There is plenty of seating outside with a large gas grill, so that those summer days can be spent lounging and relaxing with friends and family. Don't worry parents, the pool is secured by gates, so that the little ones can't get in. The yard is also fenced. Enjoy relaxing and roasting marshmallows around the fire pit. Also included are all the modern amenities including WIFI AND CABLE. Bedroom #1 located on the upper level has a queen, bedroom #2 located on the upper level has two twins, bedroom #3 located on the upper level has a king. Bedroom #4 located in the lower level has a bunk bed with a twin on top and a queen on bottom as well as an additional twin bed, bedroom #5 located in the lower level features two queen beds.
There is a gorgeous fireplace in the inside for those cold fall and winter nights where you want to snuggle up and there is an extra living space downstairs with entertainment for the whole family. The home is located in a nice neighborhood that is walking distance to many of the activities in town.
New Buffalo is the kind of town that lets you get away from the hustle and bustle of the big city without being a million miles away. It is only an hour out of Chicago and 3 hrs from Detroit. You are in a harbor town where the seagulls and the nightly sunsets are the best show in town. Pool was glorious. Super clean and the perfect temperature. Short walk to a small private beach so no hassle dealing with the public beach. Easy parking and dog friendly. A little further from town but still walkable. We stayed mainly on the upper floor but the lower level would be perfect if you have teens in your group.
My Family had a great stay. We had an issue with this house being double booked but Carie offered the house next door for the same price and it work very well for us. We also had a problem with the air conditioner, again Carie took care of it immediately. Carie definitely went over and beyond to make it a great trip for all of us!
Our stay was fabulous. Everything was clean and tidy, the pool was a game changer with the kids, there was an abundance of towels, and the private beach was such a perk. We had 6 adults and 6 kids ranging from 3 to 8, and we would absolutely stay again.
We had such an amazing time staying in New Buffalo! This house had everything we needed and was in a great location. If you're looking for a place that has something for everyone this is it.

The inside of the house was clean and nicely decorated. The yard had trash around the pool and the lanscaping needs help. You can bearly see the lake from the deck. The private beach was so little. People with mobility issues had no way to take advantage of the beach. Looking for a different place for next time we go to Lake Michigan.
This house was very well located close to downtown New Buffalo. Pool and hot tub were great. Too bad our weekends weather wasn’t that great, but we had fun. Plenty of room for our group of ten adults.
We stayed here for a family vacation and it worked out perfectly. There were enough bedrooms with bed configurations that worked. The pool was the biggest hit. You are close to town and so many more adventures.
House was exactly as described in the listing. The hot tub was not working for our stay do to a backordered part but we were informed ahead of time. The heated pool was by far the best part of the property for us. We had 4 kids and 10 adults and we used the pool everyday. The private beach you have access to is ok and very rock heavy but it is private to the neighborhood. New Buffalo beach was awesome and worth the money spent for parking and only 5 minutes away by car. We thoroughly enjoyed our stay here and definitely would book again. Carie was very prompt with any questions that we had.

Not worth the price tag
This was our third time staying in New Buffalo (an area we love) and our first time at this property. The positives were there is a small neighborhood beach very close by that was nice to walk to and have a look at the water. It's small and rocky but still a nice thing to have. If you want, you can also walk to the main street of shops and restaurants from this house. We enjoyed the large above ground pool, the Pacman game was fun, and the house was big enough for the 9 of us. The cons were that there are many things that need fixed and cleaned up at this property. It seems overall neglected. It was also not very clean. We found moldy old coffee in the coffee pot, the fridge was very gross, there were smears of something sticky on the glass table, and we had several rusty bolts on the deck that we almost stepped on. Some chairs on the deck were almost completely worn through. The king size bed is so high it's hard to get up on and none of the beds were comfortable. The rails for the upper bunk bed were held on with zip ties. Plugs wouldn't stay in most of the outlets because they need replaced. This rental was about 3-4 times as expensive as where we have stayed before, maybe they can charge that because of inflation and demand, but we won't choose this property again.

Management Company ruined our experience
The house was decent the mattresses on the beds could definitely be updated. But the house had some nice features close to beach, nice pool and hot tub. However our main problem was with the management company Lake Effect Vacation Rentals. We were shocked when we were home about a week and got a letter stating $200 of our security deposit was being kept. The reasons stated in the letter were ridiculous, furniture moved, towels left in the outside pool box and blankets used that we're in plastic bags. None of these things were true all the towels were washes, furniture was not moved and there was plenty of blankets in all the bedroom closet so why would we have opened any other blankets. the gas grill also did not work it would lite but it wouldn't stay lit. During our stay a lady from the rental office came out and she could not ge it going either. We voiced our complaints to the rental manage and her responses were ridiculous. I kept all the mails. She then sent us photo copies of pictures that she believed proved her allegations you could not even tell what the pictures were of. She also sent letters from a cleaning service and a maintenance man that were not on any letterhead we could not find record of the cleaning service. We had to buy charcoal and lighte fluid so at least we could cook on the charcoal grill. If I was the owne of this home I would check ou my management company, they have complaints on yelp, Better business bureau and through new buffalo chamber of commerce. We have stayed at numerous houses during the last ten years and have neve had a problem. It was a shame our experience had to be clouded by your management company.

As you can see these people loved the home. There problem is with the management company. We do not charge a cleaning fee, so we ask renters to get all towels done before departure. When the cleaners could not find all the beach towels they went outside and these people had shoved all the wet towels in the toy box for the pool, they also moved everything in the home. As to the grill it works and has never been fixed and was bought about three weeks before these people checked in. What they are not telling you is that the grill is both gas and charcoal. There was also charcoal at the home. When we recieved a phone call gas grill needed propane I sent Darla over. She hooked up the gas and it worked fine. I never heard from the renters again until they were charged for taking all the beds in a bag that were sealed in airtight bags used them all. They even had people sleeping in the laundry room. The cleaners did not expect this and had to go to laundry matt. They did not have enough time to get the home back in shape before the next renters. We do our best to make everyone happy, being in this business for 15 years (nobody has ever done anything wrong). As to the cleaning service and handy mans they are people that work on their own and for us. They bill us the way they want too. I sent pictures and documentation. I tested the grill still working fine and so on. So all allegations are false. Great pool, beach, hot tub and to this day nobody has ever said needed new beds. I have let my own family stay in this home, they loved it. Great location to all the amenities New Buffalo has to offer. These clients are requesting $500 for gas grill not working. My problem with that is that Darla went over and said everything working fine. If these clients still had a problem they should have called. Instead when they get charged for the extra cleaning they want to ask for the $200 plus and additional $500. I love this home and have repeat clients that come back year to year.
Overall, very pleased with our experience staying here. Communication prior to arriving was challenging at times but once we arrived it was easy to get a hold of the host when needed. Unfortunately the hot tub was out of service during our stay (the host had let me know) but the pool was heated and absolutely perfect. The house was clean, comfortable and waking distance from town. Would highly recommend and stay here again if we make another trip to New Buffalo. Thanks!
Lovely property, close to everything you want or need!
We loved our stay. The home is deceptively large, from the outside you would not believe it has five bedrooms and two living rooms. Seating was plentiful and we loved the heated pool. Definitely would stay here again.
This house is absolutely stunning. The host was very responsive and the property had everything that is needed for a getaway. We enjoyed the pool, fire pit, patio and hot tub and the neighborhood was beautiful. I walked over to the private beach and the area is so tranquil. The short ride to the sandy beach was quick and very relaxing. I will be returning in the near future and we thank the host for allowing us to utilize her beautiful home.
