DESCRIPTION:
This lovely updated 3-bedroom elevated home simply exudes charming cozy coastal farmhouse style from the moment you walk through the front door! Every amenity and detail has been carefully thought out to ensure guests can enjoy the comforts of home while relaxing just steps to the beach! For those looking to spend most of their time on the beach… this home is perfect for you as the home is just 3 houses from the beach access path.

The home has a private heated pool located on the front of the home with fully fenced in yard and sun deck with loungers for basking in those sunny days as well as a covered patio area with outdoor dining and seating to provide an escape for the Florida summer heat! The home has been professionally and lushly landscaped to allow for privacy from neighboring homes and streets but still allows the pool and sun deck to get great sunlight. The home does have a propane gas grill, foot wash for rinsing those sandy feet, and outdoor shower area!

The living room has plenty of seating including a comfortable and spacious sectional couch and additional seating area perfect for game night! The dining room seats 8 at a gorgeous solid wood dining table. There is additional kitchen bar style seating for 4. The kitchen is fully equipped with refrigerator/freezer, stove, microwave, and dishwasher as well as fully stocked with the chef in mind. There is a bar area with wine/beverage cooler perfect for hosting a night of entertaining and whipping up some island style libations. Off the living and dining room you will find a spacious enclosed porch perfect for enjoying that morning coffee or evening cocktail while smelling the salty sea air!

The home's cozy master suite has a king bed with walk in closet, separate makeup vanity seating area, TV, and full en-suite bath, single vanity, and walk in shower. The second bedroom has a queen bed with closet and TV. The third bedroom or 'bunk room' has 2 sets of twin over twin bunk beds with an additional twin trundle.

The home is nestled in on a quiet residential street within walking distance to the pristine Gulfside beaches of AMI and being located on the north end of the island you are can easily walk, bike, or golf cart ride to all the City of Anna Maria shops, restaurants, piers, and beloved Pine Avenue!

Guests do not have access to the ground floor garage.

POLICIES:
NO PETS. NO SMOKING.

Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay.

Standard occupancy is 2 persons per every standard bedroom, an additional occupant fee of $25 per person/per night will be assessed for each occupant over this up to max occupancy, if applicable.

Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.

Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.

CLEANING AND SAFETY:
All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards. A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay.

Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost.

This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home's occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest. Please keep in mind extra sets are not kept in homes.

GOLF CART RENTALS:
Golf carts are a fun and easy way to get around the island! After booking, reserve one for your stay with our sister company, Once Upon A Beach Carts, for an exclusive discount for our vacation rental guests!

BABY EQUIPMENT RENTALS:
Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.

POOL & SPA (if any):
The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.

PROPERTY SECURITY/SAFETY:
Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.

PAYMENTS:
50% of total amount due must be made at time of reservation request to confirm reservation.
50% of total amount due must be paid on or before 60 days prior to check-in date
Full amount due must be made at time of booking if check in date is within next 60 days.

CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of MARCH 25, 2023. We continue to offer refunds of deposits for cancellations (for stays of 28 days or less) made greater than 60 days to arrival, however all cancellations are now subject to a non-refundable booking admin fee. We continue to offer our US Citizens guests (with exception to residents of NY and HI) the option of purchasing CSA Travel Insurance directly with us. We strongly encourage all guests to purchase Travel Insurance in the event of any unforeseen eventualities. Refunds or credits are not provided for COVID-19 related cancellations, weather or beach conditions outside of our cancellation policy. Hurricane season is June 1st – November 30th.

Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed.

All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest.

Gorgeous place
Lived up to its reviews. Beautiful decor. Clean lots of perks. Short private walk to beach. Only negative was no early check in or late check out. Overall felt very safe in the home. Not many neighbors which I was a little sad about but very happy and would most definitely return.

Great weekend
We had a nice long weekend! The house was very nice, clean and well equipped. Pool was great as well. The only "thing" I would mention is that you can't really fit 2 cars in the drive way (unless they are very small). We got a parking ticket because one of the cars was not entirely inside the driveway.

Diamond in the Palms
This was a lovely house, secluded among the palm trees. We loved the layout of this house, loved the screened porch, loved the easy walk to the beach, and loved the pool. We made fun of the garden cart the first day but after using it to get all the gear to the beach, I quickly apologized to it, in case it had feelings...best cart ever!

Fell short of expectations
Even though our family enjoyed our stay in AMI the overall experience of the rental fell short of our expectations. Just like the previous reviewer mentioned the pictures do not depict reality and already pointed out some of the issues. The overall feel of the house is tired and worn; old furniture with scuff marks, old appliances, refrigerator with dents on the doors, worn chipped Teflon/Ceramic pans, nonfunctioning toaster, stained bed sheets, bleached spots on seat covers of dining room chairs, dust on the plastic plants in the living room, dust on the ceiling fans. walls that are chipped. When you are paying a premium, you expect much more attention to detail.
