Offering a perfect blend of classic charm and modern convenience, this renovated 1874 Victorian has ten-foot pocket doors separating the three large living areas, allowing for openness or privacy. A curved staircase leads to the three upstairs bedrooms (all of which have lake views, two have A/C) and a bathroom which features the vintage elegance of the original claw foot bathtub with shower. A half-bath is in one of the bedrooms, and another half-bath downstairs with washer and dryer.
The modern kitchen has a refrigerator, dishwasher, electric stove, microwave, and Keurig. The main living room (there are 3) overlooks Lake Champlain and the Adirondacks through a huge bay window. The second room has Roku TV and A/C. The third room has Roku TV and is a perfect place to hide away with a good book or catch up on work. Broadband Wi-Fi keeps you connected.
Unwind on the spacious front porch, where you can sip your morning coffee, enjoy cold drinks and hors d’oeuvres in the afternoon, lounge, read a favorite book or watch some of our local wildlife. Bald eagles often visit the enormous cottonwood tree that is the namesake of the property! Sprawling lawns and plenty of shade are perfect for all sorts of activities and games.
Dine lakeside in the gorgeous open-air gazebo, taking in stunning sunsets over the Adirondack Mts. and twinkling shoreline lights. Spend your evenings beneath a starlit sky, cozied up in Adirondack chairs around a crackling fire pit.
A sloping path leads to 500 ft. of private beachfront, ideal for seasonal activities like fishing, kayaking, ice skating and ice fishing. Paddle under, or walk over, the Champlain Bridge to visit the historic Crown Point forts across the lake, which offer scenic trails for hiking, snowshoeing and skiing. Rentals are available nearby, or simply relax by the shore, enjoying the peaceful, neighbor-free setting. You may never want to leave! (but if you do, read about all there is to do below)

CONVENIENT LOCATION! Located on a main road yet extremely private, the property is centrally located to all sorts of activities. It’s 45 minutes from Burlington, 20 minutes from Middlebury and Vergennes, and an hour from Lake Placid, NY.
Across the road is a family-style restaurant and the Chimney Point State Historic Site, and just 1 ½ miles away are a full-service general store/deli, an ice cream stand/snack bar, and a VT products gift shop with a mini golf course. Just a few steps away is the new Lake Champlain Bridge with breathtaking views up and down the lake. It has a pedestrian walkway that is lit at night for evening strolls and at a ½ mile long, it’s perfect for a morning run or bike ride to explore the Crown Point State Historic Site and Memorial Lighthouse on the NY side.
Bring your bike, we are located on the National Scenic Byway, a favorite route of cyclists in both VT and NY. If you have a boat, there is a public boat launch across the road and a marina just ¼ mile away, and we have plenty of room for your trailer.
Hike nearby Snake Mountain for spectacular views of the valley, or take a short drive into the Green Mountains or the Adirondacks for other unforgettable trails. For the ultimate thrill, VT Skydiving Adventures is just a couple of minutes away.
It's just a short drive to golfing, shopping, exceptional dining, antiquing, farmer's markets, wineries, breweries, museums and historic sites, horseback riding, lake cruises and so much more!
In winter, beautiful snowshoe and x-country ski trails are just across the bridge at the Crown Point State Historic Site. Rikert Cross-Country Ski Center is 45 min. away. We're centrally located to several major ski areas, too. Killington, Pico, Sugarbush, Mad River Glen, Middlebury College Snow Bowl, Bolton Valley, Stowe, and Whiteface in NY are all 45 min. - 1.5 hours away.

I loved everything about it. The host was the nicest. The only minor thing is that the house is a little too close to the road, big trucks were a nuisance.

Everything was really nice. The property is a beautiful lakefront Victorian home, with old fashioned charm and modern amenities (including excellent air conditioning in 2 of 3 bedrooms). The beds are comfortable. The kitchen is very good, and the living areas are both spacious and cozy. The gazebo and lake views are spectacular. The location is not far from Vergennes and Middlebury, and is well situated for hiking in both NY and Vermont. Finally, the host is great, communicative, responsive, and caring. Overall, a wonderful place to stay.

The property was beautiful, clean, and very much as advertised. We were welcomed by a lovely note, coffee/snacks, and helpful guidance on what is available in the area. We did have one quick question and the host got back to us with a response immediately. The only two drawbacks to the property were the traffic noise, which others had mentioned, and the lack of a screen door on the main entrance. But overall, we were very comfortable and had everything needed to make our vacation a success.
We had a fantastic stay! It was perfect for our family and we felt the property was beautiful, well maintained, and perfect for our week of exploring Vermont. The house was perfectly clean and well stocked for cooking in the kitchen. The living areas were comfortable as were the beds and the whole house stayed cool and comfortable even with the temps outside above 90. It was fun to walk across the bridge to NY in the mornings to explore the local historic sites and there was little noticeable traffic noise for being so close to the bridge. The host was perfect, welcoming, and quick to respond. When thunderstorms were forecast she even left flashlights out for us along with a fantastic plate of homemade baked goods our first night. Would stay again any time!

I have lived in VT most of my life and absolutely love this area. Mother of 2 and grandmother of 2, I enjoy outdoor activities, especially hiking, kayaking, snowshoeing and gardening. Getting to share this beautiful property with others and see them create lifelong memories is an absolute joy! Along with my daughter, I also run the property as a wedding venue, and love every aspect of working with couples and hosting their families.
