Newly Remodeled Town-home with a fully equipped kitchen, laundry center, new appliances & electronics. Home is located less than 10 miles to Disney Theme Parks and less than 1 mile to Publix Supermarket, CVS drug store, and various restaurants. Free High speed WiFi, Smart TVs.Community amenities include free & paid parking, community outdoor pool, pool area with chairs to lounge, Children's pool, Fitness center, Sand volleyball court and community hot tub.

Home is over 1700 square feet of space that accommodates 6 people in a very cozy 3 bedroom 2 bathroom layout. Kitchen has high end stainless steal appliances and cookware, as well as spices and the basic cooking essentials for everyone to enjoy making a home cooked meal.

The master bathroom comes with a king size bed, jetted tub, walk-in closet, and stand up shower. The jungle themed bedroom has a queen size bed, nightstand, iron & ironing board, and hangers in the closet. The Disney themed bedroom comes with a full size bed that has a pull out trundle with a twin size mattress. It also has a computer work station, hangers in closet, and window views of the pond.

All bedrooms come with LG 43 inch Smart TV's, and the living room has a gigantic LG 55 inch Smart TV to enjoy family movie time. The home also has the Eero mesh network to ensure high speed internet throughout the home.

Both bathrooms come equipped with hair dryer,

Patio area has serene views of the pond and features a patio table that sits up to 6 people. The table has a solar powered umbrella equipped with LED lights for nighttime gatherings.

There are 2 parking options. A free parking area designated next to the clubhouse (3-5 minute walk to the townhome) A paid parking option that enables you to park near the townhome (one time fee of $25 for entirety of the reservation) paid online at the home owners association website or during normal clubhouse hours.

Self check in
A keypad is available 24 hours a day to provide entry for guests.
Guests can call and text anytime they need assistance. Airbnb chat room is my preferable way of communication. We have a 100% response rate. Messages are typically replied in minutes.

The Island Club West community is a quiet, & friendly community. It has nearby shopping less than 1 mile away that includes the Publix shopping plaza, CVS drugstore, and popular restaurants like Applebees & IHOP restaurants to name a few.

1. Starting July 1st, 2022, Free parking will be designated to the visitor parking area near the clubhouse. ( about a 3-5 minute walk to the town home). A visitor parking pass will be needed to be requested ahead of time by completing an online registration. There will be an option to purchase a green sticker barcode to be able to park inside the community and near the town home. (one time fee of $25) The barcode can be purchased at the clubhouse during normal clubhouse hours ( Mon-Sat 12pm-9pm )or online (link will be provided once reservation is confirmed). The green bar code sticker will need to be placed on outside of back passenger window

Limit of 1 Green vacationer vehicle bar code per stay. All other vehicles will need to request a visitor parking pass online and park in the visitor designated area near the clubhouse. All Parking rules should be followed at all times. This includes, no back end first parking, parking within the white lines of parking space, and no parking in the grass areas.

2. Quiet hours observed 10PM to 7AM Sunday-Thursday; 11PM-7AM Friday & Saturday

3. Absolutely NO Smoking allowed inside or outside the home ($250 Cleaning & Deodorizing Fee if smoke or smoking paraphernalia is detected or found)

4. No Parties/Events

5. No packages or mail sent here.

6. Use of narcotics is not permitted.

7. Host bears no responsibilities for any accident, injuries or illness that you may sustain during your stay.

8. Please be kind to our Earth by turning off lights and closing all windows, sliding doors and blinds

9. Minimum age of 25 to book

10. No grills or open flame allowed. This includes Fireworks & candles in the unit

11. For safety, security & insurance purposes- only Registered Guests are allowed onsite. All guests must be included in the Itinerary with a verified ID & photo. We reserve the right to ask for all guest names and ages for safety, insurance, and security purposes. Also guests must supply number of vehicles along with make, model & license plate of the vehicles. There is a $50/daily per person charge for unauthorized guests.

12. Local area guests must send a request prior to booking stating nature of visit

13. Check in time is 4pm on day of arrival. Check-out is by 10AM. A Mandatory $50 fee for unauthorized "Overstay". If "Overstay" exceeds 30 minutes past checkout, guest is responsible for the Daily Base Rate (without discounts) & does not award you possession of the property for the day of "Overstay". If guest wants to extend their stay (based upon availability), a new official booking will need to be made. If "Overstay" causes a future reservation to be refunded, guest is responsible for the full cost of reimbursement.

13. Please report any stains immediately. Failure to report, may result in up to a $250 commercial cleaning fee.

14. All dishes must be washed, dried and put away before checking out. All trash must be discarded in the community trash container near the entrance of the community

15. Makeup/foundation, towels are to be used only for their intended purposes (Any makeup/foundation face medications/creams, and tanning products that stain our regular towels will result in additional charges

16. Please let us know immediately if something is malfunctioning so it can be rectified. However, all damages or missing items will need to be paid for by guest before departure. If you have a complaint about any aspect of the property upon addressing this complaint to Airbnb and/or to us you are authorizing us to enter the property and fix the stated issue to solve the problem. We don't need permission to access the property if there is something that you deem unsuitable, that needs remedy.

17. If the house is damaged or dirty, in a condition beyond what a reasonable, courteous, guest, would leave the apartment in, an additional $100 cleaning fee will be assessed.

18. Your white glove service includes linens, bath towels, as well as a starting supply of essentials such as toilet paper, paper towels, and basic toiletries. Additional supplies will be the guests responsibility to supply.

19. Please Do not re-arrange indoor and outdoor furniture.

20. All guests must be registered on the Airbnb platform to be able to enter the townhome.

21. Please do not eat or drink in the sofas or beds. Damage or stains on beds and/or couches will incur an additional cleaning fee of $50.

22. Reservations longer than 7 nights will require once per week cleanings of the townhome.
The cleaning will be at a price of $130 per cleaning, due prior to check in information being sent. Cleaning will include changing bed sheets, provide fresh towels, clean bathroom(s), dust and vacuum the townhome, and pick up garbage to take to centralized dumpsters located at the entrance of the community.
