As our guest at KOLEA, you have access to KOLEA’s private Beach Club Pavilion - 250 yards from our unit. From our Beach Club, you can enjoy overlooking the ocean and ancient Hawaiian ponds or walking directly onto the sandy A’Bay Beach, short for Anaeho'omalu Beach, and about 150 yards from the Beach Club where Watersports await.
Our beautiful Penthouse villa 16F located in building 16, third floor, overlooks the majestic mountains. The unit is richly furnished along with High End Electronics and Appliances, Central air conditioning, Ceiling fans throughout, Granite countertops, Travertine floors, African mahogany crown molding and cabinetry.
The lanai features Teak wood cabinetry, an outdoor living/dining area, with a gourmet Viking gas grill and rotisserie, along with a refrigerator. The retractable pocket doors bring together the lanai and living areas in a natural flow.
You will have a spacious 1270 square-foot living area plus a 150 square-foot lanai. This two-bedroom penthouse villa includes a king bed in the master bedroom and a 42-in TV. The ensuite master bath has a separate oversized shower, and a luxurious soaking tub, double sinks with natural stone finishes. In the second bedroom there is a queen-size bed and 42-in TV. The large guest bathroom with a shower bathtub combination and the double sinks with natural stone finishes. The living area is furnished with an extremely comfortable Sectional sofa, a large TV.

DESCRIPTION OF WAIKOLOA BEACH RESORT: Waikoloa Beach Resort is world-famous, and it offers just about everything that you would need to make your vacation extraordinary. There are two fabulous golf courses. The Hilton and Marriott are both within the resort and each has many things to offer.
There is no shortage of spas or restaurants, fine-dining or casual. The Queen’s Marketplace and King’s shop offer the two largest shopping, dining, and entertainment experiences on the Kohala coast. At the Queen’s Marketplace, you can find all your groceries and beverages. They even have a gourmet market where you can find meals that are ready-made. Behind the Marriott, you’ll find the Lava Lava Beach Club and Anaehoomalu Bay (better known as A-Bay), a beautiful crescent shaped public beach that offers many ocean sports for the whole family.
Within a few minutes' drive, you can enjoy the world-famous beaches such as Hapuna and Mauna Kea, or the less known and more secluded 69 Beach, a favorite of the local. The list of things to do is endless.

SECURITY CAMERA: For the security of our home and community, a video doorbell is installed at the front door. Access to recorded footage will be limited to the property manager and only used for security purposes, such as investigating incidents or potential criminal activity. No devices inside the condo.
FEE PAY SEPARATELY - NOT OUR FEES: If you book through VRBO/HomeAway, there is a GUEST SERVICE FEE: Pay at booking, please REFER TO VRBO ONLINE QUOTE for the amount. This fee is NOT included in our Rental Agreement because it is NOT our charge. This charge is imposed by VRBO/HomeAway on all renters who use their website.
OTHER FEES: 1. INTERIM CLEANING FEES: $275.00 each, required every 7 nights for 15 nights or longer stay. 2. DAILY CLEANING - cleaner's hourly fee. Please request in advance. 3. EARLY CHECK IN and LATE CHECK OUT: $200.00 each for reservations of 7 nights or longer. One night fee for reservations less than 7 nights. 4. ADDITIONAL GUEST FEE: $20/per guest per night, after 4 guests. Maximum 5 guests. Pre-approval required.
BOOKING PROCEDURE: To finalize any reservation, we require (1) payment, (2) copy of your fully executed RENTAL AGREEMENT including credit card authorization and (3) a copy of your GOVERNMENT-ISSUED PHOTO ID.
HOW TO BOOK: 1. "Request to book": VRBO allows 24 hours for owners to approve and accept your request. We will send you the rental agreement prepared specifically for your dates, we will try to approve your request within the 24-hour required window and your credit card will be charged. The final confirmation of your booking is still pending on the return of your required documents.
2. "Contact host": If you have more questions or need more time to review and return the rental agreement, please send us an inquiry, we will answer your questions and send you a rental agreement specifically prepared for your dates. You will have more time to return the documents and make the payment. Rental rates and fees are subject to change.
TRAVEL INSURANCE is highly recommended. Regrettably, NO REFUND will be given for reasons outside of our control.

The primary renter minimum age requirement is 25. 3. NO SMOKING in any form, of any kind, inside our unit, in the lanai or outside, anywhere within the Resort. Extra fees may apply to compensate for deep cleaning and/or deodorizing caused by smoking or pets, plus loss of rent income if any. 4. Re-arranging the furniture is NOT permitted. We strongly urge that our guests NOT MOVING beds or furniture around. More importantly, we don't want our guests to get hurt in the process. 5. As a courtesy for our guests, please return beach gear and to the carport storage, rinse free of sand.
CANCELLATION / RESCHEDULE POLICY:
We do not charge a credit card processing fee, and we hope you will not need to cancel your reservations. However, if you must cancel, the merchant may charge us again for processing the refunds. Therefore, the CREDIT CARD PROCESSING FEE IS NON-REFUNDABLE.
For reservations less than 28 nights:
Cancellation at least 60 days prior to arrival date: We will refund the PAID amount, LESS credit card fee.
Cancellation at least 30 days prior to arrival date: We will refund 50% of the FULL amount, LESS credit card fee, assuming the reservation is paid in full. NO refund if the reservation is not paid for in full.
Cancellation LESS than 30 days: NO refund, NO credit.

We had a wonderful family vacay staying here! Hannah and Jackie were very quick to respond and help with any questions. Kids loved the pool and beach area. Beds were comfy and nice linens. Kitchen was well stocked and had good cooking pots, pans ect. We'd stay here again
This condo is wonderful! The space is very roomy with high ceilings, great furnishings and comfortable beds. The lanai is also wonderful, and we loved being able to open the doors up entirely to let the wonderful beach air into the condo. The beach toys closet is also fully stocked with everything a family of 4 needs for the beach.My only note is around the pool - travelers should be aware that the pool is a relaxation pool and does not allow floats or balls. While this was a bummer at first, we actually didn't need the pool because there are so many things to do in a short walk or drive.
Such a great spot with a great host; had everything we needed except maybe a four-slice toaster in the kitchen (we eat a lot of toast.)Really everything you need is nearby - though I do help someone convinces Black Rock Pizza to open up another restaurant closer to Waikoloa. If you've never been, do yourself a favor and go.
The host Hannah, and every aspect of this home was perfect. The attention to detail and anticipation of our needs was obvious and much appreciated. The home was stocked with the things we needed including a cooler and beach gear for our day trips. Hannah was responsive and we felt welcomed from the moment we booked. Highly recommend!
Amazing condo in Kolea at Waikoloa Beach. Has everything you need, very spacious 2 bed 2 bath. The beach club, with a swimming pool, a hot tub, and a workout room is right behind the beach. Hannah is a great host, quick to respond! Would definitely recommend!
Our family had a wonderful visit to the big island while staying at this condo for 8 nights. The location was amazing, the condo was clean and comfortable, and the owner was easy to communicate with the entire time. We would definitely stay again.
This was an absolutely amazing place to stay on the big island of Hawaii. The location was central to all of the activities we planned out. Access to the beautiful pool and beach was walking distance and took only minutes. And of course the views were spectacular too. Shops and restaurants were also really close by. This place definitely was fabulous.
We really enjoyed our stay. Great location and really nice condo. Very roomy and comfortable. The pool at the club was nice and easy access to the beach.

The property was as billed. The unit was in very good condition, nicely decorated, and near area amenities. The grounds were beautiful and the oceanside pool area was spectacular.
We had a wonderful time. The condo is very nice, well stocked with beach gear to borrow. Right in the middle of Waikoloa and near many awesome beaches.

Well done, Hannah. The property was located right on ABay with walkable access to the King and Queen Shops. Great pool. All the stuff for beach activities. Kitchen had all the spices and equipment for cooking. Very clean condo. We were very comfortable.
The place was perfect. Walking distance to the beach and restaurants. Hannah was very responsive to any questions we had and made the booking process very easy.
