About this property

Au Petit Paradis - Vareilles

Annie and Jean-Charles welcome you to an authentic and charming 19th-century Brionnais farmhouse, meticulously restored and transformed into a peaceful retreat. Perched on a hillside, offering panoramic views and a stunning vantage point on a south-east facing slope, it overlooks a picturesque and enchanting rural hamlet (adorned with magnificent historic dry-stone walls). Enjoy absolute peace and tranquility in a stunning, unspoiled natural setting, nestled at the end of a cul-de-sac bordering pastures, at the edge of a small wood, in the heart of the sublime local bocage countryside (with the peaceful and renowned Charolais cows as your privileged neighbors). A stunningly beautiful, rolling landscape, truly enchanting, 100% relaxing and restful, overlooking a bucolic valley of fields and meadows in the heart of the unspoiled Brionnais countryside (protected as a ZNIEFF and Natura 2000 site for its rich fauna and flora). Superb panoramic views and scenery in a truly picture-postcard setting. Spacious and very comfortable cottage. Warm country charm blending tradition and modernity in a soothing palette, enhanced by the unique character of the original building (preserving the elegant stone fireplace mantel, beams, molded doors, niches, and stone and wood lintels). Full of charm. Cozy and inviting atmosphere. A pleasant, enclosed garden, landscaped with lawn and flowers, offers a large terrace (both sunny and shaded) and a lovely panoramic relaxation area shaded by a reed screen (the perfect spot for a nap!). Composition: Detached house on two levels. Electric heating. Raised ground floor (two steps): living room/kitchen, lounge, one bedroom (double bed 140x190cm), shower room, separate WC. First floor: two bedrooms (two single beds 90x190cm / one single bed 90x190cm). Enclosed grounds of 250m² (garden and courtyard) + terrace + bicycle storage + private parking. Supermarkets 4 km away. Shops and services 4.5 km away. The "Little House on the Prairie"! Picture-postcard panorama and landscape! Charming, authentic Brionnais farmhouse, typical of the 19th century, very carefully restored - with a pleasant enclosed garden - nestled against a hillside in a "panoramic viewpoint", on the edge of meadows at the edge of a small wood, in the heart of the sublime local bocage, on the edge of a picturesque little rural hamlet located 4.5 km from the market town of La Clayette (numerous amenities on site including supermarkets) nestled in an amphitheater on the banks of a 30-hectare pond bordered by a majestic medieval castle (dating from 1380), a heritage jewel of Southern Burgundy! Absolute peace and tranquility in the heart of the preserved countryside (classified as a ZNIEFF & Natura 2000 zone for its rich ecosystems), a magnificent hilly setting mixing agriculture & nature between wooded pastures dotted with ponds & rivers and beautiful wild forests. Ideally located on the Romanesque churches circuit, the "Cycloroute71" (Saône-et-Loire cycling tour), and several natural footpaths, including a marked "green walk" (a vast network of similar paths crisscrossing the area for hiking or mountain biking), 8 km from a marked mountain bike route certified "VTT-FFC" (connected to a vast network of similar routes crisscrossing the Brionnais region), 19 km from a Green Way serving the Canal du Centre (linked to both the EuroVelo 6 and the "Tour de Bourgogne à Vélo"), 22 km from the "Véloire" Green Way along the banks of the Loire (the last wild river in Europe protected as a Natura 2000 site), about 40 km from the first vineyards of Beaujolais (the world's first vineyard recognized as a UNESCO Global Geopark), and about 50 km from the Côtes Mâconnaises. The Côtes Roannaises (part of the "Burgundy Wine Route" and the Beaujolais Wine Route) are worth exploring. It enjoys a privileged location at the southern tip of Burgundy, not far from the first wooded foothills of the Beaujolais Mountains (including the Montagne de Dun, which rises to 708m and is steeped in legend), not far from Mont Saint-Cyr (the highest point in southern Burgundy at 771m), bordering the verdant Arconce Valley in the heart of the superb Charolais-Brionnais region, a designated "Land of Art and History" - a land of livestock farming and traditions, the birthplace of the AOC for the world-renowned Charolais breed of cattle - at the crossroads of the Allier, Loire, and Rhône departments, at the intersection of the Sologne and Montagne Bourbonnaise regions, the Roannais region, the Mâconnais-Clunisois region, and the Beaujolais region. 7.5 km from Saint-Christophe-en-Brionnais and its iconic weekly "Livestock Market" dating back to the late 15th century (one of the oldest in France, a veritable spectacle dedicated to the local Charolais star!), 17 km from the medieval village of Semur-en-Brionnais, awarded the very rare "Most Beautiful Villages of France" label, 20 km from the charming town of Charlieu, 20 km from Charolles, 21 km from Marcigny (and its renowned Monday morning market established in 1266), 27 km from Paray-le-Monial, 37 km from Digoin (a river marina nestled at the confluence of three renowned canals, including the famous Canal du Centre), 40 km from Beaujeu (the historic capital of Beaujolais), 41 km from Roanne, 47 km from the illustrious abbey town of Cluny, and 51 km from the magnificent landscape jewel of the Roches de Solutré & Vergisson, designated a "Grand Site de France", are 59 km from the Mâcon Loché TGV station. A delightful haven for an ultra-relaxing "green getaway" with family or friends! A true haven of peace and tranquility that lives up to its name…
