For family fun on the beach, you don’t have to drive to the coast! The Butterfly Beach House on Lake LBJ offers 100 feet of beach waterfront with boat dock, five bedrooms, three full bathrooms and much, much more!
The main house features three large bedrooms, all with a lake view and deck access, and two bathrooms. The main house has a lavish kitchen, a large living room and a ping pong table. The guest house, connected to the main house via a covered walkway, features two bedrooms, one bathroom and a huge game room with a wet bar, foosball table, 75” TV and extra refrigerator.
Spend sun-kissed days swimming, fishing, boating, kayaking, paddle boarding, and relaxing on your 100 foot private sandy beach, featuring a nice, gentle slope into the water as well as a large, permanent shade cover to take a break from the sun. Two stand up paddle boards added in December 2021. End perfect lakeside days roasting marshmallows around the fire pit.

LIVING AREA
The one story main house, has a comfortable, open layout with floor to ceiling privacy windows spanning the back of the home, providing guests with a breathtaking view of the water, beach and Packsaddle Mountain. The Master Bedroom with ensuite bathroom is located off of the kitchen and dining area, with two additional bedrooms and a full bathroom on the opposite side of the house, off of the living area.
Relax in a spacious sectional in the living area, featuring double arched ceilings, a 55” smart TV and a ping pong table. Plenty of seating is provided for meal times, including 5 stools at the kitchen bar/island and a dining table with seating for 8.
More fun awaits in the guest house. Watch a ballgame on the 75” smart TV, play foosball or a game at the 4 seat pub table or relax at the bar with seating for 3 more.

KITCHEN & DINING
Prepare recipes in the pristine kitchen, equipped with a farm sink and stainless steel appliances. The island bar offers seating for 5, while the dining table seats 8.

BED & BATH
The three bedrooms in the main house all offer water views and deck access.
The Master suite has a king sized bed, work area with desk and chair, smart TV and an en suite bath (also accessible via the hallway) with two vanities and a large walk-in shower with three showerheads! This bedroom also features an entire wall of Blanco River rock, proving to be a most unique “headboard” for the king sized bed.
Sleep soundly in a queen bed in the second bedroom. This family friendly room also has a full sized crib.
The third bedroom is very “kid friendly” with two sets of twin bunk beds and a Queen sized bed. In all, the third bedroom can sleep six guests! This bedroom also includes a 50” smart TV and a large closet. The second full bathroom has a large walk in shower and vanity. The bunk beds have a weight limit of 250 pounds per bed.
The guest house is connected to the main house via a short, covered walkway and set of stairs. The fourth bedroom features a king sized bed and a work area with desk and chair. The fifth bedroom has a queen sized bed. The third full bathroom has a large walk in shower and a vanity.

OUTDOOR AREA & AMENITIES
Find a waterfront haven in the yard, offering stunning lake and mountain views. Play games in the grass, fish off of the dock or swim/kayak/paddle board in Lake LBJ. The 100’ of sandy beach is perfect for building sandcastles and has a nice, gentle slope into the lake that is perfect for kids. The beach comes with a picnic table, six beach chairs and 12’ x 14’ permanent shade cover that provides a break from the sun or a spot to store your coolers on the beach. Just added two stand up paddle boards in December 2021.
Cook burgers on the gas grill, then dine alfresco on the spacious deck, equipped with a permanent cover and seating for 7. End the day by stargazing around the wood burning fire pit, featuring seating for 6. Enjoy a cup of coffee in the morning outside the guest house on a bistro table or watch the kids play basketball on the basketball hoop.

EXTRA PERKS & MORE DETAILS
Complimentary Wi-Fi, Youtube TV on all TVs, washer/dryer, crib, pack’n’play crib, highchair, two kayaks, two stand up paddle boards, basketball hoop and 6 beach chairs are provided. Parking is available for three cars in the carport and two in the driveway for a total of five. There is room and dock cleats provided for a boat on either side of the 30’ private dock. The boat lift is not available for guest use. The home has exterior security cameras and motion detection lights for your security.

My wife and I and our 2kids and their families just completed a 4 day stay. Place was perfect for our group of 12 ranging form age 13 to age81. Beautiful beach on the river. Great place to swim, paddleboard , kayak and boat-ride and waterski on boat we rented from Splash Boat rentals about 5 minutes away.could not have worked out any better. Highly recommend it

What a terrific weekend! The pictures don’t do the house justice. (Everyone in our group made that same comment). The house is perfect for groups of families and friends. There’s so much to do for every age group. The beach/ lake layout is perfect for small kids. The places to explore, paddle boating and kayaking was perfect for older kids and adults. The owner was easy to work with and very accommodating. Highly recommend this place!

Great place to stay!

We family had such a great time. This was our second time going and It did not disappoint. All the new upgrades were beautiful and so well thought out. My parents loved being able to retreat to their own spot away from the loud chaos of kids but still be close enough to enjoy. We rented jet skis and a boat and had a blast! Todd was very easy to work with, immediate responses and very polite. We’ll be back again! I almost hate leaving a good review because I don’t want this place to be gone next year :)

Our stay at Butterfly Beach House

We especially enjoyed the dock, which was a surprise. All 7 grandchildren (ages 3 to 14) loved jumping off it. The beach was nice, too. We also enjoyed the paddle boards.The bedrooms were comfortable. The bathroom which was meant to be shared by the 8 people in the smaller two bedrooms, was a little small, and rather utilitarian. The firepit and outside shower were very nice, even though wel couldn't have a fire because of the burn ban. We had a great time!

My family, 7 adults & 7 children ages 8 and under had a wonderful time at this awesome property. The home was spotless and had everything you could want or need. The kids & adults loved the beach area and kayaking as well as just hanging outside and enjoying the lovely view. The river is not crowded with boats and the kids did a lot of tubing right in front of the house. This is our 5th trip to Lake LBJ and we always rent a boat from Splash Rentals who I highly recommend. Todd, the owner is great. We texted him many times prior to our trip and after and he always responded promptly. I highly recommend this property and we hope to go back next year!

What a great home, host and location! Todd was so easy to work with and so helpful for the few little things we needed/had questions about during our stay. We spent the Fourth of July here with family with a toddler and younger child. The beach in front really sets this home apart. We didn’t have to worry about little kids jumping into the water or falling off a deck. And it gave us an easy place to play. The house is upscale but still comfortable so we could relax without feeling like we were in a museum. Their welcome binder was informative and check in/out directions very clear. We can’t wait to return!

Relaxation Station!

Our family does a 4 generation lake trip to this area every summer. Finding just the right place to accommodate young and old with enough space to not be on top of each other is key….this is the best house for that on the beachy Llano River arm! Plenty of room, comfy beds, we cooked all our meals in the kitchen and didn’t need anything! Games, toys, crib and high chair for the littles were put to great use. Evenings around the fire pit and morning coffee on the porch we’re so special! We will be back to the Butterfly House!!

Very nice property & great location. Constant level lake and sandy water access are amazing. Absolutely only complaint was extremely entitled neighbor who took it upon herself to walk around property, use trash cans, and complain about me using property dock lights at night for fishing.

Great house and perfect location! House was very clean, comfortable and perfect for young kids! We will definitely be booking again. Only suggestion would be fewer visits from the neighbor next door. She was always polite, but there almost daily either picking something up or adjusting lights on the walkway or dock roof.

Family Spring Break

The house was very clean and maintained really well. The kids had a great time on the private beach and loved using the kayaks in the clear water. Location was also good for fishing on the opposite bank, hiking at Inks Lake State Park and a short drive to the Llano Slab. We will definitely be looking to come back!

My wife Jimi and I live in Austin, TX which is about 65 miles from the lake house. We have 4 kids and 8 grandkids and we love sharing our lake house with other people. We have rented the house out since about 2013 when our family got too busy to use the home as much as we used to. The home had been remodeled in 1996 and we purchased the home in 2003. The flood of 2018 caused us to do a major remodel of the home and as much as we hated going through that, the house is in the best shape it has ever been in. In late 2020, we converted the existing garage into a game room, 2 bedrooms and a bathroom to make room for our expanding family. Why they chose this property

Our past renters love the sandy beach so that their kids and / or grand kids can safely wade into the lake and enjoy the water. We also installed a permanent shade cover on the beach this year so that you can take a break from the sun or simply put your coolers there to keep them cool. Our boat dock is also a nice feature so people can bring their own boat and tie up to either side of the dock where we have installed boat cleats. The deck and fire pit provide hours and hours of relaxation after a long day on the water. The home has unique design features including the half circle roof and extra high ceilings along with floor to ceiling windows along the back of the house. All of these features provide a huge amount of light into the house. Several of the walls of the house are built with Blanco River rock from the area and it gives the house a different feel than your average home. The newly remodeled guest house was completed in December 2020 and it gives you a second place to gather in the enormous game room. The game room is equipped with a foosball table, hightop game table, sectional and Smart TV and wet bar with an additional refrigerator. The remodel also allowed us to put in another King sized bed and add another nice sized bathroom.
