Sleeping up to 5 guests comfortably with a king bedroom, a twin over twin bunks alcove, and a queen sleeper sofa in the living room, you’ll find this condo is perfect for a romantic getaway or family vacation. Whip up a delicious meal in the fully equipped kitchen or unwind in the living room with a good movie on the flat-screen TV. With an in-house washer/dryer, spectacular on-site amenities, and a prime location in Panama City Beach, you’ll have it all at The Summit 1323!

Vacation rentals here have incredible Outdoor Amenities, including Two Large outdoor pools, two children's pools, two large outdoor hot tubs, one large indoor hot tub, His and Hers Sauna Steam Rooms, Lighted Tennis Courts, Shuffleboard Court, Beach Services, Water Sports Center, Bikini Bob's restaurant, Beach Volleyball, and Poolside Tiki Bar. Nice place

Enjoyed the stay, the only issue we had was a couple of times the elevator was not working, did have 2 other options at the ends of the building.

We had an amazing stay! The property was beautiful and comfortable. The nachos muchos by the pool was delicious! Only 3 out of the 4 elevators were working and the elevators were always packed but that is beyond the owners control

Nice unit

The unit was nice, needs a few minor maintenance items. The Summit has 2 nice pools, 1 is heated, and 2 shallow kiddie pools. Beach access right there. Has a nice little bar by the pool, a small convenience type store for emergency. Close to local restaurants and activities. I would stay there again.

Thunder on the Beach

If you plan to stay during the Thunder on the Beach Motorcycle Rally and you’re not into motorcycles or loud pipes, you won’t enjoy your stay. I enjoyed it because I ride, the bikes are load all night.

Everything was perfect!

Except for the black lady in the front office. She was a A$$hole and that is the only reason I will never stay there again. But other than that the place was perfect and had everything we needed!

location was perfect

Loved the location and the view of the pool and ocean. Everything to start your stay was there. The property could use a few repairs or updates. Ceiling has plaster falling off in the hallway and living room. Counter tops could use replacing or resurfacing. Recliner is broke.

Family getaway

We love the Summit. The only thing I can complain about is the torn recliner in living room that’s been torn up for awhile according in from reviews in 2022. You would think by now it would be removed. The floors in bathroom were dirty. Condo just needs a few updates. Check in and checking out was easy

Spring Break

Condo was very clean. We had everything we needed during our stay. The only issue we had was the number provided to get into our room was incorrect. This really wasn’t an issue because it was quickly resolved when we called the number given with any problems. I was a little bummed the sauna was not working do to a cracked floor and I also did not see a beach playground that was listed in the description. Regardless, we still had plenty to do and had an amazing time! All in all a great place to stay!

Was not the cleanest. Floors were still dirty when we arrived, the recliner in the living room was broke, we just didn’t use. the condo had a weird smell i’m not sure what it was.Overall could just use some nice updates. And the elevators were a disaster which we know is not the condo owner fault. but, the location was nice, the pools were nice, and the hotel itself had a really tight security. We did enjoy our stay.

Met most of our needs.

Definitely needs some updating and deep floor cleaning in bathrooms but overall met most of our needs. Unable to do laundry due to dryer power button not intact and unable to push power on for use. But overall was nice. LOVED the patio overlooking the ocean with amazing views from the 13th floor and LOVED the high top patio chairs and table. Great response from RealJoy Team and offered to cover all laundry costs at a local place. Which was nice. Would definitely consider going again. And it is in a very convenient area that is beachfront with easy access and good security. A lot of lit up areas at night time. Walmart close by and really good restaurants and go carts close by too. Easy in and easy out.

Summit 1323 review

The room was as advertised and we enjoyed our stay. The only problem was that we used the drier on the first night, and it was extremely noisy. I contacted management to let them know in case they wanted to have someone look at it. The next morning when we removed our clothing from the drier we found there were burn marks all over everything that was on there. I contacted them again and they asked for a picture of the damage which I sent. After a couple repairmen came out it seems it was unfixable and the drier would have to be replaced. We were offered a laundry service but we're hesitant to use it for fear something would get lost and have another thing to deal with. We did finally get a new drier on our last full day and we're able to do laundry before we left.

A comfortable stay

We enjoyed our stay, the condo was nice, great views. No issues with anything with the condo. We were worried about the elevators but didn’t have any issues on waiting. The ONLY problem I had with the Summit, was told pool closes at 7 but you can stay out by the pool until 11 pm, hut tubs also close at 11 pm. Each night it was something different, we’ve realized it was whenever the security guard that was on duty wanted to close everything up. We got kicked out the pool at 6 one night then the following night was kicked out the hot tub before 7. Which was a bummer since we spent all day on the beach and wanted to spend the evening relaxing in the hot tub or hanging out by the pool. Other than that we enjoy our stay. But most likely not go back to the summit. Beach chairs were also an issue, the lifeguard on duty picked the chairs up whenever they felt like it, even though we paid for them. They picked them up at 1 pm one day because it was cloudy. Never rained. They didn’t put them back out either.

Perfect size for just two adults! But needs new hot water heater for shower for sure!!

We met our friends & their kids there. They stayed on 15th floor in 3 bd/3 bath room. This was our first time staying at this place. It was just my husband & myself. Our room stated it slept 6. It would have been extremely crowded!! The couch & recliner was extremely uncomfortable (very warn out). The bed was comfortable, all around unit was clean & good size for just the two of us! Kitchen very well supplied, but very small. Just 2 people could be in it at once barely. And washer & dryer work. We were on 13th floor with beautiful view. The biggest complaint I had was not enough hot water for just two showers. My husband took his first quick & was hot, then I went to take one and as soon as I got all soapy & shampoo in hair water was cold. I literally finished getting soap out of my hair in freezing cold water. So the rest of the stay we had to make sure you waited about two hours between showers if you wanted hot to warm showers. I couldn’t imagine having six people in there taking showers. And I just take lukewarm showers. So that was very frustrating. But overall experience it was very nice, (minus hot/cold water for showers) size was fine for two adults and a beautiful view! The pool & grounds were nice & clean. Workers were friendly! Room doesn’t come with beach chairs & umbrella. So we paid extra for that. My only suggestion would be get better water heater that holds hot water longer than ten minutes & update couch & recliner!! Otherwise for the two of us was okay.

Poor furniture

The couch was broke down. The recliner was broken. The condo had a odor when we first got there. We called Real Joy and they said they would let the manager know. We tried to get a different condo and that was a no.
