Guest Access:
Guests have access to the entire house and garages. The pool can be heated for $100 a day, please let us know in sufficient time prior to your arrival if you would like to elect for pool heating so we can have the pool warm for you when you check-in to the property.
The Neighborhood:
Located in the Hollywood Hills just east of Laurel Canyon Blvd Villa Gaia is the perfect gateway for any traveler looking for the Hollywood experience. Walking distance to the Famous Chateau Marmont Hotel, Infamous Comedy Store, Laugh Factory, and a short distance to Sunset Plaza shopping area and restaurant strip.
Getting Around:
As a guest of this villa, you’ll receive preferred rental rates through Drive Awhile. Enjoy seamless vehicle delivery directly to the property, concierge-arranged airport transfers, and access to a curated fleet including Cadillac Escalades, convertible Mercedes models, Rolls Royce Dawn, and Lamborghini Urus vehicles.
Other Things to Note:
Please send our team a message prior to booking this home. Please do not request a reservation without speaking with the Home Manager. Please note that you may be asked to sign supplemental terms prior to entry of the property depending on the booking platform you are booking on. Signing these terms is required before entry is given. Credit card processing fee may be required post-booking.
In an effort to keep our properties in good condition and to maintain a peaceful presence within the neighborhood, we have a few rules in place. It is important to understand these, so please be sure to read the descriptions of each rule as well.
1) No parties, visitors, or unapproved guests are permitted. All guest names must be submitted prior to booking, and government-issued photo ID may be required for all adult guests. Any person visiting the property must be approved in advance. Exceeding the approved occupancy may result in immediate termination of the stay to comply with local regulations and permit requirements.
2) No pets unless proof is provided that the pets are service pets. We, out of principle, do not allow any pets. However, due to the American Disabilities Act, we are required by law to accept service pets if a guest does in fact have a service pet.
3) No smoking, vaping, e-cigarettes, or similar products are allowed inside or outside the property due to the high brush fire zone. The home is equipped with hypersensitive smoke detectors that may automatically notify the fire department if triggered. Any false alarm caused by a violation of these rules will result in a $500 fee.
4) Do not send mail to property before or after your reservation dates.
If you need mail delivered before or after your stay, then we can help. You may send it to our office. Then we can take your mail to the property for you on the day of your arrival. Please note that we are not responsible for any lost or un-retrieved mail or packages.
6) Keep noise to a minimum between 10:00pm and 8:00am.
Once again, this is to help us maintain the peaceful atmosphere for all of the guests at the property and a peaceful presence within the neighborhood.
7) Pool: Children must never be left unattended near or in the pool. No lifeguard is on duty. Glassware is strictly prohibited in pool areas, and a $1,000 fee will apply if glass is found. Plasticware is provided for outdoor use and should be hand-washed and returned after use. Pool heating is available for $100 per day and must be added for the full duration of the reservation.
Pre-Stocking: Choose from our available pre-stocking options with at least one week's notice. A $95 service fee applies to all requests.
Day of Arrival: We offer both self-check-in and in-person check-in options. Please let us know your preference prior to arrival. For security purposes, only the guest who made the reservation may check in and will be required to present a physical government-issued ID upon arrival.
Check-In: We have a check-in window from 4:00pm to 6:00pm. Early check-in is based upon availability and will need to be approved by our team. Please keep this in mind as the day of your arrival approaches. If you are arriving later than 6pm, please reach out to our team for approval.
Check Out: 10:00am. Late checkout is based upon availability and needs to be approved in advance. Our late check-out fee is $100 for every hour after 10:00am. Additionally, if you want to check-out after 12:00 pm, then you will need to pay a fee equal to one full day. Please keep this in mind as the day of your departure approaches.
**All credit card payments are subject to a 3.55% processing fee, shown at checkout. A 3.55% processing fee also applies to any additional service charges, including pre-stocking, mid-stay cleaning, pool heating, and similar services. The guest name must match the name on the credit card. For international credit cards, an additional 1.5% may be charged after booking to account for exchange rate differences—bringing the total fee to approximately 4.7%. If you prefer not to incur this fee, payment by bank wire is available. Guests wishing to pay by bank wire must notify our team prior to booking so we can provide instructions and ensure the correct payment method is arranged.
To maintain the quality and condition of the home, guests are not permitted to move or rearrange any furniture without prior written approval. Moving furniture can cause damage to floors, walls, and the furnishings themselves.
Any unauthorized movement of furniture will result in an additional fee to cover inspection, repositioning, and any damages incurred.

Cleanliness: We take cleaning seriously, with every home thoroughly deep cleaned between stays. Guests can expect hotel-style linens, plush towels, toiletries, and well-stocked kitchens with high-end appliances. Our enhanced cleaning protocols include disinfecting high-touch surfaces, washing all linens after every stay, and detailed sanitation procedures that exceed CDC standards.
This property contains an exterior camera at the front door which is motion sensored and is active during guests stay.
When you are departing the property, please make sure that you do not leave anything behind. Our team is not responsible for Lost or Stolen Items. If our team finds a lost item, we will ship it back to the guest. The guest will be responsible for paying the shipping cost plus a $50 service fee.
