro-farm" sheltering peaceful Cameroon sheep - nestled on the edge of a picturesque wine-growing village situated between the charming, typical market towns of Givry and Mercurey (numerous amenities on site including supermarkets), 10 km from Chalon-sur-Saône (designated a "City of Art and History"). In the heart of the gentle hilly wine country (protected as a ZNIEFF for its very rich ecosystems) combining vineyard slopes, wooded hills, fields & meadows, close to two vast state forests as well as several protected natural sites in Natura 2000 Zone, next to the famous "Val d'Or" & its renowned "Mercurey" (leader of the crus of the Côte Chalonnaise, one of the oldest AOCs in France) and the sublime Vaux valley ("the little Switzerland of Chalonnaise"). An exceptionally privileged location on the Romanesque Churches circuit and the "Route des Grands Vins" (which extends into the renowned "Route des Grands Crus" through the legendary wine villages of Puligny-Montrachet, Pommard, Meursault, etc.), several hiking trails (connected to a vast network of marked "greenways" crisscrossing the region, for hiking or mountain biking), 1 km from the GR76 alongside the GR7 (linked to the superb GRPs "Au fil des Vignes et Vallées" & "des Grands Crus"), 6 km from the "Grande Boucle de Bourgogne du Sud" Green Way, 9 km from the EuroVelo 6 cycle route alongside the "Cycloroute 71" (Tour de Saône-et-Loire by bike), 13 km from the Canal du Centre Green Way (alongside the "Tour de Bourgogne à vélo"), 13 km from the "Voie des Ponds", 17 km of the "Morvan to Vineyards" Green Way, 17 km of the "Vineyards Route" Green Way (a 36 km route through the vineyards of Burgundy's Grand Cru wines, the most prestigious in the world) & 19 km of the Blue Way (along the Saône River) connected to the Bresse Green Way. At the crossroads of the Couchois region and the world-renowned vineyards of the Côtes de Beaune & Hautes Côtes de Beaune, at the intersection of the Côte d'Or, the Beaune region, the Bresse Bourguignonne & the Autunois region. Ideally located for exploring the region: 6 km from the Val Dracy Clinic, 13 km from Chagny, renowned for its Sunday morning gourmet market (river marina on site), 17 km from the spa town of Santenay (casino on site), 26 km from the medieval town of Nolay, 29 km from Beaune, 29 km from Le Creusot (famous for its Combes amusement park / Le Creusot TGV train station 27 km away), 35 km from Tournus, 44 km from Autun (a designated "City of Art and History," boasting over 2,000 years of human presence), and 49 km from the illustrious abbey town of Cluny.
