AFTER CONFIRMING A RESERVATION thru VRBO, we send you our "NO SURPRISES" invoice which makes the total cost crystal clear. You have up to 7-days to cancel without penalty and receive a full refund on your deposit after we send the "NO SURPRISES" cost quote.

Many years in the restaurant industry and hosting hundreds of wedding celebrations has guided me to present as much information and answer as many questions as possible up-front, assuring NO SURPRISES, and NO COMMUNICATION problems. It’s all here! A ton of info, but well worth the 10-15 MINUTE read.
We’ll start with the FAQ’s and follow with all the helpful, informative, and Need-to-Know stuff.

CAPACITY… VILLA XOCABO IS, well, ENORMOUS' WOULD NOT BE AN OVERSTATEMENT. However, TERMS OF SERVICE AGREEMENT with the largest online booking service restrict advertising capacities of more than 16 or promoting parties. And to be fair and not waste your time, we should let you know that like the booking platforms, we do NOT allow WILD and CRAAAZY PARTIES! --low-key birthdays, family occasions, neighbor-considerate fun: SURE! ABSOLUTELY... but LOCO = NO GO. Also, per the TERMS OF SERVICE AGREEMENT, we cannot advertise the XOCABO website (though it's super easy to find) or email address.
DISTANCE FROM TOWN... VILLA XOCABO! is a short 15-minute scenic walk or 3-minutes cab ride down to the marina area—the center of the action in Cabo; restaurants, clubs, fishing charters, etc. Medano Beach (swimming, boats, parachute gliding, Scuba, and many bars and waterfront restaurants) is just a few blocks past the marina. Pedregal Beach, which is our view (gorgeous but NOT swimmable—currents and wild surf) is even closer to our front door. Other beautiful white sand beaches are a short drive away—

TRANSPORTATION... Your airport pick-up and return are ON THE HOUSE!!!! —included in the base rental (one standard-sized van). Groups of more than 10 may require additional vehicle(s). Cost is $110 per extra 10 passenger Toyota Hiace van; $150 for a Mercedes-Benz Sprinter van that carries up to 18 riders— pay the driver directly for any extra vehicles. Thanks to our high-frequency calls, our contact charges less than the cabbies at the airport. He can also provide shuttle service for golfing and other excursions. And after confirmation we'll send you direct contact info.

CASA XOCABO has made an investment in renewal, to artistically modernize interiors and amenities to create an even more beautiful, energy-efficient, and delightful home in harmony with the tastes and conservation-forward ethics of today and tomorrow. The Casa highlights local quarried "Piedra" stone and native Parota wood in stunning natural finishes, all new glass and sliding bedroom windows to better enjoy the spectacular ocean views and fresh sea breezes, custom-tailored curtains, paint palettes of a festive Mexican flair, new King and Queen sized beds and luxurious linens; a conveniently located 1/2 bath; a fantastical CHEF DESIGNED restaurant-grade exhibition kitchen with all-new ultra-heavy-duty commercial cooking and refrigeration equipment, and an in-the kitchen wood-fired stone pizza oven, massive stone arches, focused task-lighting, kitchen counter seating at 40" wide ochre-colored travertine stone peninsulas (2), ending in two of 6 foot diameter polished onyx circles. Classic Mexican Saltillo floors and colorful wall tile accents; genuine copper-clad cookware complete the savory culinary stage picture. Throughout is all new high-end furniture, a total of more than 2 dozen bold and coordinated paints celebrate the passion for color of Mexican Folklorico, 14-foot curtain sheers drift enchantingly with the seaside breezes—the living and dining rooms are an enormous inside/outside terrazza—ALL the glass has been removed! Above a newly constructed full- bar is a Toshiba 85" Smart TV (1 of 3 in the house), —just log on with your own streaming account(s); and above that is an even larger silent-running object d'art ceiling fan rounding out the spectacle. The dining area flows between the open kitchen and great room; above the inch-thick glass table and seats for more than a dozen is a 6 ft diameter, 24-light hacienda-style vintage chandelier nestled perfectly into the metallic-silver dome—after dark it looks for all-the-world like an impossible huge full-moon! The connecting walk-out terrace oversees three generous-sized, seductively-contoured swimming pools emerging naturally from the boulder-strewn mountainscape, two sparkling waterfalls lighted below. On the pool plaza, usually the center of the action day and night, is our a newly expanded pergola-shaded Cantera stone bar (#2) and al fresco kitchen featuring a double stack of commercial gas ovens, an artisan-crafted Parilla/grill and open-hearth chiminea rotisserie. Last but not least, CASA XOCABO Has invested in earth-friendly renewable energy, installing a whopping 108 solar panels—the largest renewable energy system of its kind in Pedregal.

Pre-stock charges have a 15-person (Adult Rate) minimum. You may increase the headcount at any time up until and even after check-in (and charged accordingly).
GOOD MORNING CHEF! Casa Xo's in-house cosineros cook-up a CHEF'S CHOICE storm from 8(ish) AM ‘til 2 PM, preparing breakfast plates or platters for everyone at their convenience; selections may include omelets; Huevos divorciados or rancheros; chilaquiles; a breakfast-style Chili Relleno; Eggs Benedictos; pancakes; toast Française, hand-cut slab bacon, pork chops— chef’s inspiration!! PLUS, the crew sets you up with a changing variety of house-made salsas, chips, fresh tortillas, guacamole, nachos, pozole, chicken wings, sushi rolls, sandwiches, burritos, and other snacky items to start the morning and afternoon started from the right side of the bed!
