About this property

3 cottages near lake.

Vacationing at May Brook Falls Cottages gives you the opportunity to relax, unwind, and enjoy a slower pace.

These recently renovated cottages are nestled along May Brook in Barton, Vermont, across the street from Pageant Park Beach on Crystal Lake.
Situated on over an acre of land, there is plenty of room for camp fires, lawn games, running around, and just enjoying nature. At the back of the property is May Brook Falls, a beautiful waterfall that sets the soundtrack to your stay.
Until recently, these cottages were privately owned and rarely rented. We were lucky enough to purchase all three in Early Spring 2021. Our goal is to provide small gatherings of guests with a comfortable private stay along the brook with all of the natural beauty Vermont has to offer.
The lake is mostly obscured from view in the summer by trees and a few RVs, but you are a 1 min. (or less) walk from the Pageant Park which sports a well maintained, sandy beach, and about a half mile from the state beach. Both locations have bathhouses and charge a small daily use fee.
We have completely renovated all three cottages. Enjoy an eclectic mix of antique furnishings along with new beds, bathrooms and kitchens, smart TV's and wifi! Your stay also includes punch card access to the permit only Pageant Park beach. Check in is anytime after 4 p.m. and check out is 11 a.m.
Dogs are allowed, 1 per cabin. We ask that you please clean up after them.
After booking, we may reach out to finalize all details such as number of guests, in order to provide guests with the best possible stay.
Considering these cottages share more than a grassy acre bordered by May Brook, social distancing is not a problem! Our published rate includes the entire property of all 3 cottages and grounds per night based on a weekly stay. The cottages are rented together through peak season, so that the grounds can be enjoyed by one group.
If you are interested in renting 1 cabin during non-peak season, or in between peak season bookings, please message us for availability.

Quiet, relaxing, and fun getaway
These cabins were everything we wanted for a rejuvenating week in Vermont. They had all the basics we needed but also the coziness and simplicity that we were looking for. We absolutely loved going to the lake as well as heading out for hiking, biking, and otherwise enjoying the area. There was also more than enough room on the actual property for us (a group of seven, including kids) to play and relax. The hosts were incredibly nice, helpful, and communicative. It was hard to get back to reality after this vacation!

Our second stay
We enjoyed the cabins this year as well as last. The little kitchen is fine for the space but there is no food storage so we use the table top for all our food items so ALL of our meals took place outside. We loved that but it would be convenient to have a tray to carry items from inside to out and vice versa. The bed linens are worn and there were no replacements if needed and the cheap toilet seat remains and still pinched my leg. But those are little items and easily fixed. Noah was attentive and friendly. We had the best times there once again. Thanks for the space. It was perfectly peaceful.

Wonderful family getaway
We had an amazing week at this property. As three families traveling together the setup was perfect for us. The property was beautiful with plenty of room to spread out. Kids had a blast climbing in the waterfall behind the property. Cottages we’re clean and Beds were super comfortable and we slept great listening to the sounds of the creek. We had one issue with the fridge but the owner was super responsive and came by to fix it straight away. The only negative is the listing implies that you have unlimited access to the lake across the street, however this is not the case. Each cabin gets a punch card with 10punches. While we had some rain and it didn’t end up being an issue for us this was annoying to keep track of, and we found ourselves not going over there for an evening walk or so because we didn’t want to waste our punches. Also there is no view of the lake. What appears to be a park in front of the lake in the photos is actually a campground that is full of campers. We felt this lacked a little transparency. However the lake was absolutely stunning, and we still had an incredible trip. If you are multiple families traveling together we highly recommend this property!

Why they chose this property

We loved the idea of spending the summer near the lake, with some privacy. This is over an acre just below the falls and on the brook. No social distancing needed - 3 separate cabins with separate bathrooms and kitchens - perfect for family gatherings, vacationing with friends or kids, while still having your own space. The beach is just across the lane, and you are close to town for amenities. With over an acre of land, an on site waterfall and brook, and screened in porches this property offers the best vacationing in Vermont.
