Relax in the bright, Mediterranean Alpine-style holiday home VIA CLAUDIA 49 with a wonderful view and enjoy the spacious furnishings. Up to five adults can be comfortably accommodated on approximately 130 square meters of living space with 3 bedrooms and 2 bathrooms. On the 320 sqm plot there is enough space to enjoy the large sun terrace (40 sqm) and the tastefully landscaped gardens with a wonderful view of the lake and the mountains.

You will be impressed by the diverse sporting and cultural leisure opportunities that the immediate area offers. There are excellent opportunities for golfers, hikers, bikers, inliners and water sports enthusiasts as well as for skiers, tobogganists and ice sports fans. The Zugspitze, Tyrol and the royal castles such as Neu-Schwansstein offer excellent day tours.

ground floor
The ground floor is completely Mediterranean tiled and equipped with underfloor heating (electric heating). The cozy living / dining area has a fireplace, flat screen TV and direct access to the terrace.
The large kitchen is equipped with a high quality ceramic hob, fridge with freezer compartment, dishwasher, coffee machine and microwave.
In addition to the living area with kitchen, the ground floor also offers a beautiful bathroom with shower and toilet.
From the kitchen, living and dining room you have a wonderful view of the breathtaking backdrop of the Allgäu mountain ranges, the 200m distant beautiful Lechsee, green meadows with horses and cows and the original horse farm.

upstairs
Upstairs there are three bedrooms, two of them with a large south-facing balcony and double beds - also with a view of the mountains and the lake. In addition to the balcony door, one of the large bedrooms has a large panoramic window, so that you can see the beautiful mountain scenery directly from your bed. A 40 inch Flat TV Full HD is installed in the second large bedroom. In this bedroom it is also possible to set up the extra bed available in the house. The small bedroom offers a place to sleep and enough space for the children's travel bed that is also available in the house.
On the upper floor there is also another bathroom with a shower and toilet.

Outside / Balcony
The well-kept outdoor area with a very spacious terrace and sufficient lawn area on two levels also offers you many opportunities to enjoy the view of the lake and the mountains. There you will find: 4 loungers, hammocks, 2 parasols, a large dining area and a barbecue area with a high-quality tubular steel swivel grill. On the large panoramic balcony there are 2 more relaxation loungers, a small table and 2 additional seats.

Own parking space behind the house and separate storage room for bicycles, ski equipment, strollers and the like. S. W. are also available.
