Imagine your family relaxing after a full day at the parks, the kids in the game-room while you unwind by the pool. That is the experience we provide our guests.

Our Orlando 4 bedroom/2 bath luxury villa near Disney/Kissimmee, is family friendly with heated pool when requested. We are a family owned holiday vacation villa, just minutes from Disney World, Universal Studios and other Orlando theme parks.

We accommodate up to 8 guests. The villa is fully equipped, fully furnished and air conditioned. Our villa has free wireless internet access for your laptop computer, VOIP phone or PDA/iPad. Free telephone calls to the USA & Canada.

Our villa has its own private heated screened south facing swimming pool with a partial covered lanai with mature landscaping , Palms trees, orange trees and hedges for your added privacy.

Our Luxury Florida Villa accommodation comprises of a Master bedroom with King bed, en-suite full bathroom, walk in closet, HD/TV, Roku Programming, Radio alarm clock & patio doors leading to the pool deck .

2 Guest bedrooms with Queen and Twin beds and closets, TV's and alarm clocks.

Second full bathroom shared by twin and queen guest rooms.

Guest Queen bedroom with closet, HD TV ,DVD and radio alarm clock.

The open living area has a wrap around leather sofas, 55" HD/TV with triple sliding patio doors leading to the pool area.

Fully equipped kitchen with granite counter tops, breakfast bar and bar stools.

Breakfast nook with table in the kitchen area.

Utility room with full size washing machine and dryer.

The dining area includes a dining table with seating for up to 6 guests.

Our villa is provided with all linen and towels. Cots and high chairs are available at our villa with no extra charge.

Games room with a Pool table, Air Hockey, Foosball and a selection of games. We provide a Xbox One and PS/4 for your kids to use with a 50" TV.

Pool can be heated for an extra charge not normally required April to September.

Our management company will provide any help and support for you during your stay and are only a quick phone call away.

We do highly recommend Vacation Insurance from the date of booking.

Pool was wonderful, pool toys and plenty of seating around the pool. Inside was clean and enough room for 2 families to stay comfortably. Would definitely consider staying again if in the area. Owner communicated with us and made check in and check out process seem less.

Incredible Stay – It Had Everything and More!This holiday home in Florida was absolutely perfect for our trip. It had everything we needed and so many thoughtful extras that made our stay even better. The house was spotless, spacious, and beautifully set up — truly a home away from home.We loved the private pool, and the fact that there were inflatables already there for us to use was such a nice touch! Having a hair dryer, washing machine, and tumble dryer made things so convenient — especially when traveling with kids. Every detail had been thought of, from a well-stocked kitchen to comfy beds and great outdoor space.The location was fantastic too, close enough to Disney, restaurants, and attractions, but still quiet and peaceful. We wouldn’t hesitate to book again — highly recommend! Thanks Kris!

Two months at the Villa

This is our second time at the Villa. Same as the first one, our stay rates up there at the top. Accommodations are first rate, situation is very good, comfort inside and out is outstanding. But most of all, the owner is the best. Always present, reachable and provides an immediate response to our needs, Indeed a five star rating.

Perfect Vacation Home

This is our second time staying here… this year! The house and pool is great and it’s really close to all manor attractions! We love being able to go to the park and coming “home” for a swim and family time. Kris, the owner, is extremely responsive and is very accommodating. Can’t say enough great things.

Nice vacation

We had a very nice time at this property. We travelled early June. Weather was hot hot hot so the pool was key. The deep end was about 6 ft and the shallowest point was 3 ft. Perfect for our kids 4,6, and 8. The place was clean and exactly as described. Owners were very responsive and kept in touch throughout our stay. We had a lovely time.

Wonderful property close to all parks

I can honestly say there was nothing negative to say about the property. Exactly as advertised. We have had multiple trips to Florida in the past, but this had been one of the best houses we have stayed in. The owner responded quickly to any questions or concerns. Overall a very positive experience that i would recommend to others.

Comfortable home away from home.

We were extremely happy with our choice to rent this home. There was more then enough room for the 4 of us. Very clean and comfortable. Between the game room, the pool, and 6 tvs, I never once heard the phrase, I'm bored or there's nothing to do. The quiet neighborhood and in home alarm offer added piece of mind being away from home. And we loved being close to attractions & shopping. Definitely 5 stars!!!

We enjoyed our stay and found the inside of the house to be extremely clean and nice. However the outdoor patio needs some cleaning. The cushions and furniture was dirty and we had to clean it before we could enjoy the outdoors. A good power wash would do wonders!

This was our 4th time visiting Orlando but the first time we booked our own villa (what a great choice) We loved: -the swimming pool with the nice view and comfortable furniture and toys. We spent a lot of time in the pool -the living room with the large tv -the bedroom with the great beds and tv -the bathroom with the beautiful furniture and great shower -the well-equiped kitchen with the large fridge, microwave, dishwasher etc. -the laundryroom with all the equipment -the game room -the alarm system, which made us feel safe -the easy way to communicate with the owner

The home was what we needed.

The home was nice, presented well. The pictures made it look much larger than it was, but it was more than comfortable. The pool was wonderful and glad we paid the additional amount for the heating of it. We used morning, noon and night. We went to get away for a week and have down time and much needed laughter. The home allowed for that. Thanks for sharing your home with us. It was exactly what we needed.

An amazing vacation rental!

This was our first VRBO vacation rental and this host was amazing! Kris was quick to respond to all inquiries. We loved the digital guide to the property. The house provided plenty of space for all 6 of us. The teens loved the game room and we all loved the private pool! The house was centrally located, making day trips to Daytona Beach, Cocoa Beach, Melbourne, and Disney a breeze. The house was well equipped with everything we needed to relax and recharge. We will definitely be booking again. We have visited the Orlando area 7 times in the past 10 years, but have always stayed on property at Disney or Universal. After this stay, I will not stay on property again and will book this home for future Orlando vacations. Kris answered questions quickly as they arose throughout our stay. We truly appreciated the exceptional customer service!

Disappointed - wouldn’t stay here again

Overall we were very disappointed. Arrived to find sofa was actually part sofa bed which was not in a usable state, the cushions had sunk into the chair which made the whole thing unusable, when I moved the sofa cushions I found lots of dirt and food, there was also lots of dirt and food under and around the sofa. I contacted the owner and his first response was to ask me why I was moving the sofa cushions as I already have enough beds for the people in the house. On the first day I found a pillow on the main bed that was heavily stained and did not appear to have been washed. The closet in the main bedroom was unusable as the owner used it to store his parcel deliveries. Throughout our stay the owner had regular daily parcel deliveries and we would return to the house after a day in the parks to find lots of boxes at the front door. I found the owner hard to deal with, at no point did he apologise for the problems we had, and I often felt he was looking for an argument. This was the only time I have stayed at a villa where I have not felt welcome. I’m used to owners leaving me and my family to it and only ever contacting us in an emergency, however with this owner we had regular daily messages asking us to do things, I found the whole thing really intrusive and it didn’t feel private at all. I don’t normally write reviews but felt the need to this time. After reading other people reviews I completely expect the owner to say that we were terrible guests but I can assure you that was not the case.

You may be wondering why we bought our villa. Well, as a teenager I spent a lot of time at my grandparents house in N. Fort Myers, Florida. I was able to enjoy spending time at the local beaches and occasionally visiting Orlando and its various amusement parks.

Now we have two small children, who we wanted to bring to Florida to enjoy all it had to offer. Our goal was to travel at least two times a year to Orlando and stay at the local 4 & 5 star hotels, but the costs were just too great. We started looking for alternatives. That is when we learned about vacation villas.

Having found the Florida lifestyle and weather very much to our taste and not to mention the incredible attractions and fabulous leisure pursuits that abound in this state, we were lucky enough to be able to buy a villa close to Disney. To help with the expenses and because we eventually want to make this a retirement home, we decided to make the villa available to rent year-round.

What makes this property unique

We have added alot of items to the villa such as: CD Players, large screen TVs, DVD Players, Wireless Internet, XBOX 360 game system, and a new game room with pool, air hockey and foosball.

We are also mindful of children and have games, books, children's videos, cot, stroller and highchair.

There is a wonderful large pool in the back with pool toys and inflatable rafts for you to use. The comfortable pool furniture should make life 'great' during your stay. This we hope will lead to guests wanting to return and also recommending us to others.

Many of our guests have been trying a villa holiday for the first time and they are now converted to 'villa' holidays as the best form of accommodation!! They are experiencing luxury at a very inexpensive price and getting so much more for their money than just a hotel room!!!! There is local management that watches the property to make sure there are no problems during your visit.

If this is your first time to consider a 'villa' holiday, we hope you will give it a try and make a booking today. Once you have, you won't think about living out of a suitcase in a small, expensive hotel room EVER again!
