Perfect farmstead getaway for couples or travelers needing a peaceful night on the road. Private suite is located in a beautiful home on a scenic farm in eastern Kentucky surrounded by green pastures and forested hills. Includes a private full bath with shower/tub combo. Common areas include a half bath, laundry, and workout room. Our home is located near attractions such as Cave Run Lake, Natural Bridge State Resort Park, and Red River Gorge. We are just minutes from the local shops and restaurants of downtown West Liberty. In the past, we have hosted long-term stays for traveling nurses and tradesmen.

Our Pickle Barn is a heated and cooled indoor facility built specifically for pickleball. The pickleball court is regulation size and coated for pickleball. We have two on-site PPR Certified Coaches available for lessons. The facility includes a bathroom, hang out area with a sectional sofa, dining table, bar, refrigerator, WiFi and smart TV. The court can be rented separately through the Swimply website by searching West Liberty, Kentucky and selecting the pickleball category.

Franklin Farm Rentals, LLC is operated by Darby & Jody Franklin and their son, Perry Franklin. We are headquartered in West Liberty, Kentucky where all of us have lived nearly our whole lives. Our first experience in operating vacation rentals was in 2017 with a condo in Hilton Head Island, South Carolina. We then purchased a condo on beautiful Chautauqua Lake in New York. After several successful years, we chose to sell these properties and now actively manage two rentals. One is our home in Cincinnati, Ohio. The other is in our hometown of West Liberty, Kentucky. These rentals are currently active and can be found on both VRBO and AirBnB!
Why they chose this property
Our family built this home in 2007 on our family farm. The location was perfect as it provides plenty of outdoor space for activities such as farming, gardening, and horse back riding while still only being minutes from town. The farm itself has been in our family since 1975 and three generations of Franklins have lived here since.
What makes this property unique
What makes our property unique is the addition in 2025 of our new Pickle Barn. Our family began playing pickleball in February of 2023. From the first time we played, we were hooked. Unfortunately West Liberty does not currently have any dedicated pickleball courts. This made it hard for us to get to play the sport we had become obsessed with. After almost two years of playing consistently, we decided to build our own court and allow others to rent it.
