The Penthouse: Top-Floor Ocean-View 3BR, Two Terraces, Heated Pool, Walkable

The Penthouse is the entire top floor of Villa Amistad, our boutique hillside villa in El Cerro, Puerto Vallarta's historic Centro, a 5-minute walk to the Malecón. Slide open the glass wall and the living room opens to the ocean breeze. Two private terraces face the ocean, one with a dining table and seating area and one off the master suite with a hammock, and from December through March you can often spot humpback whales offshore. Three king bedrooms with ensuite baths, a full kitchen, 1,569 sq ft (146 m²). Sleeps 6.



Every apartment at Villa Amistad is named for a friend who helped build it. Amistad means friendship, and we hope you feel it the moment you arrive. The Penthouse joins our two top-floor apartments, Ivan's Bella Vista and Miguel's Mirador, into one home with the villa's best bay views.



THE PENTHOUSE

• Two private terraces: one off the living room (Ivan's side) with a dining table and seating area, the other off the master suite with a hammock and lounge seating. Both face the ocean: morning coffee out here, or the sunset and the nightly fireworks over the bay.

• Master suite: on Miguel's side, a lookout of its own. The king bed faces the water, and with the floor-to-ceiling glass doors open, the suite and its terrace become one indoor-outdoor space. Its table doubles as a workspace, and its bathroom is the largest in the villa.

• Bedrooms: three king bedrooms dressed in luxury linens, each with an ensuite bath and rainfall shower, air conditioning and a ceiling fan.

• Kitchen: a full kitchen with an island that seats four (good for breakfast or a laptop), plus a handy second prep area in the master suite with a microwave, toaster oven and fridge. There's filtered drinking water from the tap (as everywhere in the villa), and we keep you stocked with coffee from the Chiapas region for your whole stay.

• Work: fast fiber Wi-Fi, up to 1 Gbps with a backup line, so a remote-work stretch is as easy as a group getaway.

• Style: warm terracotta tones and handcrafted Parota wood, including custom doors made by local artisans.



SHARED WITH THE OTHER APARTMENTS

• The heated saltwater pool overlooks the bay and is open 24/7, kept around 29 to 30°C (85 to 86°F) in winter.

• There are two terraces, an honor bar and a BBQ grill, and the lower terrace has a table for nine: a great place to hang out, enjoy a meal al fresco, or take a Zoom call with a view that'll make your co-workers jealous. Plenty of our guests who still work remotely set up there for the day.

• You get light housekeeping Monday to Friday (beds made, a tidy and a restock of essentials), with fuller cleans and fresh linens on longer stays. The full schedule is in your Guest Stay Agreement and guidebook.

• Serviced villa: our staff are onsite from 10 AM Monday to Saturday (except some Mexican holidays), and when they've gone for the day, on Sundays and on holidays, your hosts are here to help.



A VILLA, NOT A CONDO

Villa Amistad is one house with four private apartments, each with its own entrance. We soundproofed all we could, but it's a shared home, so now and then you may hear voices; please keep quiet hours in mind. Most guests love the tradeoff: a real villa experience without renting the whole villa. The Penthouse is completely private: Ivan's and Miguel's are joined through their interior door, so the whole top floor is yours, and you share the pool and terraces with guests in up to two apartments below. Mark and John live onsite in our own apartments: here when you need us, out of your way when you don't.



YOUR GUIDEBOOK AND VILLA EXTRAS

After booking, you'll receive a link to answer a few check-in questions and sign our Guest Stay Agreement, and your welcome message includes the link to the digital guidebook we built ourselves: check-in details, a guide to the villa and our favorite places in town. It's also home to our Villa Extras: airport transportation, a private chef or grocery delivery, tours and romantic beach picnics, private onsite Spanish lessons, Priority Early Check-in or Late Check-out, an in-house massage from a vetted provider, and your Honor Bar tab.



THE NEIGHBORHOOD

El Cerro is one of Puerto Vallarta's original hillside neighborhoods. Our quaint cobblestone alley has been home to the same Mexican families for generations; neighbors look out for one another, it feels lived-in and safe, and it's quieter than most of downtown (you may hear children playing or a dog barking now and then).

• Malecón and Rio Cuale: 5-minute walk downhill, the Romantic Zone just beyond

• Five of Puerto Vallarta's top-rated restaurants: within a 5-minute walk

• Camarones Beach: 9-minute walk. Los Muertos Beach: 17 minutes

• Pharmacy: 4 minutes. Convenience store: 1 block. Cafés with Wi-Fi: 1 block to 10 minutes

• Getting around: Centro, the Romantic Zone and 5 de Diciembre are all walkable (5 to 25 minutes; the walk back up is moderate). Uber and taxis are plentiful, buses about 10 pesos. The airport is about a 25-minute drive.



GOOD TO KNOW

• Getting in: we make a point of meeting every guest on arrival. We'll ask for your flight details or arrival time so we can be there to help you settle in and walk you through the villa, its amenities and our house rules. If we aren't able to meet you upon your arrival, the guidebook contains your personal security code and complete instructions for getting in and to your apartment; the same code opens the entry gate and the Penthouse's main keyless door on Ivan's side. There's a video doorbell at the entrance gate; there are no other cameras or video monitoring devices on the property. The Penthouse has smoke and carbon-monoxide detectors in the living room and master suite, and a fire extinguisher in the kitchen.

• The hill: Villa Amistad sits on the hillside of El Cerro, in Centro. Our alley has a gentle to moderate slope, and the most direct street up from the Malecón is a moderate climb. Most guests enjoy it as a little daily exercise, and it’s what gives us our views. If you’d rather ride, taxis and inexpensive rideshares are always close by.

• Stairs: the Penthouse is the top floor, so it's 17 steps up from the street to the gate, a flight up to the main terrace and one more to your door, with shady spots to pause and take in the view. You'll mainly come and go through the main keyless door on Ivan's side; the master suite (Miguel's side) also has its own entrance up a spiral staircase, through a sliding door with a key waiting in the lock, if you'd like to use it. There's no elevator.

• Parking: there's no parking in our alley, but free street parking is available on the adjacent streets. A car can stop at the entrance to drop off people and luggage (drivers may need to back down the alley to leave).

• Check-in and check-out: check-in is at 4 PM and check-out at 11 AM. If your apartment is ready by 3 PM, you're welcome to check in then at no charge; there's no need to ask, we'll message you on arrival day. Earlier check-ins and late check-outs may be requested for a small fee; see the guidebook for full terms and to make a request. Arriving before check-in? You're welcome to drop off your bags from 10 AM, and we'll keep them safe while you head out to explore; if you're arriving on a weekend, just message us beforehand, as our team may not be onsite. Need a place for your bags after check-out? The guidebook has the details, and you can request it under Villa Extras.

• Before you arrive: after booking, you'll receive a link to answer our check-in questions and digitally sign the Guest Stay Agreement; please complete it within 48 hours of booking and before arrival. Your entry code appears in the guidebook once it's signed. The day before arrival we place a $100 USD authorization hold on the card used to book: a temporary hold, not a charge, to confirm the card can cover any damages, incidentals or balances; your bank releases it after checkout if nothing is outstanding.

• Damage Waiver: a $35 USD Damage Waiver is included with your booking and covers accidental damage up to $500 USD; the details are in the Guest Stay Agreement.

• Guest count: the Penthouse sleeps six, and that limit is firm. Our guest count includes everyone of any age, infants included, and everyone sleeps in the beds provided. The one exception: we can welcome one infant aged two or under above the limit when you bring a travel crib. Need more room? Our other apartments and combinations sleep anywhere from 1 to 12, so ask us and we'll find the right fit.

• House rules: Villa Amistad is a peaceful retreat on a quiet residential street, not a party house. Have fun out on the beaches and in the bars, then come home to a calm villa. Here, please keep music and voices at a moderate level at any hour, by the pool too; our neighbors live just steps away and will let us know. Quiet hours are 10 PM to 8 AM, we don't host parties or events, and the whole property is smoke-free. It comes down to respect for all, and it's why we have such a good relationship with neighbors whose families have lived here for generations.

• Everyone is welcome: couples, families, groups and LGBTQ+ travelers alike. The villa isn't childproof (unfenced pool, open stairs, low railings, breakable art), so if you're traveling with little ones, reach out and we'll help you decide whether it's the right fit.

The place is nice, but we were overwhelmed with the amount of rules. We felt like we were being monitored throughout our stay. The location is up a steep road, and there was never any mention of the amount of physical stamina required to access the unit. Be prepared for a workout.

Thank you for staying in the Penthouse, and we're glad you enjoyed it. As our listing states, Villa Amistad is on a hillside with a moderate climb from the Malecón, which gives the Penthouse its bay views. There are 17 steps from the street to our entry gate on the first level, then two short flights up to the Penthouse, with a terrace and outdoor sofa at the top of the first. Many of our Penthouse guests are in their 60s to 80s, and two have been in their 90s; comfort on stairs comes down to each person's health and activity level. We describe everything transparently so guests can make an informed choice, because we'd never want anyone to stay who wouldn't be happy. If stairs are a concern, just ask before booking and we'll suggest the best apartment for you. Our house rules are everyday courtesies of a shared home on a quiet street, and none should come as a surprise: Vrbo guests can read them and our Guest Stay Agreement while booking, before paying, and after booking we send a link to sign the agreement, with a copy for their records. Our team is on site during the day to care for the villa. A gentle reminder to close the sliding door while the A/C is running would have been simply in passing. We never monitor guests, but if something could disturb others, is unsafe or may cause damage, we'll politely speak with the guest to set it right. We're sorry you felt monitored; we'd never want any guest to feel that way.

The best!

We rented the penthouse and had neighbors below. This place was almost too good to be true! Absolutely immaculate. Every room had a comfortable queen bed, a private restroom with shower, and individual a/c that was easy to operate. The views were amazing. The pool was clean. The hosts at checkin were so nice, informative, and helped with our luggage. They made sure our stay was top notch. I felt like I was at a 5 star resort. The only thing I would keep in mind is that there’s a lot of stairs starting from the street. This was not a problem for us but if you have issues walking, it’s good to be prepared. This is the most accommodating place I’ve stayed in and I’m looking forward to renting again on my next visit.

We're Mark and John, best friends who moved from the San Francisco Bay Area to Puerto Vallarta in 2018 for the sunshine, the food, the culture and the people. I bought the villa in 2019 after spotting a "For Sale" sign while walking a friend's dog. Today we live onsite and run it with a small local team who have become close friends. I bring a background in high tech and hospitality; we both bring a love of travel, food and design. Off duty you'll find us on a jungle trail, at the Botanical Garden, or trying a new restaurant with a good glass of wine.

Why they chose this property

El Cerro/Centro is where Puerto Vallarta began: cobblestone streets, family-owned shops and cafés, holiday processions, and neighbors who have lived here for generations. It's a real Mexican neighborhood, yet the beach, the Malecón, galleries, restaurants and nightlife are all a short walk away. The villa itself was a four-story building in serious disrepair. Over 18 months we rebuilt it: opened walls to the ocean views, reinforced ceilings, added windows for light and breeze, air conditioning, soundproofing, new plumbing and wiring, and a 5-stage water filter so the tap water is safe to drink. We took off the fourth floor and added two large balconies and the heated saltwater pool. We named it Villa Amistad, "Villa of Friendship", and named each door for a friend: Curiel's, Miguel's, Jonathan's and Ivan's apartments, Luis's office, and Zeferino's Palacio. Today, John has the private apartment we built for him on the rooftop, and Mark lives on the entry level in Zeferino's Palacio.

What makes this property unique

The Penthouse is the whole top floor of a boutique villa, not a busy condo building: two private terraces facing Banderas Bay, three king ensuite bedrooms, and a master suite whose bed looks straight out at the water, with a hammock outside for whales in season, the sunset and the nightly fireworks. Original local art and handcrafted Mexican details run throughout. Around it, the things we've built for every guest: premium linens and extra pillows, outlets where you actually need them, safe filtered tap water (bring a reusable bottle), 1 Gbps Wi-Fi, an honor bar open around the clock, and our own digital guidebook for tips, Villa Extras (tours, private chefs, even a romantic beach picnic), in-house massage and private onsite Spanish lessons. We live onsite and answer fast, often within minutes, and we keep improving the place every year.
