Gorgeous brand-new 3 bed/3 bath townhome with 2 lounges, a south-facing private dip pool with conservation views (no rear neighbors!) and a stylish modern décor throughout! Located 9 miles to Disney World, this spacious home sleeps 7 guests and has access to a clubhouse, gym, communal pool, jacuzzi and games room. All bedrooms have their own bathroom and SMART TV. Maximum occupancy of 7 guests and a baby.

This stunning brand-new townhome has 2 lounges, a private south-facing splash pool with patio and conservation views (no rear neighbors!), a contemporary décor throughout and 3 spacious bedrooms, all with SMART TVs and bathroom. Located on the new Hidden Forest community 9 miles from Disney World!

The stylish open-plan living area has an L-shaped sofa, a 65 inch SMART TV and sliding doors out to the patio with private splash pool, sun loungers and seating.

The gorgeous kitchen has granite counters, stylish black steel appliances and a breakfast bar with bar stools. It is fully equipped for at-home dining with a dishwasher, oven/hob, microwave, coffee maker (jug and K-cup), kettle, toaster, crockery, utensils, blender etc.

The dining area seats 6 and is conveniently located next to the kitchen and breakfast bar with 4 bar stools.

Also on the ground level is an attractive queen bedroom with a SMART TV and direct access to a stylish bathroom with a shower, sink and WC.

On the upper floor you will find the bonus room lounge with sofa and SMART TV – fantastic to have a second living space for families to spread out and relax!

The beautiful King master suite is very spacious with a king bed, walk-in wardrobe, SMART TV and a stylish en suite bathroom with twin sinks, a shower and WC.

The third bedroom sleeps 3 guests with a single bed, plus a fun kids' bunk bed to sleep two children (bunk bed is not for adults, weight limit up to 100lbs per bunk bed), a SMART TV and is right next to the third bathroom with a tub/shower, sink and WC.

After a long day at the attractions, you will love heading home to enjoy your own private south-facing splash pool! The screened-in pool deck has sun loungers and comfortable seating. The splash pool (not a full-size pool) can be heated (pre-bookable optional extra) and a pool safety fence is also provided for families with small children.

This home has access to the neighboring community amenities which includes a clubhouse with a gym, games room with arcade machine and table tennis, swimming pool with sun loungers and a jacuzzi. It is an easy one-minute drive from this home.

This property has air conditioning throughout, Wifi and free local calls, a highchair and travel cot (pack and play) are included. There is a laundry closet with a washer, dryer plus ironing equipment. There is an assigned parking space directly in front of the home, plus you can park in any unnumbered spaces on the community.

IMPORTANT BOOKING TERMS:

STATE AND LOCAL RULES GUESTS ACCEPT WHEN BOOKING THIS HOME:
1. The maximum occupancy of the home is 7 guests plus a baby and this MUST NOT be exceeded at ANY TIME. Strictly no events or group gatherings that exceed the maximum occupancy. The Sheriff has powers to immediately evict all guests from any home breaking this rule, there will be no refund of any remaining nights and security deposits will be withheld.
2. Only Guests who are included in the reservation are authorized to stay in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy.
3. Resort and community facilities associated with the home are owned and operated by the HOA, any closures or limits at any time are beyond our control.
4. The maximum number of adults the home can accommodate is 5 adults as the bunk bed is for two children only up to 100lbs per child. Please be cautious with the use of the bunk bed - no bouncing or jumping off it. Use of the bunk bed is at the guest's liability.


OCCUPANCY:
THE PROPERTY ACCOMMODATES A MAXIMUM OF 7 PEOPLE AND 1 BABY (MAXIMUM OF 5 ADULTS). IF THIS RULE CANNOT BE FOLLOWED, PLEASE DO NOT BOOK THE PROPERTY. IF THIS RULE IS BROKEN, THE GUESTS WILL BE IMMEDIATELY EVICTED AND WILL FORFEIT THE FULL PAYMENT AND THE SECURITY DEPOSIT.

Sorry but this home is not suitable for young adult/student groups under the average age of 25.

No parties, gatherings or events are allowed.

No pets.

Strictly no smoking anywhere on the property including the pool deck.

This is a quiet neighborhood. Please keep noise levels at a low and polite level at all times. HOA enforced quiet hours from 10pm - 8am. If you are asked to keep the noise down you must comply.

PLEASE NOTE - There is construction on the next phase of homes within the community. It is NOT immediate to the home but you will see some construction as you drive to the home and you may slightly hear it from the property. There may be some noise from the work during the day. For those looking for a base to explore the area and not spending much time at the home during the day, this is a great opportunity to stay in a fantastic home at a discounted rate.

SUPPLIES PROVIDED:
All our homes are self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 2 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 bag per small bedroom bin and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT OPTION:
POOL HEATING IS OPTIONAL AND IS $35 PER DAY plus tax. MINIMUM CHARGE OF 3 CONSECUTIVE NIGHTS. Please book pool heat before your arrival. If you request pool heat after you have arrived, please note that it takes a full day to get to temperature and there is an additional $20 call out to come to the home and switch the pool heat on.

Pool heating is set to 87 degrees (please note, this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.

Please note that we cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Please note that all electric pool heaters have a safety ‘shut off’ to protect against freezing when the outside temperature is in the low 50’s. The heaters will not operate until the outside temperature rises above 52 degrees. This is not a fault with the machine, they are designed like this to stop them from freezing up.

Guests will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
