RENTAL RULES
This Rental Rules Addendum is attached to and made a part of the Vacation Rental Agreement between Homeowner and Guest(s).
SMOKING
This is a NON SMOKING OR VAPING home. If it is discovered that smoking is present, you will be asked to leave the premises immediately and will forfeit the entire rent. This is a NO TOLERANCE policy with NO EXCEPTIONS. Please adhere to this policy. If there is a lingering smell of smoke that requires ozonation, removal of carpet or any other special procedures, you will be responsible for payment of damages above and beyond the rental rate. You will be responsible for any attorney's cost associated with collecting these funds. Smoking is permitted outdoors ONLY. You will also be responsible for proper disposal of cigarettes or a $25 fee per each cigarette butt found on the property will be charged to your account. Please bring your own ashtrays to dispose of ashes.
PETS
Pets are not permitted in the home unless prior permission is given. Only non-shedding dogs during the off-peak season will be accepted and a $250 pet deposit and $250 pet fee (per pet) will apply. If a pet is discovered without prior permission the charge will be $500. If it is discovered that a shedding pet was brought to the home, there will be an additional $300 cleaning fee charged to the Security Deposit and/or payment method on file.
LINENS AND TOWELS, NO DAILY MAID SERVICE
While Linens, bath towels and pool towels are included in the home, daily maid service is not included in the rental rate, There are laundry units and products onsite if linens need to be washed during your stay. We do recommend bringing your own beach towels for use at the docks or the lake. We do not permit towels or linens to be taken off property.
RV'S
RVs are NOT allowed on the resort property under any circumstances.
EVENTS
Events within the number of registered guest count plus additional services (i.e. officiant, personal chef, catering staff etc) are permitted within the home. Events with the guest count exceeding the number of registered guests are restricted to outdoor events only. Outdoor events are to be held in the front yard areas only with scheduled party rental facilities inclduding (tent, portable restroom, and power generators). Home restrooms are not to be used for guests. Trash must not be left on grounds overnight and must be ready for removal prior to end of event. Tent setup/break-down can be scheduled with property manager approval. Guest parking will be outside the gated area and/or in the grass area. Please contact Property Manager with more questions. An additioanl venue fee of $500 will be charged for all outdoor events. $2500 Damage Deposit applies if damages occur during event.
POOL TABLE
There is a pool table in the unit. Please understand, the pool table legs will loosen if anyone attempts to move it. Please do not move the pool table in any way or a $300 fee will be assessed. If damages occur, the cost of damages will also be deducted from the credit hold mentioned previously in this agreement .
SKEE BALL
There is a Skee Ball machine in the game room. Please only use the provided skee balls in the machine. Any of objects, such as tennis balls, ping pong balls, golf balls or other objects will jam the machine and will require repair. If damages occur, the cost of damages will also be deducted from the credit hold mentioned previously in this agreement.
OUTDOOR FURNITURE
When the umbrella at the patio table is not in use, please close and secure it with the attached rope. Damage has occurred to the umbrellas and tables when the umbrellas have been left open during high winds. Any damage caused by not closing and securing the umbrellas will result in a fee. A good rule to follow is to always close and secure the umbrella any time it is not in use.
POOL RULES
The pool is for the enjoyment of all our guests.
The pool is in operation from March 1st-December 1st.
The rules listed below are for your safety and the safety of other guests.
If you violate the rules of the pool, we reserve the right to ask you to leave the pool area.
a. The pool is for registered any paying guests only. Any persons found in the pool area that are not registered with the White River Ranch will be prosecuted for trespassing. There will be a $50/day fee for each non-paying guest.
b. There is no lifeguard on duty. Swim at your own risk. Please watch and supervise your children. All children and non-swimmers must be accompanied by a parent or responsible adult supervisor.
c. There is NO DIVING under any circumstance. The Pool Depth is only 4 ft deep.
d. Children who are not potty trained must wear a swim diaper at all times.
e. For the safety of all guests, no glass containers are allowed in the pool area.
f. Please put all trash in the containers made available in the pool area. Spitting. spouting water, blowing the nose, or discharging bodily waste in the pool is strictly prohibited.
g. Pool floats, rafts tubes are often available, but are not guaranteed to be available, as these items are seasonal.
h. There is no climbing on the railings or landscaping at anytime.
i. The Hot Tub is available but will need assistance from an adult to uncover and cover back up.
j. Please do not let children sit or operate the controls and cover on the hot tub.
k. When using the hot tub please be sure to turn off all lights and jets and cover the hot tub when finished.
l. No kids under 5 years of age allowed in the hot tub. The hot tub is open year round.
m. There are no pets allowed in the pool area or in the pool itself.
n. Please wear sandals or shoes around the pool area for your safety.
o. The umbrellas are at the pool for your enjoyment. Please close and secure the umbrellas after use. You WILL be responsible for the cost of replacement of the umbrella or table if broken. The cost of the umbrella is $125. PLEASE do not forget, we do not like to charge a fee to our guests for something that can easily be avoided.
p. When coming from lake to the pool, please use outdoor shower before entering the pool.
POOL GATE
Please put up the gate in front of the stairs that lead to the pool. If there are any non-swimmers in your group you are REQUIRED to leave the security gate up at all times.
DOCK RULES
The dock is for the enjoyment of all our guests. The rules listed below are for your safety and the safety of other guests. If you violate the rules of the dock, we reserve the right to ask you to leave the dock area.
a. The dock is for registered any paying guests only. Any persons found in the dock area that are not registered with the White River Ranch will be prosecuted for trespassing. There will be a $50/day fee for each non-paying guest.
b. There is no lifeguard on duty. Swim at your own risk. Please watch and supervise your children. All children and non-swimmers must be accompanied by a parent or responsible adult supervisor.
c. Please bring trash bags with you to the dock and throw all trash in the containers provided at the home. We do not have trash receptacles on the dock, as the local wildlife will attempt to reach the contents.
d. There is no mooring of watercraft/boats of any kind at any of the dock slips without explicit approval from the homeowners.
e. Seating is limited on the dock, as chairs are often blown into to the lake and lost. If you bring chairs, please return them to the home. A fee of $50 per chair will be applied if lost.
f. There is NO climbing on the structure of the dock.
g. Kayaks, Canoe, Paddle Boat and other floatation items are available for use and are located on the dock. Please return them to their storage positions and re-lock them when you are done using them. The kayaks are locked by for security purposes. The code to the lock is the same as the gate code to the home.
ARMY CORPS ON ENGINEERS ORDINANCES
Renter/Guest will comply with all statutes, ordinances, and requirements of all municipal, state, and federal authorities now in force, or which may be in force in the future, pertaining to the use of the Property. The U.S. Army Corps of Engineers manages approximately 56,413 acres of land surrounding Bull Shoals Lake. The boundary line between public land and private property is irregular and is not a set distance from the lakeshore. Most of the line around Bull Shoals Lake has been surveyed and is defined by survey monuments placed at ground level. A 5-foot white steel fence post is set about one foot from the marker as an aid to location. Trees along the boundary line are marked with a 4-inch wide white band as an additional aid to location of the line. It is unlawful to modify vegetation in any way, including but not limited to cutting of trees/brush and mowing of marked grass areas. This is why much of our grass is uncut. It is also unlawful to drive or park vehicles on Army Corps of Engineers land. Foot traffic only signs have been posted between the house and the dock to aid in ensuring proper use of the Army Corps of Engineers land. Fines and penalties incurred resulting from guest’s violations will be the responsibility of the guest to pay.
