This professionally designed condo blends modern comfort with tropical style. Relax in the bright living room with a Roku TV and twin pull-out couch, or step into the dedicated workspace with mountain views and ocean breezes. A cozy sleeping nook welcomes sunrise and birdsong.
The kitchen offers peekaboo ocean views and opens to your private lanai with lounge chairs. Beach gear is provided, including chairs, umbrella, cooler, boogie boards, and snorkel equipment. The stocked bathroom includes towels, toiletries, and a hair dryer.
The bedroom features a California King bed, jungle-inspired décor, full-length mirror, and window A/C unit. The closet includes linens for the pull-out bed, plus a pack and play and folding high chair.

You will have full access to your condo, private lanai, and assigned parking space #20, excluding the cabinet labeled “Host’s Cabinet.”
Community amenities include the pool (8AM–8PM), BBQ area, outdoor dining, and tropical garden. Please respect all private and restricted areas.
Early check-in or late check-out is $20, based on availability.

Located in the Kona Riviera Villas complex on Ali’i Drive, just south of downtown Kona. Enjoy oceanfront relaxation with quick access to shops, dining, and Ali`i Gardens Marketplace.

A rental car is recommended to explore the island. Bike shares are nearby, and the Kona Trolley stops close to the complex.
THINGS TO KNOW
The complex is oceanfront, but this unit offers peekaboo ocean views only.
Most homes in Hawai’i are not fully air conditioned; the bedroom A/C cools that room only.
The unit faces Ali’i Drive and street noise may be heard. The condo is on the second floor with stair access only. There is one shared pool and no hot tub.
Regular pest control is provided, but tropical environments may still bring insects. Please store food properly.
Some neighbors may allow smoking. We do not. Smoking is not permitted in the unit or on the property. There is a designated smoking area in the parking area.

1. Quiet hours are 9:00 pm to 8:00 am. All noises from whatever source shall be controlled as not to disturb or annoy other residents.
2. Do not hang towels or swimwear from the lanai railings. You can dry items on the lounge chairs on the private lanai or on the community clothesline located in the north east corner of the complex.
3. Do not flush feminine products, `flushable` wipes, etc. down the toilet. Only flush toilet paper and waste.
4. All guests, association employees, and vendors to be treated with respect. No foul language, or threatening statements permitted.
5. The use of cell phones outside of any unit is to be held to normal speech volume and not to disturb any other guest on any lanai. Use of cell phones outdoors is prohibited during quiet hours.
6. At no time is the feeding of birds or other animals permitted.
7. No illegal activity or hazardous materials, such as fireworks or other combustibles are permitted on property.
8. Kitchen disposals are for disposing of soft waste. No pineapple rinds, banana skins, artichoke leaves, flower stems or seeds of any kind should be put down the disposal.
9. Barbecuing is only allowed in the designated area by the pool.
10. Surfboards, bicycles and related items must be kept in the confines of the unit, not visible to other residents.
11. Bikes, skateboards, and related vehicles are not permitted in the common areas.
12. The grounds, walkways, lanai entries, stairways, building entrances and parking areas are for ingress and egress only and are to be kept free of obstructions.
13. The County of Hawaii prohibits smoking within 20 feet of any public area, which include the parking lot, pool area and walkways. Smoking includes tobacco, marijuana or electronic. The Board considers the common elements of the property public areas. Please be considerate of others. A smoking area is provided at the South end of the parking area.
14. Only one vehicle per unit is permitted to use the parking lot. Each unit is assigned a marked space.
15. Pets are not permitted. All leash laws must be complied with and any damages are the responsibility of the owner.
16. Please use a coaster for ALL drinks :)
