This beautiful lakefront home sits on one of the best locations on Higley Flow, located at the base of the Adirondack Park - and is near popular hiking & snowmobile trails, including Higley Flow State Park.

A large and gently sloping lawn leads to water as well as patios, fire pit, grill and gliding swing. Enjoy 100' of waterfront and use of dock as well as 2 kayaks and 2 stand-up paddle boards

Big enough for the whole family to relax and enjoy 3 levels of living with great views. The top level features 2 bedrooms (one with a private deck), half bathroom and a loft area with a large chair that opens for additional sleeping. The loft has a desk for a dedicated office space, and is great for puzzles, games or curling up with a good book. The house has fast WiFi at 365 Mbps.

The main floor has an open floor plan with a modern kitchen, dining table that expands to seat 8 plus 4 seats at the island and living room. From the living room, sliding doors provide access to a large deck overlooking the water. Also on the main floor is a primary bedroom with sunroom, large bathroom with jacuzzi tub, and additional full bathroom with laundry.

The Game Room in the basement is fun for all with a pool table, Wii and Xbox 360. A half bathroom is also on the basement level.

Clean linens, bath towels, beach towels, toilet paper, tissues, paper towels, napkins, ground coffee and coffee filters as well as some spices and cooking oil are all provided.

Local colleges - Clarkson University, St. Lawrence University, SUNY Potsdam, SUNY Canton - are just 15-20 minutes away.

And there's so much to enjoy outside during all 4 seasons!
