Located across the street from the Deschutes River, this four-bedroom, two-and-a-half bath home offers 2,150 square feet of luxe living space. Cook dinner on the grill and eat alfresco amidst forest views on the wraparound deck. In the evening, light the propane firepit and relax under the stars, or gather in the living room for movie nights on the TV. You’ll love the spacious kitchen and the high ceilings in the light-filled living room. Wood accents add charm throughout, and central air conditioning is a sought-after perk. River Meadows includes a community pool, tennis and pickleball courts, a playground, walking/biking paths, and a private boat ramp. With numerous public docks along the Deschutes River, you'll have convenient access to a plethora of water activities. Spend afternoons rafting, fishing, boating, paddleboarding, or tubing. Back on land, you'll find miles of trails right off the river path that are ideal for hiking and mountain biking.

LIVING AREA: Relax in the living area, featuring vaulted ceilings, floor-to-ceiling windows, and easy access to the deck. A large Amazon Fire TV, built-in speakers, and a wood-burning fireplace complete the room.

KITCHEN & DINING: Prepare meals in the kitchen, featuring a full suite of modern black and stainless steel appliances. The dining table offers seating for eight and the kitchen bar seats two.

BED & BATHL: The primary bedroom offers a queen bed and an en-suite bathroom with a double vanity and a walk-in shower. The second and third bedrooms are each appointed with a queen bed. The fourth bedroom has one twin-over-twin bunk bed and one full-over-full bunk bed. The guest bathroom features a tub/shower combination. A half bath adds convenience.

OUTDOOR AREA & AMENITIES: Dine alfresco or relax on the large wraparound deck, complete with a gas grill and forest views. Enjoy the warm ambiance of the gas firepit.

EXTRA PERKS & MORE DETAILS: Extra perks include complimentary WiFi, a laundry room with a washer/dryer and sink, bocce ball, and cruiser bikes. A combination of tandem and side-by-side parking is available for up to six cars (two vehicles in the garage and a maximum of four vehicles in the driveway). Street parking is not permitted. Per HOA rules, no campers, RVs, or boats can be parked in the driveway or the street. Access to this two-story home is via nine steps from the driveway.

THE LOCATION: Head to the Big River Boating Site (1.6 miles away) to set off on a fishing adventure or simply enjoy the Deschutes River. Hike the trails at LaPine State Park and the Deschutes National Forest. Practice your swing at one of several nearby golf courses, such as Quail Run Golf Course. In the wintertime, drive 30 minutes to Mount Bachelor for a fun day of skiing, snowboarding, sledding, or cross-country skiing. In the summer, enjoy more than 13 miles of downhill flow trails and hand-built single track at the Mount Bachelor Bike Park. The route to the ski resort from the house avoids much of the usual wintertime traffic heading up to the mountain. Visit Sunriver (11 minutes) for a variety of shopping, dining options, and recreational opportunities, including Sunriver Brewing and the Sunriver Village ice skating rink (winter) and mini golf (summer).

THINGS TO KNOW
River Meadows Heaven is located in the River Meadows local Homeowners Association (HOA). This is a residential neighborhood with full-time residents. Please be respectful of residents and the HOA's quiet hours each night from 10 pm - 7 am. Excessive noise complaints from the neighbors may result in fines or guests being asked to leave.

Security camera details: Active surveillance cameras are located outside of the home pointed at the front door and perimeter. There is a Ring Doorbell camera and an additional camera on the eave of the home facing the driveway for security purposes.

Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximum occupancy and quiet hours. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.
