There is a game room with an arcade, pool table and ping pong table. For the music lover, we have equipped the entire house with built-in Bluetooth speakers that can sync to your device.

The house can sleep up to 16 guests! And we welcome up to 30 persons per event and reservation. Each bedroom has luxury linen. Our Owner's suite has a memory foam mattress, an En -suite bathroom with spectacular ocean views. Our newly renovated kitchen is a Chef's dream.

ALL RESERVATIONS MAY USE OUR FEE BASED PARKING SERVICE IF THERE WILL BE MORE THAN FIVE VEHICLES ON THE PROPERTY. THIS SERVICE IS SUBJECT TO AVAILABLE AND MUST BE BOOKED 60 DAYS PRIOR TO CHECK IN.

There is no parking on the street after 6 PM. This is a city ordinance. The city will ticket you and tow your vehicle.

Pets:
Pets are allowed in the home.
We have a breed and weight requirement. Each pet must be approved by our hosting specialist.

*No cats, fish, birds or reptiles of any kind allowed on the premises.
*Pets are not allowed on the furniture
*Please pick up after your pet, potty bags are made available
*There is a pet clean up fee and deposit of $150 PER-PET for the entire stay - this is NON-REFUNDABLE. In the event you cancel your reservation please note this fee is NON-REFUNDABLE.


* Quite Time from 10pm to 8am per community regulations.
*Police will be contacted in the occurrence of any disturbance. Potential Warning issued or, if necessary, eviction with no refund and a charge of up to $1,000.00.

COUNTER-TOPS | NO LEMONS, VINEGAR OR ACID BASED FOOD OR PRODUCTS OF ANY KIND. PLEASE REFRAIN FROM SITTING ON THE COUNTER-TOPS.

Decks:
*We offer a FREE concierge service to set up and take down Barbequing essentials in designated areas on the property. This service is available June - September on a first come first serve basis and must be booked with our concierge service at least 72 hours prior to arrival
*No barbequing permitted on decks
*Do not leave furniture, pillows, chairs, umbrellas or any objects on the deck unattended due to UNPREDICTABLE HIGH WINDS.

Beach Essentials Provided for up to FIVE GUESTS:
*During the summer months (June 22nd - September)
*Beach Chairs, Life Vests (no longer available) Tricycle/Bicycle for rent, Beach Towels.
Please enter thru the first floor when returning from the beach.
No shoes or wet clothing are allowed inside | Leave wet towels in designated area to dry on the first floor.


Garbage Rule:
*Please use designated bins for trash and recycle.
*Recycle bin is located near the sink | Garbage & Recycle bags are provided
Place bins on curbside on Wednesday by 8pm and return to original designated area no earlier than Thursday by 8pm.
Failure of this house rule will result in a $300 fee

*Any damage made to the property or furnishing which exceeds the deposit amount will be billed to the guest and reported to Airbnb.
*No Parties - Parties in Unit or Common Area - Up to $2,000.00 fee plus any damages. Events are allowed and subject to host approval. Tampering/removal with any camera or monitoring equipment will result in a fine and immediate eviction.

Outdoor Camera, Front Door Camera and Backdoor Camera, record based on motion detection and the event of an alarm or fire.


*Any items missing will be charged to credit card on file. Registered guests are welcome to use the driveway.

*Forgotten Personal Belongings | $75.00 minimum charge to return to the registered guests on file. This is only done at the express written request of the registered guests on file.

*Campers or RVs allowed on the property with host approval.

We highly recommend you follow the rules for the Public Beach. Please note that this beach is an outdoor space shared by your fellow neighbors. We thank you so much in advance for being respectful.

For your convenience we have included the rules from the the city of Hampton's outdoor beach spaces.

Pets:
Banned on the main beach April 15th - September 15th and on Factory Point April 1st – September 15th, all other times pets must remain on leash.
