The property, set on approximately 3,000 m², includes a large garden with fruit trees, a swimming pool, and plenty of space for outdoor activities, barbecues, and long al fresco meals. The entire property, including the pool, is fenced, making it particularly safe for both children and adults. The pool measures 11 x 5 metres, with varying depths and a shallow area ideal for toddlers. It is equipped with a salt water treatment system, which eliminates the need for chlorine. Around the pool is a tiled terrace with an outdoor shower (cold water) and sun loungers. On the property, you have free parking for three cars, internet access, sun loungers, garden furniture, a ping-pong table, badminton equipment, and a large area for football and other ball games. The garden is perfect for children of all ages. The immediate surroundings: A 4-minute drive from Cozes, a small town with a medieval church, a market on Wednesdays, bakeries, supermarkets, a bank, a pharmacy, and two small restaurants. You will also find tennis courts and an equestrian centre. The Gironde estuary is about 6 km away as the crow flies, where it meets the Atlantic Ocean. The nearest beach is about 8 km away, and the seaside resort of Royan is a 20-minute drive away, with its long beaches, numerous restaurants, and a large market open every day, renowned for its wide selection of produce, especially seafood. Access: By car, Les Brunets is about 25 km from Saintes, easily accessible from the A10 motorway (Saintes exit) and then by road towards Royan. Having your own car, or a hire car, is highly recommended for exploring the surrounding area. For those coming from further afield: fly to Paris (Charles-de-Gaulle/Orly) or Bordeaux, then take a train to Saintes, and finally a taxi or hire car to Les Brunets (approximately 25 km). In Royan, you can discover an authentic food market, much loved by the locals. The house is about a 45-minute drive from the town of Cognac, with its prestigious cognac houses. The nearest major city with an airport is Bordeaux, renowned as one of the world's finest wine regions. An hour's drive north will take you to La Rochelle and the famous holiday island of Île de Ré, with its long white sandy beaches and numerous cycling opportunities. Les Brunets is within easy reach of many renowned wine estates, particularly in the Médoc, Saint-Émilion, Côtes de Bourg, and Graves regions. You are also close to the best part of the cognac region. Allow approximately one hour by car to reach Bordeaux, one hour to the historic city of La Rochelle, and just 25 minutes to the Roman city of Saintes, with its triumphal arch and amphitheatre. The region is also known for its numerous Romanesque churches. A water park is located in Jonzac (approximately a 30-minute drive away). Golf courses are available in Cognac, Royan, Saintes, and on the Île d'Oléron. The surrounding area is ideal for walking and cycling.
