Set on a private waterfront estate overlooking Smith’s Bay, the bungalow occupies one of PEC’s most scenic and unhurried corners. This is not a swim-off-the-dock property—it’s a beautifully appointed retreat designed for those who come to unwind, explore the County, and genuinely enjoy where they’re staying.

A Space Built Around Experience

The open-concept living room is the centrepiece of the home. Large-format sailing photography wraps the walls, a vintage 40-inch stainless-steel sailboat helm wheel anchors the space, and a wood-burning cast-iron stove creates a warm atmosphere on cooler evenings. A telescope sits beside the bay-facing sliding doors for stargazing after dark, while the doors themselves invite in fresh bay breezes and the gentle sounds of nature. Should the sights and sounds of the bay draw you outdoors, the private lounge deck is just steps away—an inviting place to continue the experience, gather around the gas fire table, and reconnect with the rhythms of nature.

Back in the living room, the home theatre is designed for an immersive viewing and sound experience, featuring a 75-inch MiniLED display paired with Polk Audio RTi A9 floor-standing speakers and a premium Marantz surround receiver. Perfect for a rainy afternoon film or watching the America’s Cup in style.

In the dining room, a curated vintage hi-fi system invites you to slow down—featuring an Audio-Technica turntable, Denon stereo receiver, Marantz CD player, and Paradigm speakers, paired with a carefully selected vinyl and CD collection. Guests who prefer their own playlists can easily connect via Bluetooth.

This is the room for lingering over dinner, playing cards or board games, and enjoying great company with music that actually sounds like music. From here, step directly onto the outdoor lounge deck to tend to the BBQ or continue conversations around the gas fire table while overlooking Smith’s Bay.

Four bedrooms comfortably accommodate up to eight guests. Two queen bedrooms feature memory foam mattresses, while the lower-level king suite offers a Tempur-Pedic mattress. The bunk room includes a queen memory foam mattress below and a full XL single memory foam mattress above, offering flexible sleeping arrangements for families or groups of friends.

The fully renovated kitchen is equipped for serious cooking and opens directly to the dining area—keeping conversation flowing and food serving effortless. In-suite laundry, dedicated guest parking, and a private deck with outdoor seating and a gas fire table complete the experience.

Waupoos sits about 15 minutes from Picton, in the heart of Prince Edward County’s agricultural and wine country. The bungalow is fully self-contained, with its own entrance, private deck, and dedicated guest parking for up to four vehicles. It forms part of a waterfront estate where the owner may be present in the separate main residence; however, guest accommodations and living spaces are entirely independent. The deck is the designated outdoor space for guests; the surrounding grounds and waterfront area are private to the main residence.

Cyclists bringing valuable bikes needn’t worry—a dedicated bicycle stand and rolling security gate at the driveway entrance provide additional peace of mind on what is, in any case, a quiet dead-end lane where little happens after dark beyond the calls of the wild.
