LIVING SPACE



This house, nestled in the peaceful Bibi Beaurivage neighborhood, offers a serene setting while remaining close to the attractions of Biarritz. The main living space comprises a vast open plan living room, integrating lounge, kitchen and dining room. Large bay windows flood this space with natural light. The garden, a true extension of the house, features a heated swimming pool and terrace. This outdoor space is ideal for al fresco dining and relaxing by the water.



THE BEDROOMS



The ground floor comprises two bedrooms sharing a shower room. On one side, a bedroom with a Queen-size bed and direct access to the garden. On the other, a second bedroom with a Kingsize bed. This configuration offers a comfortable sleeping area on the lower level of the house, with access to the garden.

On the first floor is a self-contained studio with a 160 cm Queen-size bed, shower room and kitchenette. This studio also benefits from an independent terrace with a sea view.

Finally, there's a separate annex in the garden. This additional space includes a 140 cm sofa bed and a shower room. The layout of the villa's rooms allows you to enjoy a variety of private spaces, making it ideal for a stay with family or friends.



THE “PLUS”



We love the private spaces offered by the house, its peaceful garden and large 15m x 3m heated pool ideal for swimming or cooling off.



PARKING



You will be able to park 2 standard-size vehicles on the property, including one car in the garage at the entrance to the house.

The villa enjoys a privileged location, 700 m from the Côte des Basques beach and 800 m from Les Halles de Biarritz, just a few minutes away by car or bike (5 min) and on foot (15 min). Just 500 m away, you'll find Etxola Bibi, an ideal spot to watch the sunset. In the same area, several restaurants and bars with ocean views await you. This allows you to take full advantage of the city's charms, whether for swimming, dining or leisure, while being slightly removed from the hustle and bustle of the city center.



TO WIT



It is important to note that the property lies in the path of an air corridor. Depending on weather conditions, and especially wind direction, aircraft noise may be noticeable at times. Nevertheless, this aspect does not detract from the overall quality of your stay in this villa.
