Welcome to this very charming 60m2 flat offering charm and practicality. You'll love this unique pied-à-terre with its views over the rooftops and bell towers of Rouen from its terrace.
On the top floor of the residence, Ipso comprises an entrance hall, a bedroom, a shower room with WC, a second bedroom opening onto the living room, a fitted and equipped kitchen opening onto the living room and giving access to the terrace.
On entering, you'll find the bedroom with a double bed (160*200), a chest of drawers and a wardrobe with hangers.
Make the most of the shower room with WC, vanity unit, washing machine and tumble dryer.
In the second bedroom, you'll find a pull-out bed (on two levels) that sleeps two people (90x190).
The living room has a sofa and dining table. In the living room, you'll find a relaxation area with sofa, coffee table, television, WIFI and access to the terrace.
In the open-plan fitted and equipped kitchen, you'll find everything you need for cooking, including an oven, hob, extractor fan, large fridge, Senseo coffee machine, kettle, toaster, dishwasher and microwave.
Bed linen and towels are provided for your comfort. No private parking is available with the accommodation. However, you will be able to park your vehicle in the streets surrounding the accommodation according to the rates in force in the town. The accommodation is managed by the ArchiDuchesse concierge service, which is available 7 days a week from 10am to 12.30pm and from 2pm to 9pm. We thank you for taking care of the accommodation, respecting the premises and the neighbours. A bank imprint will be requested via a secure link in order to finalise your reservation and obtain the access codes to the accommodation. Would you like to enjoy your stay a little longer? A flat fee of €10 applies for early check-in or late check-out, subject to availability and prior approval from our concierge team.

Regular bus routes:
Route F2: A frequent route that passes close to the boulevard de l'Yser and serves Rouen city centre as far as Bois-Guillaume. Route 5: This route also runs in the districts close to boulevard de l'Yser, particularly to the Saint-Sever and Boulingrin areas.
Secondary bus routes :
Route 11: This route passes through the areas adjacent to the boulevard and also serves the centre of Rouen. Route 13: This route provides links to the districts of Canteleu and Rouen CHU. Noctibus (night bus): Some night services may also serve the area in the evening.
Rouen station is less than 5 minutes' walk from your accommodation.
## Notes
Please note that the building does not have a lift and that the flat is located on the second floor. Access may be difficult for people with reduced mobility or those carrying large suitcases.
Arrivals are via the ArchiDuchesse keymaster from 16:00 until 20:00 and departures must be made no later than 11:00.
The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). In the flat, all our guests receive household linen, basic necessities for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.
We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.
The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more! Bien placé ! Mais ...
Nous avons séjourné à Noël 2025. Ce que nous retenons de positif : L'emplacement, le caractère de l'appartement sur 3 niveaux, mignon, en hauteur pour la vue, la petite terrasse. Pratique quand on arrive en train, assez facile pour trouver une place (payante), proche rues piétonnes et centre historique.
Ce qui nous a déçu. L'appartement est dimensionné pour 2 adultes avec grands enfants ou 4 adultes mais il n'y a qu'une vraie chambre, pas de rideaux pour le jour entrant dans l'espace nuit véranda (sans fenêtre extérieure) avec lits gigognes.
Pas de pression d'eau dans la douche, peu de réserve d'eau chaude si on ne met pas la chauffe en marche forcée, les radiateurs fonctionnent mal et sont gérés à distance par le propriétaire. La mezzanine n'est pas accessible. Il ne faut pas avoir envie de cuisiner. L'espace cuisine et ce qui est mis à disposition permet de réchauffer ou de faire de la dinette. L'entretien des locaux communs et la propreté superficielle du logement.

Merci beaucoup pour votre retour et pour avoir pris le temps de partager votre expérience. Nous sommes ravis que vous ayez apprécié l’emplacement, le charme sur trois niveaux de l’appartement ainsi que la petite terrasse.
Nous aurions apprécié que vous mentionniez également dans votre retour positif que nous avons trouvé ce logement pour vous à la dernière minute et que nous avons dû l’adapter à votre nombre de personnes. Initialement, il n’avait pas la capacité pour accueillir tout votre groupe, mais nous avons fait tout notre possible le 24 décembre pour que vous puissiez passer de belles fêtes de fin d’année. Comme indiqué dans l’annonce et visible sur les photos, le logement a certaines configurations spécifiques, et nous avons exceptionnellement adapté l’espace pour vous aider.
Pour vos remarques concernant l’eau chaude, le chauffage et la cuisine, nous allons vérifier les réglages pour améliorer le confort futur des voyageurs. Enfin, pour l’entretien des parties communes, nous faisons régulièrement remonter ces points à la copropriété.
Nous espérons malgré tout que vous gardez un bon souvenir de votre séjour et serons ravis de vous accueillir à nouveau.

Bon logement
Bon logement, bien situé avec le centre ville rapidement accessible à pied.
Tout ce qu’il faut en matière d’équipements.
Terrasse très agréable et offrant une jolie vue sur les toits, l’abbatiale et Notre-Dame de Rouen!
À noter que les escaliers pour accéder au logement sont étroits et escarpés (typique des maison Rouennaises).
