The space
“SPECTACULAR!” When people come to the 2.1-acre Coachella Ranch, that is the most common word used to describe the landscaping, large free form pool and spa, outdoor kitchen, and patio area. The outdoor kitchen area can accommodate large groups or small. The bar area seats 14 people and features a 75” big screen TV to enjoy your favorite sporting event or movie. The outdoor kitchen includes a huge 42” gas bbq grill, oven and range, refrigerator, ice bin, dishwasher, sink, and a two-tap kegerator for your favorite microbrews.
Highlights of the private, but "community-sized" free form pool are the beach entry, two tanning shelves and bubble fountains. The night time pool lighting can be changed to enhance a romantic atmosphere or create a quiet, peaceful setting to promote relaxation after a long day golfing on the valley courses. The spa can seat between 16-20 people and sits above the pool for a great view of activities below and the Santa Rosa mountains to the west. The spa and pool are connected by a small waterfall. The pool is surrounded by 5,000 square feet of patio complete with shade structures and patio furniture. A 7-foot round gas fire pit sits near the hot tub and can seat between 16-20 people. The incredible landscaping, designed by one of the Valley’s top landscapers, completes this amazing outdoor living area.
The entire property is fenced and gated. A large gravel parking lot can handle about 50 vehicles. Beyond the pool and patio area, we have almost an acre of grass to enjoy a game of football, Frisbee, soccer, or other lawn based activities. A tall hedge provides a privacy barrier around the perimeter of the property. Your privacy is completed by the fact that there is no other development directly adjacent to the property in any direction. An undeveloped lot sits to the east, a farm is to the south and a date palm orchard is to the north. Most of the outside edge of the property is hedged by oleander, and the pool and grass area is hedged by ficus for additional privacy. Please note we do have security cameras on the exterior of the property for security.
Our home features three bedrooms, three bathrooms and 12 beds which can accommodate up to 15 people. The back patio area behind the house includes a bbq grill, putting green, outdoor seating, and gorgeous views of the Santa Rosa Mountains.
A large concrete parking area provides a great spot for RV parking, and we have several 30 amp plug-ins and access to water for your RV. There are a couple of easy access sewer dumps if needed.
Our property is perfect for many different desert-based events. If you are having a family reunion then bring the RV’s and tents. The kids won’t want to leave. If you are coming to the desert with a large group for golf, biking, or hiking, then Santa Rosa Ranch is the place for you. We have hosted several bachelor and bachelorette parties. We have also hosted church retreat groups, baseball teams, and the property is perfect for corporate retreats or extended stay corporate retreats. If your group is coming to watch the BNP Paribas tennis tournament, we are about 15 minutes from the venue. And when you are ready to book a place for your group to attend the Coachella and Stage Coach music festivals, we are located caddy-corner from the Festival Grounds, within easy walking distance.

ALL EVENTS, Couples Retreats or Wedding Photo Shoots:

Events that take place on a weekend currently require a 3-Night rental minimum. There additional event fees as well depending on event and total number of guests. Please send inquiry for event fee. Feel free to send us a message for a quote if you're considering a Couples Retreat, Wedding Photo Shoot, or any venue over the 15 person limit. Please review the policy below regarding noise violations as they will be strictly enforced.

Answers to FAQ:

1. Tables, chairs, linens, etc that are featured in the photos are NOT included with the property. They were provided by a local company and can be rented from that company for an additional cost. We can provide contact information for those companies upon request.

2. Per County of Riverside noise ordinance, the level for sound at the perimeter of the property cannot exceed 55 decibels during the day, and 45 decibels after 10 pm. We DO NOT allow outside speakers brought in, as noise has been an issue with the neighbors in the past. While we are on farmland with the nearest neighbor more than 150 yards away, we will still strictly enforce the noise issue. Our existing surround system is plenty loud to accommodate your group but will also give you the peace of mind in knowing there won't be any noise violation or visit's from the Sheriff's department. If law enforcement is called for a violation of the noise ordinance, the renter IS liable to cover ALL fees associated with this violation PLUS an additional fee of $500 to the property manager for dealing with the County Code Enforcement and hassle. The total fees may be upwards of $1,500.

3. Adding decorations to the property for the photo shoot or retreat is perfectly fine. Please be courteous and respectful of the property though, to ensure that our property isn't damaged in the process.

4. Grass sprinklers are set to come on 3-4 times per day depending on the time of year. The renter can shut the sprinklers off WITH PRIOR APPROVAL. Instructions on how to do so will be provided when the request is made.

5. We can heat the pool for an additional cost of $200 for the 1st day, plus $100 per day after that. It's a large pool and is quite expensive for us to heat. We will also need to know 2 days prior to check-in whether or not you'll want the pool heated as it takes about 24-36 hours to bring the water temperature 75-79 degrees during winter months.

6. We currently have a sound system in the outdoor bar with 21 speakers throughout the property. Music can be heard around the entire property when it's on, but even at the maxed out volume it isn't loud enough to affect any of our neighboring properties. Bringing in additional speakers is NOT ALLOWED and will result in a fine of $1,000 and possible immediate eviction from the property. The Riverside County noise ordinances require a daytime maximum decibel level of 55 that would likely be exceeded by groups bringing their own speakers. Our sound system is of good quality and will provide you with great sound.

7. DJ's are allowed, but please note the above rules in regards to speakers. DJ's will only be able to use our existing sound system and microphone.

8. Our sound system is all connected with Sonos 2. You will have to be connected to the WiFi & you will have to download the Sonos 2 app.

9. Currently, tents, waterslides, and bouncy houses are okay in the grass. But, in the future, we may have to designate specific areas for a tent because of the damage that it does to the grass. A tent will kill the grass in about 24 hours over the summertime, so we try to limit them as much as possible.

10. We have (2) 20 amp outlets in the grass. One is close to the West grass area, and one is close to the North grass area. They have enough juice to power up bouncy houses, additional speakers, additional lighting, etc.

11. Our parking lot can easily handle about 45-50 cars or 100 Smart cars. We recommend having a parking attendant or valet to make sure that cars are parked as strategically as possible. Additionally, we have room in our East driveway for about 20 cars, and around the outside perimeter of the property for another 25 or so cars.

12. Pets are welcome with advance notice and please be aware of any pet hair or extra cleaning is needed there will be an extra per cleaning fee
