This 3 bedroom mountain home at the Ranch at Roaring Fork is the perfect place to spend your next getaway! Nicely situated on a quiet fishing creek feeding directly into the Roaring Fork River and surrounded by 360+ acres of open space, a par-3 golf course, tennis courts and miles of walking, biking, cross country skiing and snowshoeing trails this location is unbeatable! 2 Guest fishing badges are included in your stay! This home is dog friendly and your furry friend is welcome to join you.

THE SPACE
The living room is spacious with comfortable furnishings, mountain decor, a cozy fireplace, and large windows overlooking the river and nearby mountains. The open floor plan creates a warm and welcoming atmosphere and is great for gathering around the fire on cold nights with a cup of cocoa after an adventurous day. The fully equipped kitchen has everything you will need to prepare a meal and the adjacent window-lined dining area seats 6.

The master bedroom features a king size bed, en suite bathroom and unobstructed mountain views. The second bedroom is comfortably furnished with a plush queen bed and the third bedroom with two twin beds. The bedrooms are optimally spaced for guest privacy and each has its own thermostat for personal comfort in the winter months.

We HIGHLY recommend you purchase trip cancellation insurance to help protect your vacation since NO REFUNDS if cancelled less than 14 days of arrival; inclusive of illness,  flight delays, cancelled flights, storms, road conditions or road closures. Though this home doesn't have air conditioning there are fans for your comfort.

Dog friendly, PLEASE INQUIRE ABOUT PET FEE. Must be crated when left alone. Please request to review our Dog Rules prior to your arrival. Maximum of 2 dogs.

Electric car charger available in garage. 

The HOA for this home requires guests fill out and return a short term rental lease. In order to complete your reservation a lease must be signed and returned before your stay.

Only fly fishing is permitted in all waterways at The Ranch. In order to fish at The Ranch, a Fly Fishing Guide Registration form must be completed and returned to the office. 2 Fly Fishing badges are included in your stay.

Parking is for passenger vehicles only. RVs, trailers, OHVs, dirt bikes, and boats are strictly prohibited from the property. If this rule is violated, a fine will be assessed.

Included in the price of your rental is an Administrative Fee for $59. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. The full agreement and list of coverage details can be found in the Additional Rules section on the checkout page.

There is no mail delivery to this unit. If you need mail delivered please have it sent to the Carbondale post office.

• Cancellation policy: Full refund if canceled at least 30 days of arrival, 50% refund if cancelled between 14-29 days of arrival, NO refund if cancelled less than 14 days of arrival.

This house was in no condition to be rented.
If we had seen the condition of this rental, we would have never accepted it, but we were stuck with it and our family had to put up with the mess. It was embarrassing to have our family live in this house for 7 days. The refund they charged back on our Credit card (without discussing the amount with us) it was only 30% of a 2 days rent, which is very offensive for losing 3 days of our vacation. All the spider webs and bugs and unclean house with a list of items never inspected. This house sets in a very wonderful and beautiful area, but the house and grounds have not been kept up. Getting into the house was very hard due to all the bushes and weeds leading to the front door, not to mention the webs all over the bricks and up to the door. Then the key lock would not work. Once in the house the shades and windows didn’t work and had webs on them, plus lights and high windows. (The maid did clean them until the power went out.) the slider door to the patio area had webs and bugs on it and if you went out that area was so dirty with webs and leaf’s all over the patio chairs and table. So, no BBQ with family and we didn’t let our dogs go out that way. (They were taken out back by the master bedroom, or out front by garage, which was a little cleaner.) Cooking was not fun in the house, stove and oven were very dirty and after cleaning it, every time you put a pan on the stove it stunk up the whole house. faucet broke. they did come and clean the house till the power went out

The exterior of the house was full of cobwebs and dirt. I had to sweep off the deck to get to grill
The last night a mouse ran across the living room floor. We got out as soon as possible. I call the local person and she said she would tell the manager. Not a happy camper. Want some compensation for this stay. Please respond. Sue Long
