The Space:

Soft morning light filters through the curtains as you stretch on the quiet balcony, the scent of fresh grass drifting from the fenced yard. After a day of Disney thrills, you step onto the heated pool, the water warm against the evening air. The house feels like a calm oasis, inviting you to unwind and recharge. When you settle in for a movie night, the large living area and themed room make the space feel both familiar and fun.



Sleeping arrangements

The home accommodates 10 guests across 4 bedrooms and 8 beds. Downstairs you’ll find a kids’ bedroom with a shared bathroom, while the master bedroom offers a private master bathroom. Upstairs hold two additional bedrooms and another shared bathroom. Bed linens, extra pillows, blankets, and room‑darkening shades are provided for a comfortable night’s sleep.



Outdoor living

A fully fenced backyard surrounds a private heated pool, giving you the option to swim year‑round. An open grassy area, outdoor dining table, and charcoal BBQ grill create a relaxed setting for meals or evening gatherings. The space feels private yet open, perfect for families and groups.



Kitchen & dining

The full kitchen is equipped with a refrigerator, microwave, stainless‑steel electric stove, stainless‑steel oven, and dishwasher. Cooking basics are supplied, and a breakfast nook plus a separate dining area provide convenient spots for shared meals. You have everything you need to prepare simple breakfasts or family dinners.



Living spaces & amenities

The spacious living area offers comfortable seating, a TV, and a themed room for entertainment. Central air conditioning and heating keep the home at a pleasant temperature. An in‑unit washer and dryer add convenience for longer stays. Family‑friendly touches include a pack ’n play or travel crib, high chair, children’s dinnerware, books, and toys.



Neighborhood

Located in the Lake Berkley community, you gain access to a shared gym, community pool, and lakes with walking paths, picnic spots, and wildlife viewing. Fishing and open‑space recreation are just steps away, and the gated entrance adds ease of coming and going. Nearby Hwy 192, Walmart, Medieval Times, and a variety of restaurants make everyday errands simple.

Getting Around:

Renting a car is the best way to get around and explore Orlando/Kissimmee. You'll have free designated parking when booking our property.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $250 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection) or a non-refundable damage waiver of $20 per night (maximum $100 total), which covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
