Open Concept Luxury Condo - Huge Deck w/Fire Pit & Views -Steps to the Slopes

OPEN CONCEPT living room, dining room and kitchen flow out onto the 20’ x 8’ balcony overlooking The Needles. Or stay in and gather round the wood burning fireplace.

Our 4 bedroom, 3 bath (Unit 5) townhome is located in the Sitzmark Building at Purgatory Ski Resort and offers convenience in all seasons. This is a mountain retreat right at the base of one of Purgatory’s favorite runs, Lower Hades - just a minute walk from the condo. Ski down to the high-speed six pack in the morning, and ski back in the afternoon. In spring, summer and fall, mountain biking and hiking trails are just the other side of the front door. . This location cannot be beat, and it’s close to the skier base area, all of the restaurants and shops, and the primary amenities of the main skier village at Purgatory.

The townhome offers plenty of space with an open living room, vaulted ceilings, and a large deck with amazing views. Enjoy the beautiful mountain views from the large and sunny deck. This condo features parking for 2 vehicles in front of the unit, washer and dryer, WIFI and a gas grill.

2nd - Queen (Ground Floor)
3rd - 2 Bunk Bed Sets (Both are Single over Single) (Ground Floor)
4th - Bunk Bed (Double over Double) (Ground Floor)

This home is pet friendly! We allow a maximum of 2 dogs max and the pet fee is $40/day (for a max $250 per stay).

The 4% resort fee included in the quote is the required resort fee that must be charged & does not allow access to the Durango Mountain Club. For an additional (and optional) 4% resort fee, you will have access to the Durango Mountain Club which includes an outdoor heated pool with slide, outdoor hot tub & workout facility. When booking, just advise if you would like us to add the additional 4% resort fee.

Book at least a week and a 10% discount is automatically applied (Excludes Christmas/New Years).

We loved the condo's open main area and were happy with how clean it was. The bedrooms fit our group well. We had some minor issues such as the outdoor firepit not working, deck furniture being stored away during the time we stayed, and some trial and error to find the right balance with the heaters in the bedrooms to be comfortable. The host was very quick to respond and address any questions we had. Would recommend this property!

Overall, the location was fantastic — just a few minutes’ walk to the lift. My friends and I came for spring break and had an amazing time at the resort. The only downside was the cleanliness. The hard water left the silverware, pans, and pots looking dirty, which was a bit disappointing.

Reviewer Comments: The home is very nice, great for multiple family members or guests with good variety of size rooms plus the kitchen and living room are great areas for larger gathering of everyone.The views from the balcony are incredible to enjoy Colorado's mountains. If you are going and doing things in Durango, know that this is a good 1/2 hour or so drive from Durango but it's a great location to stay in.Our only drawback was the directions given were not very specific to actually locate the building the unit it is, the building signage itself is very difficult to find and basically cannot be seen in the dark and the area is difficult to find the unit within the complex if dark. It's easier to find the Edelweiss building then know you are 2 buildings over. The owner quick to respond to our texts to try and find it, just not very precise with the actual directions if you aren't familiar with the area which has a LOT of different units.

Ski Vacation

We enjoyed the view from the back looking at the mountains. We found the little hill to hike up to get easy access to the ski lifts every morning and enjoyed being able to ski almost all the way back for lunch and when we were done.

Communication great, house comfortable, oddities

Overall the management was amazing and super communicative. Location was fantastic, the space was great for our large group. However, being a group of 10, they only gave us 2 pods for dishes, the kitchen sink was not functioning properly and we could not get hot water. one of the downstairs bathroom tubs did not drain, the heat upstairs was either on or off, not really temp controlled. And the tiny boxes of soap and cleaning supplies is so wasteful. It would be nice if there was refillable soap, conditioner, hand soap, and lotion vs wasteful boxes and small plastic containers. For larger groups giving us more laundry pods is imperative...

Thank you for leaving us a review. Your feedback is important to us. In June 2022, a second 50 gallon hot water heater was added to ensure plenty of hot water. We are unaware of any electrical issues and have not had any reports of electrical issues subsequently. We would have addressed any electrical issues during the stay had we been notified.

Adequate for low maintenance kinda people.

Overall is good. There is definitely room for improvement. One burner of the stove doesn't work. The oven door doesn't shut unless you line it up properly. The dishwasher does not actually wash dishes. The kitchen sink plumbing is held together with bailing wire and the sprayer is so corroded that it doesn't shut off when you let go of the button. There are a lot of cabinet drawers and doors that are broken and they may fall out. The cutlery and useable utensils for preparing a meal are mostly old, broken and outdated. If you are planning on using the kitchen to prepare meals, you will be disappointed. Other than that, the views are fantastic. The master bathroom is delightful. Access to the ski area is ideal and it is a prefect rental for 2 families to share a vacation rental.

Overall, I do not recommend this vacation rental. Reviewer Comments: The place was nice and the view was awesome. Nice balcony once the snow was shoveled off. However, this was definitely not a ski in/ ski out. Lots of walking or drop offs. Also PLEASE do the future guests a favor and get tankless hot water heaters. We had a family of ten people and not one day did we all get a shower. Very disappointing for the price.

Great House!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: All 10 of us were extremely happy with the condition of everything and the cleanliness of the home when we arrived. All of the rooms had their own heater so each of us could make it as warm/cold as they prefer and nobody felt that they needed more space. The heated closet out by the car port made things handy to store things without them freezing overnight, helping to not have to store ski boots inside the home.Great place, we would love to come back.The only issues we had was when we arrived. We had to move the furniture that was spread out in the car port so that we could partially fit a car in the car port and the 2nd vehicle in front of the entryway. The other issue was that there was a large pile of ice that was in front of the front step which made it more difficult and dangerous when coming in/leaving. No Salt or other shovel was able to be found to help remedy the situation.

Great view - could use some tweaks

Rating Details: The property manager was more than helpful. The vacation rental was clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Had a great time in Purgatory and enjoyed having use of a full condo for our family. The living room is very large and the dining table was big enough to accommodate our group of 7 - and even a couple more! The front deck was also awesome for viewing the mountains. We enjoyed our experience overall, but there are things that should be addressed in the condo. The washing machine is a front loader that reeks of mold. 3 of the 4 bedrooms are on this level. If you are mold sensitive like me, you will wake up with swollen eyes. The management company sent the maintenance guy out to run a vinegar wash. When we opened the door for him he said “wow, this place smells like a basement.” Unfortunately 3 vinegar washes later, the 1st floor of the condo still was awful. Our clothes all smell bad too. There is a note to leave the washer door open to “avoid funky loads,” but at this point I think the washer really needs to be replaced. I appreciated that the maintenance guy was sent so quickly, but it’s a real issue. The screen door to the front deck is torn and easily comes off its track. Since there is no A/C, the door needs to be kept open for ventilation, but the screen door let bugs through given the tears. A cover to throw over the patio furniture during the daily summer rains would be welcomed. Otherwise, you can never sit outside since they are getting wet every day.

We have alerted our housekeeping team to be sure to run a vinegar wash on a more regular basis and apologize that it was not done prior to your visit. I wouldn't want to wash my clothes in a smelly washer either. We are really glad you called us so we could send them out to do the wash cycles. We will also keep a close eye on it and replace it if the wash cycles don't ultimately help remedy the problem! We will be replacing the screen door - again, thank you for letting us know. We hope these things did not detract too much from your stay and we apologize for any inconvenience they may have caused. Other than that, it was a pleasure to host you and your family! Not a good winter rental

As with other reviews, the water heater was a definite issue. We had 9 people and had to schedule showers because only 1 could go at a time and had to be 30 minutes apart, otherwise the water was ice cold. I also agree that it shouldn’t be advertised as ski in/out. You have to hike up quite a snow mound that is not easy with all ski gear and no stairs available. Kids sliding all over the place, many tears shed. The only people that can ski in are expert skiers as it is a steep black, in the trees to ski in. The walk to /from the lift is not fun but would recommend a driver drop off. We also had issues with the heaters clicking and rattling in the middle of the night, waking most of the people downstairs every night. The request to keep all skis and boots outside while listing as a ski in/out is completely unreasonable. Any skier knows you cannot leave boots outside in freezing weather. Skis, boards could also get stolen. I appreciate not wanting to mess up the wood floors but you cannot request to keep boots stored outside, plus there is no dry space outside to put on equipment so socks got wet which led to very cold feet during the day and some kids quit half day because their feet were too cold. Internet dropped quite a bit and we ended up using our phones as hot spots. The picture on the stairs kept falling and hitting people in the head as they walked up. Kitchen had some great supplies for cooking but there was no food storage containers for left overs. Now, with that, the views were amazing! I would recommend for summer trips and smaller family size or at an off season rate. Not worth prime time rates.

I'm sorry you feel this isn't a good winter rental... most guests love staying here and its easy access to the slopes and Purgatory Resort activities. The run that drops in parallel to the building is a green cat walk (a black run is not required for access) . Please always feel free to call and we can assist with directions. In June 2022, a second 50 gallon hot water heater was added to ensure plenty of hot water regardless of the size of the party. In fall 2022, the 2 baseboard heaters that made the clicking noise were replaced. There is a ski/boot storage inside the front door. There is no requirement or expectation to leave ski gear outside for all the reasons mentioned. In November 2023, the WIFI was upgraded to Starlink to eliminate connectivity issues. Average speeds are now around 150MBS.
