The Space:

Surf 312 is designed for those who appreciate fine living and natural beauty. Each bedroom is thoughtfully crafted for rest and relaxation, featuring en-suite bathrooms and stylish décor. The open-concept living and dining areas extend seamlessly to a private terrace, where the ocean breeze and stunning views set the perfect backdrop for your stay. Whether you're savoring a meal, reading a book, or simply soaking in the scenery, every moment in this home feels effortless and serene.



Bedroom Configuration:

Master Bedroom: One (1) King size bed, ensuite bathroom with shower, A/C.

Bedroom 2: Two (2) Queen size bed, ensuite bathroom with shower, A/C.

Bedroom 3: Two (2) Queen size bed, ensuite bathroom with shower, A/C.

Bedroom 4: Two (2) Queen size beds plus 1 bunk bed (two single beds) ensuite bathroom with shower, A/C.



The residence accommodates up to 14 guests (8 adults + children), ensuring a comfortable stay for families and groups.



Guest Access:

Guests at Surf 312 enjoy full access to the luxurious amenities of Surf Residences (a 6 seater golf cart included) and the broader Punta Mita community. Whether it’s unwinding at the beach clubs, catching waves at La Lancha, or taking a leisurely stroll through tropical surroundings, every experience is designed to enhance your stay in this stunning coastal retreat.



Punta Mita Beach Club Fee

Effective January 6, 2026

A one-time, per-person, per-stay access fee applies to all vacation rental guests and must be paid prior to arrival.

Adults & Teens (13+): USD $50 + 16% VAT + 15% service

Children (5–12): USD $30 + 16% VAT + 15% service

Under 5: No charge



This fee provides access (subject to availability) to Club Punta Mita beach clubs and amenities. Additional facilities such as golf, racquet sports, ocean activities, and the gym incur extra charges.

Located in the gated community of Punta Mita, Surf 312 is surrounded by pristine beaches and lush tropical landscapes. La Lancha Beach, one of the area's top surf spots, is just a short distance away, making this a prime location for surf lovers. Guests also have access to several exclusive beach clubs, each offering unique experiences, from tranquil beachfront relaxation to lively social atmospheres with pools, dining, and entertainment.



Getting Around:

Exploring Punta Mita is both easy and enjoyable, since we have a 6 seater golf cart included, and also the community features scenic biking and walking trails, immersing you in the area's natural beauty at every turn. A short drive connects you to the region’s best surf spots, beach clubs, and dining options, ensuring you make the most of your stay without hassle.

Suitable for infants (less than 2).

Enter and leave the property at the times marked for check-in and check-out.

Always treat service personnel with respect and dignity.

Immediately notify about any damage or incident to the property.

Smoking is allowed in outdoor areas.

After 10 pm, loud music is not allowed, and we ask that you maintain a moderate noise level.

Do not exceed the number of guests on the reservation.

Eating is not allowed in the pool.

Do not put food in the bedrooms.

No climbing on the couches with shoes on



No pets allowed.
