Small Valley Ranch, located in Park City, Utah is the ultimate vacation rental property for guests that want a five star experience. This 20 million dollar private ranch compound completed in 2019 is like nothing you have ever seen. Small Valley Ranch was designed to create an environment where friends, family, or co-workers can have great times together and never need to leave the property. Your rental is for our luxury and spacious home. We offer free usage of our 6,300 sq ft. private recreation and athletics building where you and your guest can have endless entertainment playing basketball, pickleball, volleyball, soccer, weight room, cardio equipment, pool table, ping pong, bubble hockey, Nascar racing simulators, shuffleboard, pacman, pinball, putting green, bocce, corn hole, listen to music, watch movies on the projector screen or numerous televisions, dine with your group, or hang in the cozy lounge area. We like to think of the recreation building as the Ultimate Man Cave, which was built by the owner to entertain his three boys. Guest renting our home have our permission to use the private recreation building for free. Your rental price is the same whether you choose to use the recreation building or not. No events are allowed. A rental agreement of 30 nights or more is required. Please watch the video tour of Small Valley Ranch to learn more. Park City, like most towns, has a noise ordinance that prohibits any outside noises above 65 decibels between 9 P.M. to 7 A.M. that can disturb a neighbor. In simple terms this means no outdoor music after 9 P.M. and you must be respectful of surrounding neighbors just as you would be in your own home. Noise measuring devices are installed at the entrance of the property, 600 feet from the main home, in order to monitor and prevent any potential noise violations.

Small Valley Ranch has an amazing location as it is centrally located five minutes from Kimball Junction (Park City’s main shopping area), 15-20 minutes to Deer Valley and Park City/Canyons Mountain, and 40 Minutes from Salt Lake City airport. 28 night rental. The view from Small Valley ranch is the entire mountain range of Deer Valley, Park City and Olympic Park. Small Valley Ranch, located in a subdivision called Silver Creek, gives you the ability to have extreme privacy on 9 acres, but be at Walmart, Home Depot, Best Buy, state liquor store, grocery stores, and restaurants within five minutes.

During your stay we include daily cleaning and for an additional fee we offer an incredible butler to take care of all your errands, grocery shopping, light cooking of all meals, appetizers, bar tending, and maintaining and cleaning all kitchens. She is amazing and you can read about our butler in the reviews. We can suggest some great local activities and we can recommend private chefs, caterers, and masseuse to enhance your nightly rental experience.

The Place Was Amazing!!

This property was a dream for our group. We brought a small founder community (31 people) and the place had an endless amount of activities for us to engage in, lots of space to spread out and relax, and the property itself was gorgeous. Our trip was for an executive retreat with a group of 9 colleagues and their guest with a total of 18 in our group. Our stay was amazing. Kelly and Greg are wonderful host and went above and beyond to prepare for our stay. They had open communication with us for weeks leading up to our trip to ensure their home would be stocked and ready for our arrival and they also provided us with local referrals and excursion recommendations. The property was immaculate and well taken care of. It was also very spacious, there was more than enough room for our group of 18. The views from the property were breathtaking. Incredible family reunion

Where can we start? The property is amazing. The highlight had to be the Barn. Imagine 24 grand kids playing basketball, pickel ball , movie nights, lounging, pinball/pool w a work out gym all under one roof. Perfect setting for our live band night and talent show….steps from the fire pit which hosted nightly gatherings. Enjoy your morning coffee staring at the mountains while the wonderful Macarena prepares a delicious breakfast for your family. Book it- it was so much fun!

We had a fantastic time at Small Valley Ranch. Everything was amazing. The facilities, including the clubhouse, are terrific. We spent every evening there as I think you’ll struggle to set up a more idyllic evening location! The houses are spacious and modern and offer enough space to entertain 15-20 people easily for a dinner or get together. If you use the clubhouse, then you could host an event for 40 people easily. The property is a convenient 15 minutes drive from Park City, which gives you all the privacy you would ever need. Macarena, who looked after us during our stay was like a dream come true. She helped so much and made our stay feel truly special (can’t give too many stars to Macarena! It feels like she should have her own page on here). 10/10, will come again!

Perfect spot for business retreat

Small Valley Ranch was the ideal location to host our business retreat. We had 11 people so everyone had their own room. We ate meals together in the main house and hosted meetings in the clubhouse. The clubhouse is definitely a very unique feature of the property and allowed us to have some physical activity even in the middle of winter. It was fun to play basketball, pickleball and even a game of dodgeball during our breaks. There’s an on-site weight room and we hosted a private yoga class on the basketball court. The location was very convenient for us to do an offsite activity each day we were there. The staff was incredible. Macarena prepared breakfast and lunch for us and was able to run to the store to pick up anything we needed while we were there. Victor and his wife kept the entire compound spotless and were so gracious and kind. Overall, we had a wonderful experience. It’s the perfect location for a business retreat, family reunion, or any other large gathering.

Truly exceptional!

We've stayed at many amazing properties and our stay at SVR exceeded expectations. We had a large gathering of 34 people (adults + kids) across SVR and another neighboring property for a long weekend. We had an absolute blast. The entire experience felt similar to what one would expect from a full service luxury hotel. The attention to detail at the main house, clubhouse and annex was excellent. The owners were very responsive. They helped to answer any questions and provided suggestions that made the planning process so much easier! They introduced us to Macarena who, for an additional fee, helped us with errands, grocery shopping, set up, making drinks and pretty much anything else we needed. She was great and it wouldn't have been the same experience without her help. We also used many of the vendors that the owners suggested, and they were all of consistently top quality. The clubhouse is truly a rare find. Kids and adults played pickleball, basketball, arcade games, soccer, etc. and listened to live music over dinner. It is a well thought out, versatile space for all sorts of entertainment.

Perfect place for vacation

We found this on VRBO after looking at other properties for months, and we are so glad we found it. The property was incredible , and perfect for our 3 families and friends that stayed with us. Both the main house and guest house are beautiful, very clean, and have top of the line appliances and electronics. The clubhouse with the gym and game room is a place that you can spend the whole week in. We had 9 kids with us and they played and played there - basketball, pickleball, soccer, the arcade, movie watching. It was the perfect place, and 15 minutes from Park City if you want to go into town. If you stay here, you should definitely use Macarena as your butler. Our family loved Macarena - she prepared breakfast and lunch, and was a great help with the kids. She took us on horseback rides and showed the kids how to take care of them, and did so many other things to make the trip very easy. She also helped with dinner ideas and anything we needed at the property. Greg and Kelly were great too, we had several emails back and forth and a call with Kelly before the trip to talk about what there was to do around Park City. They were very responsive and made sure that everything was seamless. We would definitely stay here again if we make our way back to Park City.

Spectacular Family Compound

This property is the pinnacle of amenities and privacy combined with a staff and owners that exceeds your expectations. The owners advice on what to do with large groups was so helpful in keeping our group full of activities(though I will add that just being on the property is a vacation). Our younger travelers would have never left the clubhouse it is equipped with everything for kids from 5 to 100. Many of our group participated in riding and grooming the horses, they fell in love with horses and enjoyed an afternoon of indoor riding. Victor diligent and responsive with every detail to make our stay enjoyable. Meeting Fausto and his team through the owners was an amazing experience and we easily formed a bond that will last many years and memories to come. Snowmobiling, snow boarding back country, Woodward park. Twenty somethings loved the convenience to shopping nightlife and slopes. Fausto came a prepared authentic Cuban fair for our whole group to celebrate a wedding anniversary and the new year. Kelly and Greg for allowing us to experience this property many thanks. Your vision and execution for this oasis is transcendental. My only regret is having to leave this winter wonderland.

5 stars - AMAZING property and stay!

This was the most perfect property to host a small company offsite. It had everything you could ask for and more and nearby to Park City Mountain to boot. I worked with Kelly weeks in advance to let her know the experiences I was looking for including a personal chef for the group, daily breakfast + lunches, and activities in the area. She was super helpful and introduced me to Chef David for the dinners, Macarena for breakfast/lunch/misc errands, and Fausto for group activities and tour guide. I can honestly say this was the perfect dream team to wow my whole company. We were so well looked after. Macarena made sure we had every single thing we needed, big or small - she was so on top of it and happy to help with every request to make it feel special. Chef David and team were phenomenal - taco bar, burger bar, sushi + ramen night, tapas, and Rocky Mountain dinner - worth it!! We were so spoiled this week. Fausto helped arrange the ski / snowboard lessons, horseback trail rides, snowmobiling, show shoeing, and massages. He was very helpful and the team loved him! Norma and Victor (housekeeping and property manager) also helped us with lots of little things around the house and cleaned up after us. We can't say thank you enough and we are excited to come back again one day!!! Highly recommend!!! :D

One-of-a-kind property in Park City!

OMG! This property is off the chart, even by Park City standards. There are many beautiful homes in Park City, but nothing compares to Small Valley Ranch. The main house with eight bedrooms was more than perfect for our group of 16 (8 adults and 8 kids). Each bedroom had en-suite bathrooms, large screen TVs, and insanely comfortable beds along with blackout curtains. The kitchen with a separate pantry room (not a cabinet) is an entertainer's dream and perfect for multiple families. The house had everything you would ever need in stock and is incredibly clean! The refrigerator, multiple dishwashers, and appliances are all top of the line. The clubhouse was our favorite spot at the ranch, and we spent most of our time. The 8 girls are all between 13-18 years old, which makes them difficult to keep entertained but not at Small Valley Ranch! The kids truly lived their best lives despite the lack of early-season snow. There was so much for all of us to do on the property, and we used every inch of it. It was so rewarding to see them playing with each other and us rather than being on their phones (except to take videos of the insane property). They couldn't get enough of the soccer field (outdoor), basketball and pickleball court (indoor), and multiple arcade games. The husbands were hooked on the AeroSmith pinball and Nascar racing game. The fitness gym is private and spacious in the clubhouse with the latest equipment, including spin bikes, elliptical machine, treadmill weights, and a punching bag. We did not need the additional guest house and the offices/conference rooms, but the on-site property manager let us peek inside - nothing less than awesome. We walked every day on the gravel trail that flows throughout the neighborhood and doubles as a mountain bike and horseback riding trail. The snow was limited during our stay, but we skied one day at Park City, about a 10-15 minute drive. The view from the main house of all the ski resorts was incredible, and the location of the house was perfect for anywhere we wanted to go in Park City. I can't forget the horses! They had six of the most beautiful horses I have ever seen on the property. I loved sharing carrots with them. Walmart and Whole Foods are 5-7 minutes away, which I visited daily to replenish my stock. Kelly and Greg, thank you for sharing your one-of-a-kind property and providing us with memories that will last us a lifetime.

Absolutely Amazing!!!! You will not be disappointed!

This property was perfect for our group. Our group consisted of seven couples and six additional friends. There was more than enough room to comfortably accommodate everyone. Our group travels annually, and this is by far one of the best home properties that we've rented. The main house and the guest apartment was very clean and spacious, including very comfortable beds. There is an entertainment building that was unbelievable. The gym, exercise room, game room, sound equipment, dining and lounge area in that building kept us there all day (when we weren't exploring the slopes or the beautiful city). My words or the pictures will not do this property justice. You will have to see it to believe it. We are not only big on the accommodations, but also service. The property manager, Kelly, was top notch when it came to service. She was available to answer any questions that we had. There was also staff in a separate onsite property that ensured that the grounds were always properly maintained as well as assisted us with anything that we needed for the house, including daily cleaning. Kelly also made recommendations for an private chef team (I can even begin to rave about Chef David and his team) as well as traveling massage therapists for our group. I typically do not leave reviews. However, I think that it's important these days to really acknowledge properties and management teams that go above and beyond. Best Park City Rental Ever

This house was magnificent in every way. The Gym/Clubhouse was endless fun and we hosted so many fun get togethers there. Such a great entertainment spot. The indoor riding ring was the nicest we have ever seen. Proximity to both Kimball Juntion and the ski resorts was great because you can just access the highways in 2 minutes. Made our whole Christmas week!
