The Hidden Gem of NWA is a newly remodeled 3 bedroom 3 bath home in the heart of Bella Vista. The home features many one of a kind custom touches. 2 bedrooms and 2 full baths on the main floor - each have private balconies overlooking Lake Avalon. Enjoy coffee or happy hour in the serene screened-in porch. The amazing Tanyard Creek Nature Trail is < .5 mile hike away. Or hit the Little Sugar MTB/hike trails right from your doorstep! Impeccable location; < 15 min. to downtown Bentonville.

Our home offers a beautiful lake Avalon view. Enjoy morning coffee on the screened in porch overlooking the lake or walk down to the private dock and relax in the Adirondack chairs. If you’d like to get out on the water, the kayak or paddle board are available to take you over to the other side of the lake where the beach access is!

Remodeled walk-out basement overlooks the lake and features living room, bar area, full bath, and bedroom.

-Pack n Play, high chair, kid's toys/books, and baby gate available.
-Safe bike storage available
-Game table, with multiple board games downstairs
-2 TV's brand new in 2021

Guests have access to the entire house including the private dock.

Trail access ~100 yards right from the front door!!

Note: The driveway is steep! Especially if you’re not familiar with the Northwest Arkansas region you will find it quite steep (it’s normal for the area). Your vehicle is more capable than you think :) No one has ever had trouble getting up or down it. However, in the Winter months, if we have rare ice, we do advise parking “up top” and carefully walking down the driveway.

Other things to note
Bella Vista lakes, pools, the beach at Lake Avalon, and recreational facilities are all private for members and guests of members. Want to use these facilities? Let us know 48 hrs before your stay so we can properly get you guest passes.

No pets, no parties. Quiet hours after 10pm, per city rules. We kindly ask you to not wear shoes inside. No glitter, confetti, or "slime".

You are 100% responsible for your own safety in and around the water and on the property. To avoid damage fees, hang wet items to drip in sinks/tubs.

Guests must follow ALL check-out procedures that are noted in the hand-book inside the home. Failure to complete may result in an additional $50+ fee.

We just stayed here with our family of six and loved it! It was our first time to visit the Bentonville area, and this location was convenient for all of the different things we wanted to do. The view of the lake was beautiful and we loved the easy access to the water. We also loved the easy access to the Tanyard Creek trails. It was clean and well-stocked. Plenty of extra towels, blankets, etc. We would definitely stay here again the next time we visit NWA!

We stayed at Annie and Trey’s place for a family wedding, and it truly felt like a home away from home. From the moment we arrived, everything was spotless, welcoming, and thoughtfully prepared. The house had everything we needed — comfortable beds, a well-stocked kitchen, and plenty of space for everyone to gather, laugh, and unwind between wedding events.Annie and Trey went above and beyond to make sure our stay was smooth and enjoyable. The host seemed somewhat apprehensive on the site, as though they had had bad experiences. We are careful, so we were not discouraged. We enjoyed our stay. They need a new can opener and a smoke detector replacement.

We stayed over Labor Day weekend. The home is lovely. Better than the pictures. It is modern and clean. It was spacious and has plenty of room for 2 adults and 4 kids. It is right on the lake with steps down to the dock! We enjoyed using the kayaks and stand up paddle board. We loved sitting and relaxing in the screened in porch. One afternoon it rained and we just relaxed out there. It was peaceful. We drove over to the Beach club and spent an afternoon playing sand volleyball and swimming. We loved the area. So close to hiking and a quick drive to Bentonville. We would definitely choose this property again! Annie and Trey were very kind and responsive.

Quiet Lake getaway!

This lake is was great for our families needs. We like a more quiet vacay and this was wonderful for that. There is a noise restriction in place and while you have neighbors they aren't at arms reach. The house set up was perfect for us and our three kids. The outdoor furniture could be updated to be a bit more comfortable. the screened in porch area is a great idea but was filled with spiders/webs in every nook and corner. The access to hiking trails was amazing and I ran trails almost every morning. I loved their recommendations book and did check out several suggestions. I also appreciated that they have basic spices and even some sugar/flour/oils to avoid over purchasing those. I would definitely come again just maybe suggest giving a good cleaning to the screened porch.

Loved This Lake House

We loved our stay on the lake in this beautiful house. Plenty of room for our family of five. We enjoyed spending time on/around the lake and hiking in the area. We were also able to be in downtown Bentonville in 20 minutes when we wanted to go out on the town. Everything was great, and next time we stay in the area this property will definitely be on our list.

Great Property/Location!

We had a great stay at this property. The house is lovely, clean, and the number of bedrooms was great for our family. With two small children, having a third bedroom in case the kids weren't getting along at bed/nap time was a great contingency. Bella Vista in general is very convenient with a number of trails/lakes/streams, playgrounds, attractions, and varied restaurants/grocery stores within convenient driving distance. Tanyard Creek in particular was fantastic! The proximity to Bentonville also provided some great options for activities. The hosts were responsive and helpfully facilitated Guest Passes for us for the Bella Vista Property Owners Association amenities. The closet of children's toys/games and selection of water toys/flotation devices was also appreciated. The lake access and private dock/platform on the water was wonderful.

Quiet, lake front home with great master bedroom and fully stocked kitchen

We had a great time kayaking (we brought our own 2 person inflatable. One on the property is a 1 person kayak), sitting on the dock fishing and enjoying our meals. Bugs weren't bad for us. Plenty of small bass but didn't bite very much (Most other fisherman were getting skunked as well! haha). Couple spectacular sunsets. Master BR and bath were awesome (didn't use any of the other rooms as it was my wife and I only). Kitchen is really stocked with spices and bags/foil/saran wrap which you don't see at some other places. Other furniture in the LR, kitchen, outside patio could be updated but functioned just fine. Really needs a true BBQ, that would help as well as the "flat grill" grills a bit differently. Overall a nice place for 5-6 days of kayaking the 6 different lakes and hiking the beautiful walk areas.

Epic Lake House

Great Location! Kitchen and bathrooms are all updated. The process of check in/check out was very simple and we had an amazing experience with our family for our 1st trip to the area. We will be back to this property!
