We loved our time at the Black Barn! The arcade room/bunk house was a huge hit for the kids. The community of people made our stay even better.

Found Rotting apple under the bed of the upstairs bunkhouse. The outlet in the upstairs of the bunkhouse didn’t work so had to get an extension cord to run it so the kids could use the bunk house. Wire fan and hair dryer didn’t work, hardly any toilet paper had to go out and buy more and some trash bags. Couldn’t get the TVs in the bed rooms to work. Master room wouldn’t recognize the firestick remote and upstairs didn’t have a remote.
Perfect location for my son and two grandsons to stay. Kids did a lot of exploring in the woods close by. We all enjoyed kayaking also. The kids finished their with stores by the fire pit.
We wanted to get away from the noise for thanksgiving and be remote and this place was heaven - the kids 11 and 8 loved the separate playing barn - plan to drive 30-40 mins for good food options but if you are cooking and grilling you can be self sufficient - came ass advertised and recommend it to anyone !
My girls threw me a bachelorette weekend and we stayed here! 10/10! Everything was perfect and plenty of beds for everyone there was 10 of us and still we had beds open! Had a slight sink clog and the owner was quick to respond to my freak out call. Hope to come back with my family in the future and stay here again!
Plenty of space for my family great views. driveway is tough especially if u have a large vehicle internet is very spotty so my hubby wasn’t able to login to work. We will for sure return to this property. Owner was helpful and home is as described we were very happy here
We had a terrific stay. The black barn was just as described and exactly what we were looking. Our family spent the end of Spring Break in northwest Arkansas. The barn was a cozy place to come back to after a day of adventures. It was the perfect space for the four of us with an open plan and great windows. My wife and I enjoyed looking out on the lake from the deck in the morning while we drinking our coffee. The boys had fun in the loft and got excited by the record player and classic rock albums.

Close to the lake not a good view of the lake I was expecting a lil bit more for what I paid don’t let the good reviews fools you, Wi-Fi wasn’t working, no phones , tv wasn’t working, ,Ac wasn’t working properly, deck was dirty , inside was clean and ok I would not stay at this property again thanks .
We were wanting a cabin in the woods to enjoy the outdoors and let our kids run a little wild. They loved running around in the forest and on boulders right in the backyard. The main cabin was a great layout and had everything we needed including extra blankets and an electric fireplace. The kids loved the bunkhouse, what a fun addition. The view of the lake was great. The wifi was not working when we got there and the host responded almost immediately and we solved the problem quickly.The cabin needs a little TLC in the form of some new caulk and paint and woodrot repair. This would be my only complaint but it did not impede our stay.
If I had to say anything negative about the experience, it would be that we were not prepared for all of the narrow and winding roads that led us to the Black Barn. Most of us were car sick by the time we got there. Other than that, we could not have been happier with our overall experience! The cabin was everything we hoped it would be and more. Communication with the property manager could have been better, but wasn't terrible. The amount of space we had was perfect for the 6 of us. The bunk house was amazing! The fire pit, the deer, the rec center pool and beach, the view, the whole experience was amazing. We'll never forget you Beaver Lake Black Barn!!!
We had a fabulous girl's weekend! The house is clean, there are a ton of beds available, checking in was a breeze. We didn't have any problems at all, and in general it was a lovely stay. Things that would have been helpful to know (for me): This property is tricky to get to on a motorcycle. I would recommend experienced riders only, but it isn't impossible. Just be careful - lots of switchbacks and hairpin turns, so be good with your slow maneuvers. Walmart delivery will save your life. There were no DoorDash options available, and the closest retail place is a gas station. If you're the type that thinks, "I'll get there and see what we need," go ahead and stop on the way (or bank on Walmart). The walls are thin and you'll hear everything your housemates are doing (I do a lot of turning over in my sleep - this kept the person downstairs awake). Great news - the bunkhouse is a whole separate building if you need it! None of these were deal breakers for us in any way! We had a wonderful time, but if our group dynamic had been different I might have felt differently. Many thanks for a wonderful stay - I would absolutely recommend this beautiful property to anyone!

Don’t plan on using the bunkhouse. We had planned on 4 people sleeping in there but the smell was so bad of mold and the AC units were black from dirt… the owner says. 3 nurses with us say this was definitely mold. The dishwasher was broken with standing dirty water and the stove was missing a knob making one burner unusable. The deck was nice but has wood rot issues.

I've been to struggling on how to even start this. We got there Wednesday. Noticed right away that there were so many issues. I messaged the host. He was expecting me, gave me a apology. Then explained that they were working on redoing things because of flooding issues. We immediately started looking for a different place to stay. Unfortunately, we couldn't find. We've been to the lake multiple times. My husband is in the area doing home inspections. We have a few friends on Beaver Lake. I'm an authors, so we thought I could finish my book, let's do a family vacation! We had four boys with us that could NOT use the cabin because of the way it smelled and the upstairs ac not working. I woke up the first night with what I thought were hives, because of how stressed I was. I had kids sleeping on floors! I ended up having to go to the er Thursday night at 11p.m. I was so itchy. Where they informed me it was bedbugs. Great way to find out I'm allergic. I messaged the host, he told me that they were mosquito bites. He took a class, so he knows. That they had had 3 previous tenants plus them before I checked in. Though he told me earlier that they had flooding issues and had to redo things. We were home Friday by 2 PM...2 days early. We lived in 10 hours way. It was so dirty and so many safety issues. Did say he would refund me. Born in Arkansas I know mosquitoes. Having a husband as a home inspector he has a list of issues. Also was NOT A KING BED! Took so many videos and pictures
This cabin and whole area is just a nice escape with an added aesthetic and comfort bonus. It worked well for us for a multi person stay, we would come back again!
This year we did a little something f different and rented a lake house to celebrate the holiday. There were 9 of us from age 13 to 53 and each of us enjoyed our stay as much as the next! The house was beautiful, the bunkhouse also lovely. Check in and out was easy and Brandon was helpful and accommodating at every turn! We plan to stay again and highly recommend this rental!
