Leamington Caves: The Property
Situated on 1.5 acres of lush tropical vegetation, Leamington Caves is an exceptional destination, offering tranquility and adventure, private quiet spaces and expansive views of Bermuda.
The main house and adjacent guest house (together 12,000 sq. ft.) are a sanctuary nestled into a steep hillside with tropical flowers, trees and shrubs, complemented by several porches, patios and courtyards. The property is owned by a renowned Bermudian/American architectural designer who has artfully blended contemporary details and amenities with the home's unparalleled historic charm.
A pristine, compact horizon-edge pool and pool deck are perched above the house, with stunning views of Harrington Sound. A few more steps above the pool is the upper deck, featuring a fire pit surrounded Adirondack chairs, an entertaining/yoga deck, a ModPod (air-conditioned shed with a mini fridge), and breathtaking panoramic views of the island. All of this is enveloped on every side by lush jungle vegetation--a rare oasis only shared by colorful songbirds.
Main House & Guest House

The 8,500 square-foot main house channels history with its exposed wood beams, cathedral ceilings, cedar accents, and Brazilian cherry wood flooring underfoot. The main floor radiates around a central garden grove of dwarf palm trees and includes a spacious living room with fireplace and full wet bar (wine fridge and ice maker), dining room, superbly equipped professional kitchen and TV/family room. There are a total of 5 bedrooms and 4.5 baths in the four-story main house. Reverse cycle air-conditioning/heating units keep guests comfortable in any season.
The spacious and colorful 3-bedroom, 2.5 bathroom guest house, at one time a popular upscale Bermudian restaurant, has unique accents including an original Bermuda cedar bar from the restaurant (and which includes an ice maker and wine fridge). There are three different seating areas in which to relax (two with TVs), including an octagonal den/family room/library, plus an outdoor seating area for six and two sun loungers.
Note there is a Ring outdoor security camera outside front door and outside back door/top level of main house, and outside front door of guest house for safety.
MAXIMUM CAPACITY 16 people (including children), no exceptions.
The Caves
Leamington Caves are a national treasure and Bermuda’s largest private natural caves. Dating back millennia but discovered over a century ago, the caves feature dramatic stalagmites and stalagtites and deep pools of turquoise water. Formerly a tourist attraction, the Caves are fully lit and very safely accessed by concrete staircases and railings, and a recently built wooden platform and dock.
Guests staying at Leamington Caves have exclusive access to explore and swim in this extraordinary natural wonder! (For liability purposes, guests must schedule visit with and be accompanied by property manager. Cave waivers must be signed and no outside guests are permitted for safety reasons. First visit, up to two hours, included. Subsequent visits can be arranged at manager's hourly rate).
Location
Leamington Caves is just a short (7 minute) drive from the airport, and about 15 minute drive to the city of Hamilton. Closest beach is John Smith's Bay (<10 minute drive) and Clearwater Beach (15 minutes) and Bermuda's other iconic South Shore beaches are within 20-25 minutes. Tennis and golf are available nearby at Tuckers' Point (5 minutes' drive).

Why they chose this property
Andrew's family roots trace back to Hamilton Parish and Harrington Sound, which is why he chose to restore and develop this unique and historic property. It is a quiet neighborhood with the convenience of bus stops nearby, the airport 6 minutes away, and the beaches and city of Hamilton within 20 minutes' drive. The Swizzle Inn, famed waterhole, is around the corner, as is Tom Moore's Tavern (and Tom Moore's Jungle, fabulous walking trails).
