FLOOR-BY-FLOOR DESCRIPTION
Main Level: The first floor is designed for gathering, offering both a formal sitting room and a comfortable living room with a large screen TV. The well-stocked kitchen has everything you need to prepare home-cooked meals, with a dining area that seats 6 and an additional folding table for extra guests. Step through the 4-season room to the screened gazebo—the perfect spot for morning coffee—or head out to the fenced-in yard, which provides plenty of space for yard games and your pet to roam.
Second Floor: All four bedrooms are located on the second level for added privacy. The primary suite features a Queen bed, TV, and a private bathroom with a shower, tub, and walk-in closet. The second and third bedrooms both offer Queen beds, while the fourth bedroom is a versatile space featuring a Bunk Bed, an additional Twin bed, a Queen bed, and a TV (with an extra twin mattress stored under the bunk). A shared hallway bathroom with a shower/tub combo serves the guest rooms.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.
STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.
MISCELLANEOUS
-The maximum occupancy is 11 people.
-There is parking for 2 vehicles.
-This home is pet friendly and will allow up to two dogs, for an additional fee of $250.00 per dog.
-No smoking, vaping, or events are allowed.
-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.
-The property owners we represent do not permit reservations for groups under the age of 25.
DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.
