Welcome to the quintessential Cape Cod town of Falmouth in the desirable Great Harbors neighborhood! We are excited to share with you our dream beach cottage. Having rented on the Cape for over 30 years, we consider ourselves the “professional renters” and know first hand what helps to make the perfect worry-free vacation!

The Space
Our home was completely renovated inside and out in 2020. Literally everything is BRAND NEW! From the fully stocked kitchen to the cozy and comfortable beds.
As you enter the front door you are welcomed into a large, open great room with cathedral ceilings, plenty of lighting including recessed and coastal fixtures, brand new bright white kitchen with high end finishes and appliances. The quartz island that seats four has plenty of room for games, puzzles and happy hour cocktails! For a sit down meal our dining area has seating for six with an extendable table for guests. An oversized sectional provides comfortable seating for everyone along with a 65” wall mounted Smart TV with cable. Hardwood floors throughout, central AC controlled with a Nest thermostat.
Off the main living area is a full bathroom with a tiled shower and upgraded finishes. Hand soap and towels are included of course!
Down the hall are two queen bedrooms, each decorated and furnished in a casual coastal theme. A spacious closet and dresser in each so you can unpack and feel right at home. Nightstands on BOTH sides of the beds!!
The master bedroom completes your single level living with a king sized bed, another spacious closet, dresser, and a full en-suite bathroom with high end fixtures. All our bedrooms include brand new mattresses, freshly laundered linens and beds made upon your arrival.

The house is great but you may enjoy relaxing in our private, peaceful backyard even more! The spacious patio has a wicker dining set for six, an offset umbrella, propane grill, and Adirondack chairs around a wood fire-pit. Tiki torches and patio lights complete the evening ambiance! Plenty of lawn space for games, they are included too and will be stored in the garage.
Who doesn’t love an outdoor shower after a long day at the beach? Our brand new oversized shower with separate changing area will be perfect!

The Extras
Our cottage is stocked with all the comforts of home and absolutely everything to help you enjoy your best Cape Cod vacation ever!
Just some of the extras include beach chairs, umbrella and beach towels; plenty of lawn games, board games and puzzles; hand soap for the bathrooms and kitchen; hair dryers; iron and ironing board; all towels and bedding freshly laundered.
We also include enough basic supplies to get you through a day or two without having to go to the store: k-cups, paper towels, toilet paper, dish, dishwasher, hand and laundry soap.
The Green Harbors Resident Association allows renters to purchase a weekly pool membership which includes unlimited access to the in-ground heated water view pool, children’s pool, tennis courts, pickle ball courts, recreational club, beach house and all association activities for that week. It was $350 for a week (Summer 2023 season) and includes passes for 6 people. A child 3 and under does not require a pass. This can be purchased ahead of time through the association or when you arrive.

The Location
Great Harbors is one of the most desirable waterfront neighborhoods in Falmouth. We fell in love with the area immediately! We are a short walk away from a small private association beach on Great Pond. Great for little ones to play, launching your kayak/paddleboard or watching the sunset with a cocktail. The association also includes a playground, beach volleyball court and dock space for drop-off and pick-ups. All within a short walk. There are several public boat launches nearby as well.

If you need to venture outside our community, you will find a sidewalk along Acapesket and Menauhant Roads to bring you right to the ocean! Just a little over a mile. Both Menauhant Beach and Bristol Beach are a short bike ride away.

Within 2 miles you will find Smitty’s Homemade Ice Cream, Cape Cod Winery and Bad Martha’s Brewery. Something for everyone! Less than 10 minute drive to downtown Falmouth. Honestly, too many great things in Falmouth to mention but know that you are close to all of them!

September getaway in Falmouth
Kathleen and her family welcomed to us into their home and we very much enjoyed our stay. The house is in beautiful condition and offers all the amenities a family with small children could ask for. The location was very convenient to beaches and downtown Falmouth, and we would certainly stay there again in the future. Kathleen was a wonderful host and very responsive, we thank her for making our trip to Cape Cod so nice.

Great vacation

Everything we expected and more
My wife and I rented this property for three nights in early August 2023 for ourselves, our son and daughter-in-law, and their children, ages 1 and 3. The property is well situated in East Falmouth, where there are several beaches, many restaurants, and shopping, all within a few miles. We spent one morning at Menauhant Beach, one morning at Surf Drive Beach, and one morning first at the Great Harbors Resident Association playground (within walking distance) and later at the Cape Code Children's Museum. Both beaches had ample non-resident parking for $20. As the youngsters needed to nap, we spent afternoons on the property, playing games in the house or yard. The backyard is lovely, tree-shaded, and sporting a hammock, ring-toss game, Adirondack chairs, and a patio with a table surrounded by chairs and shaded by a large folding umbrella. In the garage are several games for older children as well as a wooden cornhole set appropriate for any age. The owners responded to our pre-visit questions quickly and were very accommodating. For example, we knew we would arrive early and asked if we could enter the house before 5:00. They said we could enter as soon as it was cleaned and that they would text us when the cleaning was finished, which they did. The kitchen and bathrooms were stocked with everything a visitor might need and we were surprised with the addition of a welcome basket. The beds were comfortable. Lighting was excellent. Electrical outlets were plentiful.

Growing up in Boston, now living in NH. Cape Cod has always had a special place in my heart. As a child I would come for a week or two each summer with family. When I had children of my own we did the same. We were never lucky enough to own our own property but rented all over. Some of our favorite towns were Chatham, Harwich, Dennis and Falmouth.

Why they chose this property

When the opportunity came for us to purchase a home in Cape Cod our first choice was Falmouth. We love that Falmouth has the summer/vacation/beach vibe of your typical Cape towns but also has an amazing downtown area with shops and restaurants. You can get something at Walmart or shop at Home Goods without having to drive to Hyannis or off-Cape. Literally so much available so close by while still feeling like you are away from it all!

What makes this property unique

We fell in love with our home immediately. It was perfectly remodeled with everything new. We didn't have to do a thing! The neighborhood is exactly what we wanted - lots of side streets for walking or biking, walk to the shores of Great Pond to launch a Paddleboard or watch the sunset and even a swimming pool overlooking the water. Close proximity to multiple beaches was a must. Just 1.5 miles to Menauhant Beach. Also a 10 minute ride to downtown, not to mention all the other great things to see/do in Falmouth!
