1st floor 2BR 2BA Tower 3 at the Edgewater! Gulf Front

This is a 2 bedroom unit conveniently located on the FIRST floor of Tower Three, (the newest). For quick access to the beach, take the nearby stairs, no need to wait for the elevator.

2 BR floor plan of 1055 square feet and 70 square foot balcony.

The master bedroom has a king size bed, flatscreen TV and private bathroom. The 2nd bedroom has a queen size bed and access to the 2nd bathroom. The living room has a sleeper sofa.

We offer FREE secure wireless internet connection. There is a Flat Screen TV in the living room.

We chose this resort because of the LARGE and beautiful main pool with beautiful landscaping, hot tubs and restaurants. A fine dining restaurant on-site, and a Pizza Hut on-site for the kids. 6 tennis courts on-site, par 3 golf course on-site with carts available.

A smaller pool and a hot tub are situated directly in front of the unit for when you are looking for some more private time. The condo is full of upgrades, like granite counter tops, stainless steel appliances, 3 HD Tv's and beautiful furniture.

Edgewater Beach and Golf Resort is the only full-service resort on Panama City Beach. Nowhere else on the gulf coast will you find grounds this beautiful! Nowhere else on Panama City Beach will you find a golf course, a full service spa, 11 swimming pools, 6 reflecting ponds, 4 whirlpool spas, a Polynesian-style Lagoon Pool with an elaborate system of waterfalls and islands within the pool itself, 1/2 mile of private beach, water sports (jet ski, para-sail, banana boat, Kayak, Chartered boats), 2 oceanside restaurants and bars, gift shop and ice cream shop, tennis and basketball courts, shuffleboard, live music and activities pool-side (summer only), and 24 hour security.

EBR is conveniently located to countless activities. There are several restaurants, shops, and activities such as miniature golf and a game room all easily within walking distance. The new Pier Park is a short 5-minute drive. Here you will find several unique stores, many great restaurants, bars, live music, a movie theater, kids activities, and even a mall with all your favorite stores! All right across the street from the beach!! You may also like to take advantage of PCB's many other activities all within a short World Marine Park, the local zoo, Ripley's Believe It or Not Museum, Shell Island, chartered fishing tours, dolphin cruises, go carts....

Edgewater Resort charges a $50 registration fee which includes one parking pass. You may resgister another vehicle for an additional $30 via the registration site. The link to register will be provided once the reservation is paid in full.

Right Place Right Time

Perfect time to be in PCB and away from the north. The unit was comfortable and a joy to be in for the 3 weeks were there.

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Great location, great resort, but the room is dark, outdated, and we felt it wasn't as cleaned as it could have been when we arrived. The floors were still dirty and sandy when we arrived and we felt they could have been cleaner. Windows could have used a cleaning as well. That would be our only complaint, everything else was wonderful.

we really enjoyed the property and the amenities. All was exactly like shown (cleanliness needed some work), pool was visible outside on the balcony, beach right there in front of us, larger pool serving drinks, loved it. Met lots of folks from all over. Beach chairs and umbrellas in place for us daily (bit pricy).

We loved the condo and the location. We had a slight hiccup when we first arrived due to a mix up with housekeeping but it was resolved quickly. The only negative was the bed in the master was very uncomfortable

Absolutely love the property! This is our second time there and plan on going back. The pools and beach are wonderful. Although, we would get a different room next time. It was in a great location- first floor, great view, and near steps. The interior had some issues that the previous room did not. They are minor, but still inconvenient. It is the only reason we didn’t give it five stars. The dishwasher turned on but didn’t clean any of the dishes. There were dirty dishes in the cabinets. The master bathtub/ shower was inconvenient- bulky that made it difficult to access. The faucet in the master shower was also coming out of the wall. The island countertop had a weird film on it- no matter what was used to clean it. As stated previously, we plan on returning to Edgewater resort!

Best condo/view of beach

We absolutely loved the condo and location. We could possibly rent this one again. The only thing we didn’t like was the location of the gate to get to the beach access. We used the public access right by the entrance of the property. I have 3 or 4 pictures of things that are broke in the condo. Do I need to submit them to someone?

Fantastic stay! Love the windows.

All the comforts of home just with Amazing views! Loved the resort, we used the pool cloe to the condo as it was less busy. Loved that the resort had a restaurant on property made it very convenient for dinner or lunch. We rented chair most beach days and it was so nice to not have a ton of set up and to load back to the condo. Dryer needs to be updated or repaired we had a sick 2 yr old on 2 of our days and had to dry the clothes we washed several times to get them dry. Maid was running late when we checked in so a little trouble there but nothing terrible. Overall fantastic stay!!!

Edgewater Review Pan City Beach

Condo was fine. Edgewater complex was large and nice. We had a good stay. Only small complaint was the pull-out sofa had no sheets/bedding. Requested it but never got it. We wound up getting bedding from the Edgewater laundry room.

Phenomenal location, cleanliness could use work

The location was perfect. Great access to beach and amenities. My ONLY problem was cleanliness. It was fine, but the dishwasher is in need of either replacement or repair. I noticed dirty dishes in the cabinets and after running loads they didn't get clean, which I think was the reason for the previous mention. All in all a great place to stay. The bedroom on the right as you walk in could use a new mattress as well.

Reviewer Comments: The condo wasn't very clean, the overall condo looked to have had a rushed wipe down,the blankets for the beds had not been washed, the sink in master bathroom was stopped up and had dried debris in it, the refrigerator door parts were on top of the refrigerator, the glass top table still had drink rings from previous guest, the cushions for sofas were scattered about.I did contact property manager and they did offer to come and take care of some of it but we would have had to clear out while they did the work..but after an 8 hr drive we decided to clean and wash the things we used ourselves and asked that they manage the other issues after we checked out. The beach and pool areas were pretty good.

Very Disappointed – Not Worth the Money I have never written a negative review in my 41 years, but I felt this one was necessary. We spent over 4,000 on this condo expecting a clean, well-maintained space for a special family trip—and unfortunately, it fell far short.The unit was not clean when we arrived. The refrigerator was missing shelves, the dishwasher had a terrible odor, and overall cleanliness was clearly not a priority. The lighting throughout the condo was extremely poor, especially in the bathroom—taking a shower in the tub felt like being in a cave.For the price, I expected a much higher standard. We made the best of our trip, but the condition of this condo was a real letdown and absolutely not worth the money.

Love this condo!!

This was our third time staying at this resort and second time at this condo. We love that it is on the first floor and the stairs are right outside the door. It makes it so easy to get to the heated pool and easy access to the car. The condo was clean and well stocked. The only issue we had was getting our parking pass but the property management responded right away. They were really nice and resolved our issue. The only downfall with the condo is that it is getting a little "tired" looking and could stand a few updates. We highly recommend this condo and we plan on returning next year for our third visit!!

No toilet paper?

We enjoyed the location. The unit was very nice and really clean. The soaker tub wasnt useable though because where they have spray painted it a new color, it's peeling everywhere. They only supply the 1st trash bag and 2 dishwasher tabs for a whole week. And....only the 1st roll of toilet paper. Rest is on you. Really? Even Motel 6 provides t.p.We went to swim at the lagoon pool and learned that it was $68 to rent 2 chairs and umbrella. $300 for a small cabana. I can see maybe $150 for the cabana but shouldnt tgey provide you with a place to sit? Very frustrating

Definetely not worth the price

Our doors would not lock when we left condo the lights didn’t work in the master bath and most of the windows outlets were so loose that you had no lights in the living room or charging phones were not possible! We found beach sound in 2 beds as wel just a terrible experience for the price we paid! I sent the property manager a text and still no response.

Don’t trust

I booked my stay 6+ months in advance and paid in full 2 months. I get an email less than a week before my trip saying the condo is going under construction and they have cancelled my reservation. After many emails I was able to finally secure another condo in a totally different building far away from everything and where I booked. What do you know but when I arrived the condo I booked was occupied all week with no construction. Don’t trust this group.

There was a run of blood on our bedroom door. The comforter had a smell to it. Before using any dish we had to wash them. There were utensils that looked as though they were only rinsed off. Could’ve used another blanket or two. Also could’ve used a few more bath towels and hand towels. Overall it was a good stay with as I said a great view of the beach. Just could’ve been cleaner.

No Return

No Return: The resort itself was nice, the grounds were pretty with a large pool area and plenty of beach even for those who aren’t early risers. It is in a good location with fairly easy access to both the Pier Park area as well as St. Andrews area. The condo was spacious, plenty of room to spread out. However, the entrance to the beach is a very long walk away and not sure why access could not be created for tower 3. The dishwasher was full of dirty dishes so we rewashed everything, glasses, silverware, pots and pans as well as utensils. The floors were also very dirty and the bedsheets on the master bed had a red stain on the comforter, not sure what it was but it was washed. The drains in the bathrooms were clogged and we had to stand in 6 to 8 inches of dirty water. The shower curtains in both bathrooms were covered in black mold! All of this was brought to the management company. They replied once asking what they could do to rectify the situation, then they sent two clear cheap shower curtains but no hangers. The shower curtain in the bathrooms were two peace curtains so the bottom can be detached and washed. We did wash them in bleach twice and most of the mold came out. For the price we paid, this unit was sorely lacking in cleanliness. Steer clear of this management company, Emerald Coast Destinations, Edgewater Beach Resort room 102-3. Vrbo.com Property # 2284684. Very disappointed. So, this is why I named my review "No Return". We may go back to Panama City Beach and we may stay at Edgewater, but no return to any property managed by Emerald Coast Destinations.
