Located near Cheeree Point on Lake Waramaug in the foothills of the Berkshires (https://www.discoverlitchfieldhills.com/day-trips), this historic home is right on the water. It provides a perfect vacation location for a family in the summer, a quiet getaway weekend of leaf-peeping in the fall, or a winter ski weekend at https://www.mohawkmtn.com/. Completely renovated in 2016, the house was upgraded with central air/heat, a modern kitchen, a den, an additional bath, and more windows for expanded lake views.

The Lake House has two zone central air/heat. There are two HDTV ROKU televisions. ROKU Television allows you to bring your own streaming service, such as NetFlix, Amazon Prime, Hulu, AT&T, etc. You just select the app, enter your credentials, and start streaming movies or live TV. The dining room seats 6 comfortably, with additional table leaves available for entertaining. The renovated kitchen contains a breakfast counter and stools for two. Enjoy a cookout on the outdoor gas grill within the furnished outdoor patio. For those times when work calls we have whole-home high speed WiFi internet access throughout the house and a large office desk available. Lots and lots of places for relaxation, conversation and reading on our furnished front porch, back patio, and waterfront area.

Enjoy lake views from the efficiently laid out kitchen with quartz counter tops, drawer space and overhead cabinets. We have a counter depth refrigerator with ice maker and a beverage cooler within the cabinetry. It also has a gas stove/oven, microwave, dishwasher, toaster oven, a traditional coffee maker, and a Keurig coffee maker. We are fully stocked for all that you need for preparation and serving.

Our home has a laundry closet with front loading washer and dryer. Our historic home lacks closet space.

We provide key-less entry into our home with a remotely programmed electronic front door key pad. Check-in and check-out is contact free. The entry code is remotely custom programmed for each guest prior to their arrival.

Flexible pandemic policy: In then event of a Pandemic, or other catastrophe, such that a municipal, county, state or federal executive order, resolution, proclamation, statute, regulation or other directive prohibits the owner and/or owner's parties from giving possession of the property to the tenant at the time the rental term commences, the tenant may reschedule their vacation to another time frame, mutually agreed to by tenant and owner, or receive a credit for the amount of funds paid to the owner, to-date. This credit may be applied to a future time frame that is mutually agreed to by owner and tenant.

The owner has engaged a Property Manager to provide a concierge-level service for the enjoyment, health, and safety of guests from booking to checkout. This service provides: contactless check-in & check-out, Q&A support regarding the functioning of the house, vacation preparation information, information regarding Washington local recreational & entertainment activities, assistance for urgent repair services, and a hands-on focus throughout guest's stay to enable a fantastic vacation experience. This service is managed by Novegy Solutions, LLC.

LINEN SERVICE: Pillows and comforters are provided for our guests. Our guests may elect to bring their own linens or request the use of the house-linens. House-linens include sheets, pillow cases and towels. The fee for use of the house linens is $200.00. Guests may request the house linens in their note at time of booking or anytime after booking up to 14 days prior to their arrival. If requested the fee will be charged after booking.

Our CLEANING SERVICE follows CDC-recommended guidelines. The house is sanitized with CDC-approved disinfectant prior to every guest's arrival. The CDC-approved disinfectant is applied utilizing a high-efficiency automatic electronic ULV fogger. It delivers 50 micron sanitizer droplets evenly and directly on exposed surfaces in an efficient mist. The CDC-approved disinfectant is rated to kill biological contagions within10 minutes of application. It is applied to exposed surfaces and touch-points throughout the house, such as knobs, counters, cabinets, kitchen appliances, bathrooms, furniture, window treatments, window fixtures, remote controls, thermostats and switches. We provide key-less entry into our home with a remotely programmed electronic front door key pad. Check-in and check-out is contact free. The entry code is remotely custom programmed for each guest prior to their arrival.

FLEXIBLE PANDEMIC POLICY: In the event of a Pandemic or other catastrophic event such that a municipal, county, state or federal executive order, resolution, proclamation, statute, regulation or other directive prohibits the owner and/or owner's parties from giving possession of the property to the tenant at the time the rental term commences, the tenant may reschedule their vacation to another timeframe, mutually agreed to by tenant and owner, or receive a credit for the amount of funds paid to the owner, to-date. An $800 refundable security credit card hold is automatically placed on guest's credit card 30 days prior to check-in.

3. A 6% Property Management Fee to provide concierge-level service during your stay (assessed after booking)

Wonderful Waramaug Stay
We had a great stay at Anne and Ed’s property on Waramaug. The house was exactly what we expected and hoped for, and I would recommend anyone looking for a quiet spot on the lake to consider staying at their beautiful home.

Lake Getaway
This house was ideal! The five bedrooms accommodated our two families. The proximity to the lake (right across the street) was perfect. We spent mornings relaxing on the porch rocking. One afternoon we hiked Kent Falls and another we visited Thorncrest farm. A stellar vacation!!

Peaceful retreat
We thoroughly enjoyed our stay at this lovely lake house! Plenty of living space, a wonderful porch with comfortable furniture, and a beautiful view of the lake. The kitchen is well stocked with everything needed to cook and plate delicious meals. The boathouse has lots of equipment to have fun on the lake and comfy chairs if prefer to just relax on the dock. The property manager was easy to reach for questions and was very responsive. Definitely a good choice for anyone looking for a quiet, tranquil getaway.

Great place, but small warning!
I am a vrbo owner and have frequently stayed at other VRBO’s. If you are looking at this property and area, you know the market is limited and the price is high ( with an add on price for linens). This was known and expected. While we really enjoyed our stay, I was surprised to receive a surcharge for cleaning ( above and equal to the regular cleaning fee). The renters agreement requires that the place is left in the “ same level of cleanliness “ as when you moved in. We cleaned up and left the place neat. However, because there were crumbs on the floor and counter top and stove had not been scrubbed , the added charge was made. Neither we ( because it was unexpected) nor the owner have picture of the condition we left the kitchen ( we cooked and had kids). While I agree it was not “same level “ of clean when we moved in “ , it was left it good shape and in a condition one would expect would be a “normal” clean ,after one has cooked and used the kitchen for a week. We cleaned as we went, covering major spills ect. I sure the property owner will respond with a different version of the condition… but warning Turns out that the owner views the charged cleaning fee to cover only light “tidy up” My first thought was to not review and post this penny ante dispute, And the property is very nice. Just make sure you scrub the floors ,stove and counters like you were expecting paying guests rather than having a housekeeper clean.

Anne has been coming to Lake Waramaug every summer since elementary school. The Lake House has been a labor of love and family gathering spot for almost 40 years. Anne and Ed have been married since 1994, and have been coming to the lake every summer. As their family grew, each of their three children learned to swim in the lake.

When the house was originally purchased it lacked a fresh water well, heat, or any of the luxuries of home. In this camp atmosphere, many campfires were enjoyed, too many s’mores were eaten, and many afternoons were spent sunning and swimming in Lake Waramaug. Anne and Ed have kept the family tradition going by extensively renovating the house in 2017. Many of the rooms were stripped down to studs, the house was expanded, and all of the infrastructure was modernized. We hope you enjoy the lovely lake views and the wonderful outdoor opportunities that the area has to offer.

Why they chose this property

The Lake House sits on highly desired waterfront, with a dock in place during the warmer months and a front porch with beautiful lake views built for cocktails and dinner as the sun sets. Across the lake you’ll routinely see people kayaking, and occasionally hear the distant music from the vineyard. It’s become common to see bald eagles soaring above the lake, as well as many types of ducks, geese, and other types of birds. There are many small boutiques in New Preston, Washington, and towards Litchfield if you are interested in exploring, and a number of state parks and hikes in the area. For many, there is plenty to do without leaving the lake including swimming, kayaking, fishing, or just curling up with a good book.
