Updated Large House on Green Street Near Campus
Green Street- Close to University of Illinois
Built originally in the early 1900’s, This home has been beautifully updated in 2017 with new flooring, new appliances, 6 new beds with brand new mattresses. This home has 3 levels. The first floor contains a living room, dining room, bedroom (queen), full bathroom, and kitchen. The second floor offers 3 bedrooms (all queens) and a full bathroom. The third floor has 2 bedrooms (1 twin/bedroom) with dormered (slanted with the roof line) ceilings. This home also offers laundry facilities in the basement. There is a 1 car garage and driveway parking. Please note: if booking for 4 guests or less, the 3rd level will not be accessible.
Guests have access to the entire home when booking it as a 6 bedroom. If guests want 4 bedrooms or less, the 3rd floor will not be accessible. There is free WiFi and laundry facilities.
I will be available by phone, text, or email for the duration of your stay. If needed, most times I am available to come by in person if need be, but will only do so at your request. Guests can expect complete privacy.
10 minute walk to Downtown and University of Illinois Campus. 1.5 Miles to Memorial Stadium and State Farm Center. CVS is 3 blocks away. Multiple restaurants, shopping centers, and he public library within 1/2 mile. 3 parks located within 1/2 mile. Located on a public bus line. Uber, lyft, and cab service available. Located less than 1 mile from Amtrak and Greyhound station.

PARTIES ARE NOT PERMITTED. AGENT OWNED. General Rules No Unauthorized Guests: Only the guests listed on the reservation are permitted on the property. Any additional visitors must be approved in writing by the host prior to their arrival.
Check-In and Check-Out Times: Check-in is after 3:00 PM, and check-out is by 11:00 AM. Failure to adhere to check-out time may result in additional fees.
Early check-ins or late check-outs must be arranged in advance.
No Glitter or Confetti: The use of glitter, confetti, or other small decorative items is strictly prohibited. An additional cleaning fee will be assessed if this rule is violated.
No Parties or Events: Parties, events, or large gatherings are not allowed on the property without prior written approval. Violation of this rule may result in immediate eviction without refund.
Quiet Hours: Please respect the neighbors by observing quiet hours between 10:00 PM and 8:00 AM.
No Moving Furnishings: Do not move any furnishings, decorations, or appliances. If items are moved and not returned to their original place, a fee may be charged.
No Smoking: This is a non-smoking property. Smoking is prohibited both inside and outside the rental. A cleaning fee of $1000.00 will be charged if smoking occurs on the premises.
No Unauthorized Pets or Animals: Pets or animals are not allowed unless specifically permitted in the reservation. Violations will result in additional cleaning fees and possible eviction. Guests must pick up and properly dispose of their animal`s waste.
Trash and Recycling: Please dispose of trash in the designated bins. Recycling should be separated if applicable.
Parking: Guests are allowed to park in designated areas only. Unauthorized vehicles may be towed at the guest’s expense.
No Illegal Activities: Any illegal activities on the property will result in immediate termination of the rental agreement without refund, and authorities will be contacted.
No Open Flames: Use of candles, open flames, or fireworks is strictly prohibited for safety reasons.
Appliance Use: Please use all appliances as intended. Guests are responsible for any damage caused by improper use.
Security: Ensure doors and windows are locked when leaving the property. The host is not responsible for any loss or theft.
Damage and Breakage: Guests are responsible for any damage or breakage during their stay. Please report any damages immediately. Unreported damage may result in additional charges.
Household Supplies: Basic household supplies such as toilet paper, soap, and towels are provided. Excessive use of supplies may result in additional charges.
Wi-Fi Use: Wi-Fi is provided for guest use. Please refrain from illegal downloading or streaming that violates copyright laws.
Utilities: Guests are expected to conserve energy and water. Please turn off lights, appliances, and air conditioning/heating when not in use.
Respect for Property: Guests must treat the property with respect. Any misuse, excessive mess, or neglect will result in extra cleaning fees.
No Rearranging of Kitchen Items: All kitchenware, utensils, and appliances should remain in their original locations. Rearranging or removing items is not permitted.
Hot Tub/Pool Use (If Applicable): Use the hot tub or pool at your own risk. No children under the age of 16 are allowed in the hot tub or pool area without adult supervision. Glass containers are not allowed in these areas.
Fireplace Use (If Applicable): If the property has a fireplace, it is decorative and not intended to be used. Fireplaces may only be used with prior written consent. Do not leave the fireplace unattended, and ensure it is fully extinguished when not in use.
BBQ/Grill Use: If a BBQ or grill is available, it must be cleaned after use. Do not leave the grill unattended while in use.
Sewer & Septic System : If the property uses a septic system, do not flush anything other than toilet paper. Disposal of inappropriate items may result in damage and expensive repairs.
No Subletting: The guest may not sublet the property to any third party. The reservation guest must be on-site. The rental agreement is strictly between the guest and the host.
Maintenance and Repairs: Contact the host immediately for any issues related to maintenance or repairs. Do not attempt to fix any issues yourself.
Host’s Right of Entry: The host reserves the right to enter the property during the guest`s stay for emergency or maintenance purposes. Notice will be given in advance whenever possible.
No Business Use: The property may not be used for commercial purposes, including but not limited to photoshoots, filming, or any professional events, without prior written consent.
Cleaning Responsibilities: Guests are expected to leave the property in a reasonably clean condition. Excessive cleaning needs will result in an additional charge.
Security Deposit: A security deposit of $500.00 is required. This will be refunded within 3 days of check-out, provided no damages or rule violations have occurred.
Lost Keys or Access Cards: Guests will be charged $150.00 for any lost keys or access cards.
Right to Eviction: Violation of any house rules may result in immediate eviction without refund. The host reserves the right to terminate the stay for any misconduct.
Fire Alarm and Safety Equipment: Tampering with fire alarms, smoke detectors, or any safety equipment is strictly prohibited. A fine will be imposed for any tampering.
Personal Property: The host is not responsible for any lost or damaged personal belongings during the stay.
Host Liability: The host is not liable for any accidents, injuries, or illness that occur on the property. Guests use the premises at their own risk. Refunds: No refunds will be given for early check-outs or cancellations once the stay has commenced, unless under exceptional circumstances as determined by the host.
Violation Fees Unauthorized guest: $250.00 per night per additional guest. Glitter or confetti cleanup: $500.00. Pet fee (if unauthorized pet found): $500.00 plus additional cleaning costs. Smoking inside or outside the property: $1000.00. Damage or excessive mess: Cost of repairs/replacement plus $250.00 cleaning fee.

The house was clean and spacious! It was also walking distance to restaurants and coffee shops. The only part that was a bit confusing was that the rate for the property was a per person fee, which we had not seen before, and we ended up paying more when we had additional unexpected family members join us for our stay. Other than that, the property was great and we would recommend!
Great spot with plenty of room. PJ was excellent to communicate with, and when there was a minor problem had someone out immediately to resolve. Would stay there every time we're in the area!
Great property for a quick visit for a graduation. Close to the campus and great for a larger group. Communication with the property manager was timely and helpful! Would stay again.

We enjoyed our four day stay in a spacious, clean, modern interior, two story home with extra attic bedrooms and basement laundry.Neighborhood area is quiet and friendly.Two block walk to the Champaign library, local convient stores and food. Four block walk to University of Illinois campus housing edge with more convenience stores and restaurants.We will stay again if available when we want to visit family!

Great property with off street parking, easy entrance, super location, and the best owner in Chambana. We were able to bring our dogs and leave them caged on the property without any worries.

A very nice home, just outside the downtown area. Parks and lovely walking spaces surround this home. Nicely appointed - even had extra table leaves to enhance our hosting our son's friends for Thanksgiving Dinner! As a tremendous bonus, we were able to bring our dogs with us...
Will absolutely use PJ's properties again when we travel to Champaign.
We had a group of fraternity guys and their wives attend a football game at the University of Illinois. The house and location were perfect. The communication with the property manager was excellent. We had zero issues. I would highly recommend working with PJ and look forward to maybe doing that again someday.
The property was perfect for our stay. The house accommodated five perfectly for our stay in Champaign. Host answered all questions quickly. Kitchen was well equipped and allowed for efficient meal preparation. Would stay in this property again.
