This home is located in Fleming Island, Florida which is a suburb of Jacksonville. The kitchen is fully stocked for your enjoyment and convenience. The dining area features seating for 8 guests. Relax in the living room, play board games, or enjoy your favorite programs on the Roku. Don't forget to bring your login information for your Hulu, Netflix, or Amazon Prime Accounts. There is also a TV in all three bedrooms with a Roku or Fire TV. The primary bedroom features a king size bed and en-suite bathroom. Both guest bedrooms feature a queen size bed. An additional guest could sleep on the couch. Washer and dryer available for your ease. The backyard is quiet, large, and fully fenced with a fire pit and fire wood!
Numerous restaurant, grocery, and shopping options are nearby. Doctor's Lake Marina and Knight's Marnina at Black Creek are each less than 10 minutes away. Golf courses abound. Wedding parties or guests attending a wedding at The Clay Theatre or Tucker's Farmhouse are less than 15 minutes from the venue.
This home is about 45 minutes from Jacksonville International Airport (JAX). Fleming Island is an easy drive to Jacksonville for a concert, sporting event, or sight-seeing. Endless beach options to choose from are less than an hour away, including historic St. Augustine.
You will have access to the entire property except for the garage and one closet in the master bathroom.
**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced.
**There is no parking on the street overnight per HOA rules, but the driveway can easily accommodate at least 4 vehicles.
House Rules
1) AGREEMENT Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests. Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your reservation accordingly. This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
2) GROUP SIZE The maximum number of occupants allowed per property is listed in the property description. Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight. If maximum capacity is exceeded, occupancy may be terminated without a refund
3)FAMILY RENTAL ONLY Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
4)FALSIFIED RESERVATION Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
5) PET POLICY Pets are Not allowed on property. If there is evidence of pets without disclosure, a $500 fine will be charged.
6) NONSMOKING UNIT Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. Or you will be billed a $500 penalty for violating the Smoking Policy. Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
7) LINENS/TOWELS/SUPPLIES/FURNITURE Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
8) DAMAGES / EXCESSIVE CLEANING Property Damage must be advised BEFORE departure. Failure to disclose may result in an additional charge.
9) When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival. This will give you access to the front door of the property. Additionally, names & ages of each guest are required in advance of your arrival; make/model of your vehicle(s) are required upon arrival. Maximum Occupancy of both persons and vehicles is enforced.
10) Quiet time is 10pm to 7am. Please respect the neighbors and remember this is a family neighborhood.
11) You understand there are security cameras outside the front door and garage with audio and video
12) You understand there is some small settling on the sidewalk/driveway. Please use caution while walking in these areas.
13) You understand the wood that is outside should not be used in the indoor fireplace. The damper must be open for 30 minutes prior to using the indoor fireplace.
14) MANDATORY monthly cleaning required for all stays over 30 days, at guest expense and paid through the resolution center. Cleaning scheduled every 30 days to maintain condition of property.
15) You understand this is Florida and you may see a bug or two. The home has regularly scheduled pest control services but seeing a bug in a home in Florida is possible. Usually you will see a dead one that has come in from outside and fell to it's pest control fate. There are many trees in the backyard and bugs/lizards come along with that.
16) You understand that pest control and lawn service companies may enter through the gate to the backyard with or without notice for regular maintenance. They are not always able to give notice depending on their schedule but their services should only take about 30 minutes and doesn’t require entry inside the home.
