1. Reservation & Minimum Stay
A minimum stay of 5 nights is required for all reservations.
Security Deposit upon check-in: USD 500–1,000, together with a passport photo for registration. Any deductions for utilities used during the stay, damages, or rule violations will be clearly communicated after check-out.

2. Maximum Occupancy
The villa accommodates a maximum of 6-8 person registered guests. No unregistered guests are allowed to stay overnight.

3. Check-in & Check-out
Check-in: From 2:00 PM-6PM Check-out: By 12:00 PM - 2PM
Early check-in or late check-out is subject to availability and prior approval.

4. Security & Access
The Apartment is accessed via a secure ystem. The estate is equipped with 24-hour security guards and CCTV, ensuring privacy and safety throughout your stay.

10. Quiet Hours & Noise Policy
To respect neighbors and maintain a peaceful environment, quiet hours are observed from 10:00 PM to 8:00 AM. Parties, loud music, or events are not permitted.

11. Smoking Policy
A penalty of 2,000 THB will be charged for deep cleaning if there is any smell of smoke inside the apartment.

12. Pet Policy
Pets are strictly not allowed on the property.

13. Apartment's Rules & Guest Responsibilities
13.1 All illegal activities are strictly prohibited.
13.2 Guests must not exceed the maximum occupancy.
13.3 Any violation of the guest limit will result in a penalty of twice the nightly rate.
13.4 Please do not dispose of toilet paper or any waste in the toilet. Penalty charge 4,000 THB/bathroom.
13.5 Guests must treat the villa and its furnishings with care.
13.6 Any damage, loss, or breakage caused during the stay will be charged according to actual repair or replacement costs.

14. Security Deposit Upon Check-In: 500-1000 USD.
A security deposit may be required. Any deductions for damages or violations will be communicated transparently after check-out.

15. Cancellation Policy:
The cancellation policy follows the terms stated on the Airbnb booking platform.

2. Amenities (free): Guests can use the project's amenities free of charge, including: Western-style kitchen, 2 living room areas, large swimming pool , BBQ grill, outdoor table and chairs, poolside sofa, on-site parking. 3. Utility costs (not included in the rate): Guests are responsible for water and electricity charges based on actual usage during their stay. Water : 35 THB/unit. Electricity: 5-6 THB/unit (based on electricity authority rates). 4. Internet (included in the rate): High-speed internet is available free of charge throughout the stay. 5. Cleaning service. Cleaning service is provided once every 7 days of stay. Please notify us 2-3 days in advance. For stays less than 7 days, a cleaning fee of 1,500-2,000 THB per cleaning will be charged (excluding laundry and linen changes). Important Prohibitions and Conditions: Illegal activities are strictly prohibited . Exceeding the specified number of guests will result in a fine equal to twice the room rate. Pets are strictly prohibited. Events or loud noises are prohibited between 10:00 PM and 8:00 AM. Flushing toilet paper or other trash in the toilet is strictly prohibited and will result in a fine of 2,000 THB per violation.

7. Construction has begun in the vicinity of the accommodation, generating noise from 9:00 AM to 5:00 PM (upon inspection, the noise level was not excessively disruptive).
