Coverage Details:

Protected: Accidental damages to furniture, fixtures, and appliances.

Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000.

Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded.

Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility.

HVAC Details:

The main area of the home is equipped with a swamp cooler for cooling and central heat, with controls located in the hallway. All bedrooms, the study, and the game room each have their own individual mini-split units for both cooling and heating, with remote controls conveniently located on the wall.



The evaporative cooler is typically connected between mid-April and early May. And disconnected early to mid-October. Evaporative coolers are environmentally friendly air conditioners used in dry climates like New Mexico. Evaporative coolers can lower the temperature from 10° to 25°.

- Hot Tub heating fee: $100 per week.

- Ample parking onsite in the 2-car garage and in the driveway.

- Full-size laundry available for guests

- Security cameras to the north and south of the front of the property-2 and a ring doorbell



House Rules:

•No local guests allowed within 50 miles of property

• Must be 25 years of age to book

• Guest must complete Check In Form to agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.

• Quite hours 10 pm to 7 am

• Please keep pets off of furniture

• No smoking on property or consuming Illegal substances of any kind.

• No parties or events

• No moving furniture or appliances.

• Must obey house Occupancy Limits.

• Secure the home by locking all doors and windows anytime you leave the home

• Reservations over 30 days may require security deposit, background and credit check.

• For stays over 30 days, a monthly cleaning fee will be applied.

• Unreturned and/or lost house keys will result in a $100.00 fee to replace it.

• Guest agrees to report any issues at home to Host immediately.





Hot Tub Rules:

• Children MUST be accompanied by an adult AT ALL TIMES. Please be vigilant with the whereabouts of your children at all times.

• No alcohol, tobacco or drugs allowed.

• No Diving and all guest swim at their own risk. There is no lifeguard on duty.

• Guest must check Hot Tub water level to ensure water level is halfway up the Skimmer. If water is low Guest must call Host.

• No confetti of any type allowed in our home. This causes issues with the Hot Tub and could cause them to not work for your stay.

• No drinks in the hot tub. If drinks are spilt in the hot tub, it will cause the hot tub chemical levels to drop or rise to unsafe levels. An additional fee will be incurred if the water is to be changed for this issue.

• Gatherings are not allowed. PLEASE RESPECT OUR HOME AND NEIGHBORS. Any reports to the police will not be tolerated. If the Police are contacted, we too are contacted. This will result in your stay being terminated with no refund. We want you to enjoy your stay and have a wonderful time in our home but do not want to put our home or neighbors at risk.

• No fireworks

• No children under 14 without adult supervision, there is no lifeguard on duty and guest and visitors assume all responsibility of injury.

• No diving

• No glass

• No animals

• No silly string or bubbles



ADDITIONAL HOT TUB SAFETY RULES

*Shower with soap and water before you come in.

*Enter and exit the Hot Tub slowly.

*Please no jumping or diving.

*Do not bring glass in or near Hot Tub.

*Do not use alcohol, narcotics, or medications. 

*Elderly persons must consult doctor before use.

*Pregnant women should consult doctor before use.

*Children must be supervised by an adult.

*Do not enter if temperature is over 104° Fahrenheit. 

*Limit your soak to 15 minutes, and cool off before re-entry. 

*Anyone with heart disease, diabetes, high or low blood pressure or any serious illness should consult with doctor before entering the Hot Tub. 

*Please replace Spa cover after each use.

*Please do not sit or lie down on the cover. 

*Please turn off high jets after use.

*Please do not use soaps or oils in Spa.





• NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home.



Covid and other Communicable Diseases Restrictions

• Please visit the NM Department of Health website to view any restrictions or travel advisories

• Guests acknowledge there is risk of Covid transmission and other communicable diseases with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus or other contagious disease including known exposure to persons with the virus, fever, shortness of breath, coughing, or other covid-19 symptoms.

• Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.



Mail Delivery: USPS does not regularly deliver mail to the home. Guests are encouraged to obtain a PO box from the post office or use FedEx or UPS for urgent deliveries. We are not responsible for package delivery or any issues with late packages arriving after your departure.
