*DISCLOSURES
With all due respect, if you are looking for something cheap or are expecting hotel type accommodations, please look elsewhere. This is is not a vacation rental, it's my 2nd home and offered for you to rent when I am not there. It is geared for mature adults, and is not geared for young adults, children or teenagers. There are no child safety features at this home. The condo is on the 3rd floor with NO ELEVATOR. There are NO pets allowed in this unit. The HOA does not allow guests to bring animals. Service Dogs must be registered at the office. Emotional support dogs ARE NOT considered Service animals and DO NOT qualify. Guest registration is REQUIRED at the office with a $35 + Tax parking fee paid to HOA separate from your fees on here. ^^There are 2 security cameras at the condo, 1 inside and 1 on the balcony that are NOT ON, but NONE in the bedroom, bathroom or kitchen.
***From time to time we may need to schedule maintenance on items. During High Season May15th - Oct. 1, if something breaks during your stay or the stay before, we may ned to arrange with you a time for the repair company to come make the repair. (example Refrigerator compressor goes out two days before you arrive, we would obviously notify you ahead of your arrival, but the repair company ordered the part and may not be able to get there until your 2nd.
NOW, WHAT WE THINK IS PRETTY AMAZING:
A condo has furniture and decorations that combine a modern clean look with a beach atmosphere. The condo is located in a perfect location in a tropical setting, with a view of the beach and the pool area. There are 2 pools and fitness center in a tropical setting with over 80 palm tress onsite. One of the 2 pools is heated during the winter months, to take the chill out of the water. (Must have visitor wristbands given to you at the REQUIRED office registration in order to to use the pools & fitness center) There is property management onsite 7 days a week. There is nothing between the complex and Babes beach except for Seawall BLVD and with just steps you can be walking on the beach, which I do daily when I am there. You can walk to Walmart in about 3-4 minutes, shops and couple of restaurants within a 3 minute walk. It is located just a couple minutes west of many more shops and restaurants but just far enough west to have less noise and congestion that those areas get.
The condo is a 1 bedroom, 1 bath, with living room and kitchen area. The sofa in the living room is NOT a sofa bed, but many people have slept on it and the Chair & Ottoman combination there, as well. There is also an inflatable air mattress in the living room closet. The bedroom has a dresser with 6 drawers, plus a wardrobe cabinet with hanging space. ****NOTE: Since this is my home part of the year, the bedroom closet is Locked and equipped with an ALARM SYSTEM. While the bedroom closet is locked there is hanging space in a wardrobe cabinet in the bedroom, and the living room has a small closet also.
The kitchen is a full kitchen, with full size refrigerator, Freezer with ice maker, Electric Oven, electric cooktop and double sink. There is a small and large pot, pans and you will have 2 rolls of paper towels
There are two 4K/SUHD SMART TV's in the condo, both Roku TV's for your enjoyment. The Living room TV is 65" 4K TV and vaulted ceilings making it feel much larger and more spacious than units on the 1st or 2nd floors. The Bedroom has a 55" Roku TV and a luxury King size bed. There is wireless internet in the condo. The unit is is equipped with a washer and dryer in a laundry room off the kitchen and will have some laundry detergent and dryer sheets to start you off. The home is a smart home controlled by Google assistant, but light switches have to be in the on position to operate them that way.
As part of my SMART home there are 2 security cameras at the condo. One is on the plant shelf in the Living Room area and the other on the balcony. There is a camera in the google home display in the living roon, but it only operates if you make a video call. There are NO cameras in the bedroom, bathroom or anywhere else in the unit. If you are NOT OK with the 2 existing cameras (in the living room and on the balcony facing the ocean), please DO NOT rent my unit. If you do rent unit, please do not touch these. Any remounting, reprogramming or repositioning of the cameras required after you leave will be deducted from the security deposit and used to pay someone to come in and do it.
The balcony has two wooden chairs with pads facing the beach, and a bar table. There is a large cart that holds a cooler. The pool & BBQ area can also been seen from the balcony.
We use a cleaning service that employs safe practices for COVID-19. The cleaning service has disinfectants that kill 99.8% of bacteria, and they have been instructed to spray all surfaces and furniture and fabrics with it after each rental. Given the Covid-19 situation, we also offer individual small bottles of shampoo, conditioner, soap that are new to each guest. They have been instructed to also leave starter amounts (2 of each) individually wrapped toilet paper, and paper towels.
The kitchen will have some saran wrap, tin foil, salt & pepper should you decide to eat in or BBQ.

House Rules, damage fees & Security Deposit:
This is a smoke-free home, including the outside area of the balcony. No smoking of any substance including vaping. Please do not smoke inside the unit.
Smoking in the unit leaves the home unsuitable for the next guest and will require smoke remediation. THIS INCLUDES THE BALCONY. Therefore, guests who violate this rule will be charged a $150.00 per day smoking fee plus forfeit their entire security deposit.
If there are any neighbors or owners who suspect you of smoking on the balcony or inside the condo and report it to the office staff, I will provide the Office staff with permission to come check condo. You will be notified of this before they enter. Guests may be asked to leave immediately and forfeit the remainder reservation booking without any refund if this rule is violated.
Feel free to smoke outside in parking areas or BBQ areas, but remember to keep the area clean and free from cigarette butts! By renting the condo you agree to this.
YOU MUST HAVE A WORKING CELLULAR PHONE NUMBER
We will attempt to call and/or text you before your check-in, and if we are unable to, the reservation will be cancelled without refund.
NO PETS:
Although we love animals, pets are not allowed in our home. It is not our choice but a regulation of the home owners association. Renters/guests are not allowed to bring pets, period. The only exceptions are service dogs. **EMOTIONAL SUPPORT ANIMALS ARE NOT CONSIDERED SERVICE ANIMALS..
If you have a service animal, please notify us of this at least 1 week before arrival. Failure to do this will result in $50 fine. You will also be required to register the Service dog with the office upon your arrival with your parking and amenity registration.
If a pet is reported to be in the residence, you may be asked to leave immediately, with no refunds. In addition, you will not receive any fo the security deposit back.
HOA RULES: Adhere to all HOA Rules: A list of pertinent rules will be emailed to with the registration form and is also available at the office for review. You will also receive on upon registration. Please adhere to all of these. Any fines issued to owners during your stay because of HOA violations, will be deducted from your security deposit.
NO UNREGISTERED GUESTS: Only the specified guests noted in the booking are allowed to stay in the unit. If a person is not added to the reservation, they cannot check-in without prior authorization. We reserve the right to refuse additional guests. If you have any undeclared guests, there will be an additional charge of $40.00 per guest per night. Any violation of this rule will result in the immediate removal of all guests (and visitors) from the property for trespassing, without a refund.
Damages: If you break or damage something, please let the host and arrange for its replacement or repair. Guest agrees to pay for any damages exceeding deposit. Amount will be billed to guest and reported to hosting agency.
Additional Cleaning: If the home left in an extremely dirty condition, beyond what a my cleaning service considers normal, an additional cleaning fee of $100.00 will be charged. Examples include but are not limited to: Dirty dishes or pots and pans; an excessive amount of trash, stained floors, carpets or walls.
No parties or events: A violation of this rule will result in the immediate removal of all guests (and visitors) from the property without a refund.
No Illegal substances or Activities:
Illegal substances or activities are strictly prohibited. Violation of this rule will result in immediate eviction from the property.
Check-Out on Time! Late check-out requires prior approval by the host. Guests who check-out late without prior approval, will incur a $50.00 late check-out fee for the first 30-minutes. If a guest holds possession of the home for more than 2-hours past check-out, they will be charged for an additional day at our standard base rate without discounts. This fee does not award you possession for an additional day. This is a penalty for holding possession beyond check-out and the negative impact on future guests.
