Check-out instructions

The host requires you to complete the following before checking out:
Load the dishwasher
Gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights and lock the doors
Ensure all dishes and cookware have been thoroughly cleaned and stored. If a FEW items didnt get clean, leave those in the dishwasher. Leave the sheets on beds. Put used towels in the bathroom tub.
Lock all doors and windows. All appliances and AC is off. Ensure outdoor chairs and grill covers are on.
Take out trash and recyclables and put in bins on side of the house.
Failure to complete these may result in a negative review from the host.
Review the rental agreement on this listing for additional house rules. Renting of this property accepts all house rules an rental agreement terms.
This is a family neighborhood and respect of the neighbors and the noise restrictions must be adhered to. No indoor or outdoor loud noises after 10pm.

UCLA graduation weekend

Very comfortable and pleasant stay. House was clean and well stocked for your home away from home. Patrick was very responsive for any questions that we had. Close to everything and nice neighborhood. Definitely recommended!

Great family stay

My parents and cousins came to town for my graduation at CSUN. Patrick's place was great for all of us to just relax, cook together and watch movies all weekend. Awesome amenities, plenty of space, and great kitchen for family meals!

Lovely house

The house was very comfortable for my family with three large bed rooms. The furniture and decor was beautiful and very welcoming, the kitchen is well appointed with a large fridge and double ovens! I with my kitchen t home was as nice as this one!! Great neighborhood too.

Quiet pleasant oasis & well-equipped suburban retreat home in pleasant safe neighborhood

We were the parents & family ‘of-the-bride’ who all travelled a very long way to LA. As weddings can be chaotic (but oh so wonderful! ) occasions, I knew we’d need a quiet place to retreat to in between all the wedding events. Plus we needed good kitchen to cook in - specifically for a family member with food intolerances/allergies that could not eat out. The kitchen was perfect! This house is also just a short drive to some really great grocery stores that carry speciality items. For our family the location ideal. Host Patrick was always at the end of a text &/or message addressing any issues - & in a very timely manner too. When we return to Encino we will defiantly try to book this home again.

Great house in great location

This 3BR house was located in a quiet and family oriented neighborhood of Encino. Short minutes from shopping, restaurants and cafe. The neighborhood is very safe and great for afternoon walks, with easy access to trails on Balboa park. The house was clean, well organized and had everything we needed for our 13day stay. We will definitely comeback again! Thank you Patrick for being a great host and very responsive when needed!!

Nice property and neighborhood

Very nice home in a pretty quiet neighborhood. If you have a car and are visiting LA, this is a good place to be. It’s close to the 101 and 405. Grocery stores are close. Kids liked having their own room. Only minor complaint is that the listing says the futon converts to California King. It’s just a queen though. That’s not a big deal, but be aware that the listing is not right for that room. Otherwise, no complaints. Nice kitchen and laundry appliances. Bbq grill worked fine. Would stay here again for sure.

Great location, responsive host

Patrick's place was a great location: quiet, friendly neighborhood close to places we wanted to visit and easy to get to 101 and 405. Patrick was also very responsive. The listing could have some more up to date and accurate information. For example, the backyard furniture, which is the feature picture, doesn't look sharp, as the pictures online show. Not only are they sun-bleached but they are in need of replacement. Also, the listing indicated that there was a king-size futon but it was a single or double. Additionally, where that futon is located is not a separate room, as it doesn't have a door but a curtain. We were two families and we would have liked to know that the fourth bedroom listed did not have a door. Let alone a curtain that barely covered the door. The outdoor space at the house is lovely. The fan in the backyard didn't work for us, which would have been nice given part of our stay was during a heat wave. Patrick offered to have his people come to look at it, but we were on vacation, and didn't want to be disturbed. If you do stay here and are not a fan of plastic cups and plates, everything you put food or drink on is plastic, even the coffee "mugs." Some people don't care so it isn't a negative on Patrick but just a preference for some travelers.

Patrick was an amazing communicator and always checking in. The house was very comfortable and neighborhood was quaint and felt safe. The reason for 4 stars is because there are a few maintenance items that should be taken care of and the 4th bedroom was advertised with a twin bed, however, there was no twin bed. There was a fold out that could be added, but not a real twin bed. Not the end of the world.

A lovely home with a serene back yard in a pleasant, quiet neighborhood. The only problem was that on the last day we returned in the evening after a day at Disneyland to discover that the front door lock did not respond to our code. We could not contact the owner and neither could VRBO. It was no fun to have to find a decent hotel with an available room in an unfamiliar neighborhood after midnight. And then look for an all-night pharmacy for essentials. If you book this nice place, be sure you have a way to contact the owner in an emergency.

Spring Break in LA

Lovely home in a quiet Encino neighborhood. Just 5 minutes from restaurants and shopping on Ventura Blvd. with easy access to both the 101 and 405. About an hour to Disneyland on the weekend and 30 minutes to Universal, Santa Monica Pier, and Venice Beach during the week. Patrick was a great host; he responded quickly to all questions and even gave us access to the house an hour early when our flight landed ahead of schedule. Great property for our multi-generational traveling party (80s, 50s, and teens). Would stay here again.

Great quiet home close to studios

We stayed here recently on a trip to LA to visit some of the studios, Hollywood, Burbank, and Malibu. Great location if you are looking to stay in the northern end of the LA area. The home is beautiful and the backyard is a wonderful relaxing retreat. Would absolutely stay again!!
