About this property

les Noyerets - LA Roche Vineuse

Christine opens the doors of an elegant, characterful 19th-century winemaker's house steeped in history, fully restored with meticulous care and in the highest standards, nestled in the quiet heart of the bucolic vineyards of the renowned "Val Lamartinien" (made from Chardonnay grapes, named after the famous French poet, writer & politician, born in the area), in the gentle rolling Mâconnais countryside (protected as a ZNIEFF & various "Natura 2000 Zones" for its rich fauna and flora), within a peaceful, picturesque little wine-growing hamlet, perfectly preserved and full of charm, perched "on a balcony" on a south-east facing hillside, in the hollow of a magnificent landscaped setting of undulating hills covered with vines and hedged meadows. Total peace and tranquility nestled beneath the wooded ridges of the Rochette mountain, home to a rare 7-hectare "Sensitive Natural Area" ("Lande de Nancelle") adjacent to a vast, wild forest (perfect for relaxing walks or mountain biking), on the heights above the charming, typical market town of La Roche Vineuse, one of the few communes in Saône-et-Loire to have retained its revolutionary name. La Roche Vineuse boasts numerous small shops and a notable heritage (elegant 18th-century Renaissance houses with lava stone roofs, wash houses and stone huts, an 11th-century Romanesque chapel, and the archaeological site of the "Carrières de la Lie," a listed historical monument). Sublime landscapes and panoramic viewpoints await discovery nearby. This spacious and very comfortable gîte offers a warm, contemporary country feel. A soothing blend of tradition and modernity creates a tranquil and serene atmosphere. A cozy and inviting haven of soothing simplicity. Two terraces (one sunny, one shaded), one partially covered in gravel, open onto a pleasant, secluded 1000m² enclosed garden (hidden behind historic stone walls), meticulously landscaped with lawn, greenery, and trees, and featuring a fruit orchard (pear, cherry, plum, mirabelle plum, fig, persimmon, raspberry bushes… / fruit picking possible with owner's permission) and a large gravel courtyard, a veritable "natural pétanque court". Composition: Gîte on the ground floor of the owner's house. Wi-Fi (fiber optic). Heating via wood pellet stove (plus electric backup). Washing machine and dryer in a shared laundry room with the owner (accessible from the outside). Ground-floor studio apartment (large open-plan space) comprising well-defined living areas with a buffer room (office) separating the kitchen/living room from the bedroom/lounge area (double bed 140x190cm). Bathroom (bath/toilet). Covered gravel terrace + private terrace + private parking. Bicycle storage. Shared enclosed grounds (1000m²). Supermarket 2.5 km. All amenities 10 km. Elegant 19th-century winemaker's house, carefully restored according to the rules of the art, nestled in peace and quiet - on a pleasant enclosed garden of 1000m² - within a picturesque little wine-growing hamlet nestled in the heart of the magnificent vineyards of the renowned "Val Lamartinien" (named after the famous French poet & writer who was the host of the house) on the heights of the charming market town of La Roche Vineuse (numerous amenities), 2.5 km from a supermarket, 10 km from Mâcon, the southernmost city of Burgundy, nestled on the banks of the Saône, alongside the Voie Bleue, adjacent to the EuroVélo17/"ViaRhôna" cycle routes, and 14 km from the illustrious abbey town of Cluny (one of the most beautiful pearls of Burgundy, endowed with the prestigious "European Heritage" label). Total peace and quiet in the heart of the Mâconnais countryside (protected in ZNIEFF & various "Natura 2000 Zones" for its rich ecosystems), nestled on the wooded foothills of the South Burgundy massif (wild & protected), in the hollow of a sublime wine-growing & natural setting preserved in a gentle rolling mountain, facing the sumptuous landscape jewel neighbouring the Roches de Solutré & Vergisson labelled "Grand Site de France" (located 8 km away). An exceptionally privileged location at the southernmost tip of the Mâconnais hills, bordering the upper Beaujolais region (the world's first wine-growing area, a UNESCO Global Geopark, and a vast area of marked mountain biking trails to explore on the massif), ideally situated on the Burgundy Wine Route (Côtes Mâconnaises, extending various Beaujolais wine routes), the Lamartine Route, the Romanesque Churches circuit, and various nature trails, including a marked "greenway" (a very rich network of similar hiking trails winding between vineyards and unspoiled nature, to be discovered nearby), 2 km from the "Great Loop of Southern Burgundy" Green Way (and its remarkable "Bois Clair Tunnel" 8 km away, the longest former railway tunnel in France now open to a greenway at 1.6 km), 6 km from the GR76 long-distance hiking trail, and 8 km from the "Cycloroute 71" (Tour de la Saône-et-Loire by bike), 12 km of the renowned GTM mountain bike route, certified "FFC Mountain Bike" (Grand Tour of the Southern Burgundy Massif connected to a vast network of identical mountain bike trails crisscrossing the massif) & 12 km of the famous Mont-Saint-Romain downhill mountain bike track. A prime location at the crossroads of the Rhône and Ain departments, at the intersection of the Mâconnais and Beaujolais regions (numerous vineyards to explore), the Clunisois-Tournugeois region (designated a "Land of Art and History") and the Bresse region of the Ain department. A perfect location for easy exploration (RCEA, A6 & A40 nearby): 8.5 km from Mâcon Loché TGV station, 22 km from Touroparc Zoo, 22 km from "Hameau Dubœuf" (Europe's first wine and vineyard theme park), 27 km from the medieval village of Brancion, 29 km from Vonnas (Georges Blanc's gastronomic village), 35 km from Tournus (world-renowned abbey site), 40 km from the charming medieval town of Saint-Gengoux-le-National (a designated "Town of Character" of Burgundy-Franche-Comté), 45 km from Villefranche-sur-Saône, 48 km from Beaujeu (historic capital of Beaujolais), 48 km from Charolles, and 50 km from Bourg-en-Bresse. A soothing haven of peace and tranquility for a romantic getaway!
