This unit has all the amenities of a home but the location that can't be beat of the Beach Club/WaterColor Inn - with access to the same amenities including the Beach Club (wristbands for access included with your stay), Camp WaterColor, 7 more pools, tennis courts, walking trails and more!
No parking in WaterColor? Also not a problem at this location as there is a free lot adjacent to the building just for owners and guests of these units!
From top-of-the-line appliances, 12' ceilings, Gulf views, TWO separate porches one with a porch swing, to the gorgeous coastal decor and open floor plan perfect for entertaining, dining and relaxing - plus board games for the family's enjoyment - this fully-equipped unit is the perfect spot for memories to be made!
This GORGEOUS condo is situated in the Beach District of the WaterColor community, making for unrivaled access to WaterColor's numerous amenity offerings (the WaterColor Beach Club, Boathouse, Camp WaterColor, etc. just to name a few)!
The gourmet kitchen boasts quartz counter tops, stainless steel appliances, breakfast bar, and a spacious dining area + a spacious living area with doors that open on to the porch. Sit and enjoy the Florida breezes while relaxing on one of the covered porches or take a short walk over to Seaside for more eating, shopping and entertainment!
There is a parking lot behind the building, and/or pads located throughout the community.

This house comes with a maximum of 6 wristbands, which per the WaterColor HOA limits the number we accommodate even if there are sleeping arrangements in the home for more. Children under 5 are not required to wear a wristband so are not included in this number.

We do have a pack n' play if needed.
*If you're traveling with a group and need more space, we also manage an additional condo in this building (WaterColor Sunrise- Condo #204, 3 bedrooms), allowing you to stay close together while still enjoying some privacy. Based on availability, these homes can be rented out at the same time.

It is a 500 acre community with award winning tennis facilities, and acres of parks + gardens + fountains + pathways throughout!
Conveniently located right next to the town center of Seaside (walking distance) and Grayton Beach State Park in Santa Rosa Beach, this neighborhood of charming coastal homes and mature tree-shaded streets is the place to be!
Nestled in WaterColor's residential area, the WaterColor BoatHouse sits on the Western Lake, a coastal dune lake, and is where you go for water adventure rentals and experiences of all types! Rent kayaks, SUP boards, canoes and more! They have lesson, tours, workout classes and fun experiences for all ages!
Guests will have access included with their reservation to the newly expanded + renovated WaterColor Beach Club. It features a huge main pool and lounge area, additional pool deck with even more lounge seating, and third pool area with zero-entry (perfect for even the littlest kids!). It also has dining service available, and a sunset bar, Costa Chica. All of these amenities have beautiful views of the Gulf!
Guests will also have inclusive access to the new Camp WaterColor facilities! This entire establishment is geared towards kids and has: main butterfly pool with monarch slide, caterpillar pool (zero-entry + children's area with skipper slide), lazy lizard pool (zero-entry + lazy river), lifeguards on duty, The Canteen restaurant + bar, basketball court, playing field, and playground.
Other things to note -Beach chairs through WaterColor Beach Club should be reserved well in advance. -In order to receive the proper number of amenity wristbands, you MUST enter the total number of people in your travel group WHEN YOU MAKE YOUR RESERVATION. Please bear in mind that the HOA will not be able to provide additional wristbands once you are here. Finally, the WaterColor HOA will charge $50 per wristband to replace any that are lost. *Watercolor requires guest contact information for Watercolor wristband registration. -Please note we provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay -Weddings and other similar events not allowed at this home. Violation of any home rules may result in forfeiture of rental payments and deposits, as well as subject to HOA, community and management fines. -Check in is 4:00 PM & check out is 10:00 AM. These times are strict and late check out will be subject to another day's rental fees. -Smoking is strictly prohibited. -All renters must be over 25 years of age, or if under age 25 must be accompanied by a parent/legal guardian. -Damage that occurs will be collected from the renters. -Southern Holiday Homes can not be held liable for any damage or injury to any persons.

This is a beautiful spacious place to stay for the six of us. A big kitchen with everything we needed and an amazing ice maker. We absolutely loved the porch outside of our living room which was nicely shaded in the afternoons. We were conveniently located by the beach and pools. right by

Home was clean and exactly as pictured. Tall ceilings made it feel even larger! You can’t beat this Watercolor location just steps from the Beach Club, restaurants, & shopping! However, the amazing location and home was made even better thanks to a host that was always quick to respond and the most helpful VRBO host we’ve experienced! We will absolutely stay again!
We're a family of four and had plenty of room. I'd go far as to describe the accommodation as high-end. Just note that the apartment is in the main square above a small restaurant. My family loved it; but we stayed in winter. I'm sure in summer it would've been a crowded area, but it's steps away from the main pool.

The management staff had let this place go… chipped paint on cabinets handrails . The Light in master shower doesn’t work and the blinds were broke in the bedroom so we could not shut them for privacy. The hvac unit has been leaking for a long time because the floor in the kitchen has turned black and was actually wet when standing on it. TVs didn’t work with the internet in the bedrooms. I would pick another place until they fix it or switch management companies. I would be embarrassed to tell people this was my condo.

Since your departure, our maintenance and housekeeping teams have confirmed that the home is in great condition. The small area of chipped paint mentioned has already been touched up, the flooring issue has been fully repaired, and we had a licensed professional verify the unit is absolutely guest ready as it has always been. The Wi-Fi and TVs are all functioning properly as we see on our detailed inspection prior to your stay, and our detailed welcome book—including Wi-Fi instructions and our 24/7 on-call number—is available in every unit should guests ever need assistance.

Our stay was a mixed bag. The location was incredible as it was right next to the Beach Club (pools/restaurant/bar), beach access, restaurants, and shops. The condo also seemed to be well made as noise was minimal despite being a high-traffic area. However, issues with the property manager and house itself were significant enough that we would not re-visit the property.Property manager (Southern Holiday Homes) - Upon entering the unit we were confused to find a months-old parking pass that was hidden in a pamphlet. I reached out to Southern Holiday Homes via text and was told that they were in an unopened yellow envelope on the counter in the kitchen. This response implies that I am either blind or stupid which is not the customer service I would expect in one of the nicest and priciest areas in Florida. The next morning, we brought our access bands to the Beach Club and were told that they were inactive which means they were clearly from the prior guests. The property manager texted that they were on their way with the parking passes at 10:54AM, but after 5 hours of silence I ended up going to the HOA office and getting them myself. Overall, very unprofessional. House - It's a rental and it shows, but is generally nice. There are sleeping arrangements for children, but no kid-friendly plates, cups, utensils, etc. A faucet leaked while we were there (clearly not the first time) and the AC filter was in desperate need of replacement, both of which were fixed when asked.

We’re truly sorry that parts of your stay were frustrating, and we understand how check-in issues can affect the overall experience. Regarding the parking pass, we apologize if our message came across the wrong way, that was never our intention, and we always strive to communicate respectfully and helpfully. We were only relaying the information from the property manager.
While human error can happen, we also agree the Beach Club access band issue should not have happened at all. As soon as we were notified, our Guest Services manager worked directly with the HOA to have new bands issued as quickly as possible. We’re sorry for the inconvenience and time it caused.
Thank you as well for reporting the faucet and AC filter. Our team addressed the faucet right away, and while we were happy to replace the AC filter upon request, our pre-arrival inspection records showed it was clean prior to check-in. Regardless, guest comfort is our priority and we’re always willing to re-check and respond quickly.

Mold, broken door
The property was well decorated, and all furnitures were comfortable and adequate. My reasoning for the 1 star review was the black mold on the ceiling of the Master bathroom. We all left coughing, and I’m not sure whether the mold played a factor into us feeling sick. Also, the proximity of the parking to the condo was not convenient. They’re doing construction on the adjacent building, and some of the closer parking lots were not accessible due to this. Often times we had to park about 1-3 min walking distance away from the condo, which made loading/unloading very difficult. This detail was not mentioned in the description of the listing.
Lastly, we had a near catastrophic incident where a heavy closet door in the master closet fell off and landed on our 16 month old. Maintenance came to put the door back, but since it came off a few times during our trip, I hope they fix it permanently so that a scary incident like this does not happen. 2 min walk to restaurants, shops. 5 min walk to the beach. Wifi, AC were working good. They had beach umbrellas and chairs that you could use. The ice maker in the kitchen was a plus.

There is no mold in the unit, and I wish if you had any issue during your stay you would have reported it upon check-in as requested in our house instructions book so we could have immediately addressed it for you. Thankfully the construction/painting on the adjacent building is now complete!
We had an amazing time at this condo! It is in a perfect location, nestled above some of the shops at Watercolor right next to the beach club. Made it super easy to get anywhere quickly. Staying here gets you access to all of the amazing Watercolor amenities like the beach club & Camp Watercolor, which our family loved.
The condo featured really nice appliances and has two great porches you can enjoy. I was also really impressed with the management company because they were super quick to respond to everything.
We would definitely come here again!
I cannot say enough wonderful things about this condo and the property management company. Ashley was super responsive. The condo was perfect for our little family of 3 - proximity to the beach club and beach access, great patio swing for morning coffee. Just the best. We will be back next year!
The condo was beautiful, we had a blissful week with my Sister and her kids. We really enjoyed the amenities, the communication with the property managers was great. We only wish we could’ve stayed longer.
Wonderful location…so close to all the amenities. Large unit above the shops. Very clean and enjoyable stay. We would highly recommend. It was very clean upon arrival and very nicely furnished with everything you need. Nice appliances and an ice machine was a huge plus. Beds were very comfortable and clean.
