ARRIVAL & DEPARTURE

Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.

Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issue

WOW Jean - You must LOVE Coffee! Unfortunately, having a 25 cup commercial coffee machine is not something we would provide. If that is something you require, we would highly recommend asking in advance of your host or bringing it with you. As in our listing, we have an XL Keurig. In our 2 bathrooms, we have the standard # of towel racks but can certainly take a look. We do regularly clean the outdoor table, but it is outdoors and pollen season, which accumulates quickly. We always recommend wiping it off before using it. We will definitely check on a corkscrew as we have several extras - and would have been happy to drop one off if we had known you weren't locating one. Christmas Vacation

The house was as advertised. Owners had decorated very pretty for the holidays. The neighborhood is very quiet and felt very safe. Overall, we enjoyed the stay, however we are more satisfied with bigger beds and more modern bathrooms. It was our best choice for a last minute getaway!

Quiet neighborhood clean property

I was in Florida on business for two weeks and looking for a home close to Thrasher-Horne center because I had to be there at 6 am each day. This property was perfectly located and allowed me to drive less than six minutes to get there. The home is older, but was very clean. There were plenty of linens, and a working washer dryer. Kitchen was adequately stocked with appliances, spices and serving ware. The living room furniture and the bed were comfortable and also clean.

Quaint Ranch for family visit

Several of my family members live in Orange Park, where there aren’t a lot of great accommodations for a family of five outside of cramping into one hotel room! I was pleasantly surprised to find this spacious, clean, ranch right in the Lakeside area. Definitely recommend it if you are visiting Doctors Lake or Fleming Island. Not a lot in the way of creature comforts, but 2 Roku, a big backyard, TVs, four beds and plenty of couches to sit on! And great option if you are looking for a place to relax in between family activities and outings!

Rainey House - Orange Park

We were exceptionally happy with the Rainey property. The house was located in a very quiet residential area and very close to a walking path adjacent to the lake. The house was spotless upon arrival, we had every amenity we needed, and the lawn was cared for every week. The large back yard was completely fenced and perfect for our two dogs. The living room furniture was new and very comfortable, as were the mattresses. The location was a five minute drive from stores and services and it was within driving distance of many daytrip options. If we had a question or a need, our hosts got back to us immediately and were extremely helpful. It was truly a home away from home for our 7 week winter getaway!

Not clean! Outdated property!

I have pictures of how dirty the master bath was!!! A whole bunch of things needing repair but, the host is more concerned about people smoking OUTSIDE the property! Absolute joke for the obscene amount of money that I paid for 3 nights!!! Also, VRBO had me edit my review so now, I will be requesting a refund on my credit card because of this. Be warned!!!

Thanks for sharing this 3+ months after your reservation for the 4th of July. We did not know of any requests for your review to be redone, you would need to speak with VRBO on that. We are unaware of any issues from your stay with us because we never heard from you at all. We have photos from both our arrival inspection that was completed within an hour of your arrival - as well as photos from immediately after your departure. That is part of our regular process for all of our reservations. We do not show any cleanliness concerns at all with the home. You never asked any questions about smoking outside of the property and in fact, we even have an ash tray bin on the front porch for use. This is a very odd review, especially considering your sister is our neighbor?? We will trust that our future guests can see from reviews from before & after your stay - that cleanliness was noted as a highlight of our home. Low Quality, but covered basica

It was fine and we chose it for the location factor. There were only 4 towels provided for the house despite the listing claiming it sleeps 6. Nothing beyond the basics was covered. Once you look in the corner or at doors, you can see where the cleaners overlook. The window covers were again just bear basics and do not block out the street lights in the front yard. The front wall is entirely window with missing blinds. There are signs posted around the house about additional maintenance charges or furniture repositioning fees indicating the owners are seeking additional up charges. Commutation is not done through the listing site, the outsource to a third party which sends information to your email - their emails do not contain any keywords to connect to the booking so information is hard to find.

VRBO is a booking platform, not the owner or manager of the property and we advise in the confirmation message that we send on VRBO that all future communications would be coming directly from us, the host, via email. That included verification and reservation ID. That is why there is a host section for every listing, so guests can be aware of who they will be hearing from. We set everything up based on the # of guests it is booked for - and in this case, you booked for 3 guests, which we asked you to confirm and you did. We have also verified with our arrival inspection photos/video that not only were there bath towels left under the sink in each bathroom - but we left more on each bed. We do have window blinds on our windows, including the front picture windows. If you require room darkening blinds, it is definitely a feature you should use in your property search or verify with the host before making the reservation. We do our best to fully describe our home in our listing description and photos as well as detail all of the terms in the booking agreement - all of which is provided prior to a guest booking with us. Signage in the home is simply a reminder of what was already described in the listing. We always encourage guests to fully review any property listing before making a reservation and definitely ask questions! Thank You!

Excellent stay!

Checking in and out was smooth and easy. We had a great stay! It was awesome we could park the car in the garage, the beds were comfortable, good wifi, and there was plenty of space and complimentary comfort items. It was an excellent location for house-hunting in southwestern Jacksonville area. We loved it! Highly recommend as a home base for activities at Doctor’s Lake, St. John’s River, or a Jacksonville staycation.
