Gorgeous Mountain Property--10 min. to downtown Boulder

If you love nature and appreciate a great view, you won't be disappointed. This 2 story house is located in lovely Sunshine Canyon Wildlife Sanctuary, 10 minutes from the edge of downtown Boulder and yet surrounded by nature, extremely private. Three decks and yard look out across mountain meadows and hills. Great views from all three bedrooms including the distant city lights from the picture window soaking in the tub or the private deck of a second story bedroom. Newly built in 2013 with a deep love of wood throughout. Pinewood covered walls adorn the living room with cathedral ceiling and bay window seating area, bar divides kitchen area. On the same floor is a powder room bath and the master bedroom with king bed and bath with soaking tub and walk-in shower.
Upstairs has two bedrooms, one with a private second story outside deck. Jack-n-Jill bath has stunning curved glass-block walk-in shower.

Full Kitchen has stainless steel appliances. Small dining area in the kitchen and seating for three at the bar or walk out the sliding glass door and dine on the flagstone patio with a 270 degree view. Enjoy the 320 days/year of Colorado sunshine. For cozy winter evenings make a fire in the glass faced soapstone wood stove (wood provided).

This is A NON SMOKING house with many outdoor patios. WIFI, Wall mounted Flat screen ROKU (inc. Netflix, Prime, Apple TV) AC unit in living room as well as a ceiling fan and tower fans in all the bedrooms. Temperatures in the mountains run cooler than town by average of ten degrees which makes for delightful sleeping in summer months.

THE OWNER, April Story has a separate two-story residence connected at one corner to the VRBO house. If you have any needs she is happy to help. Otherwise, you will only interface in the parking area.

Closest Ski Area is 24 miles away at Eldora Ski Area.
DIA (Denver Airport) is one hour away. Rocky Mountain National Park, Brainard Lake State Park and Indian Peaks (all have incredible hiking and wildlife including moose and elk) are within 45 min. to an hour .

BOULDER is a city of 100,000.
This property is approximately 10 minutes from the downtown area.

Outstanding view and amazing woodwork inside
The view was great, it overlooked Boulder and the city lights at night were awesome especially when the moon rise was right above the city. The inside was clean, the coffee there was high end and the woodwork in the house blew me away each day, so much detail and craftsmanship. The layout of the house was convenient, two bedrooms upstairs with jack n jill bath while the master was the bottom floor near the kitchen and living space. There was a wood stove which we used each night and loved so much, it was an enjoyable unexpected treat for our trip.

Beautiful, well acquainted home with lots of little touches aimed toward making you comfortable. The home fit our family of 5 adults easily, with open, large gathering space. The owner anticipated needs and was available if needed. Would stay again and highly recommend!

The perfect mountain retreat!
I spent 3 days at the cabin, and it was absolutely perfect. From the beautiful artwork on the walls to the wood-burning stove, it was pure magic. A herd of deer hung out on the property, adding to the vast mountain views. There was almost pure silence the entire time, and loved be surrounded by privacy. I highly recommend.

I found this heavenly 5 acre property in 1985 and have enjoyed every minute of working on the house and the land. While studying art for over a decade at CU, I paid my way with a wildflower business I created which also inspired me to build terraced gardens throughout this property. Currently I am using my Permaculture skills to build healthy soils to grab some C02 out of our heavens, put it back onto the earth & grow healthy plants/trees. A work in progress!!!
My two paint horses stay on the property in the summer months and contribute to my soil building passion.

Why they chose this property

This is an AMAZING piece of rocky mountain paradise. A testament to the magic of this particular site, is that in 2010 a wildfire burnt the house down. Because of my background in sustainable landscaping, I relished the opportunity to restore the land and rebuild the house. In the new house, I kept what was so perfect about the original but better built, energy efficient, non-toxic building elements. Everyone who has worked on the house is awestruck by the view and the rustic/artistic elements inside and out. I am thrilled to have this second chance at sharing what we have created.

What makes this property unique

There are many unique features to this property. The view, of course, strikes everyone first. It is a lovely balance of far-reaching and pastoral at the same time. People can not believe how private it is for being only 10 minutes to the edge of town. I am so proud of the materials we used in rebuilding the house, reclaiming burnt trees that we peeled and built wrap around decks with. The walls are covered with beautiful 'blue stained pine'. and a local lumber mill custom milled all the exterior window trim and deck rails in a 'rough sawn' western look.
